The Space:
This stunning 3 bedroom, 5 bathroom luxury mountain home offers breathtaking views of the Rio Ruidoso! Nestled in historic Upper Canyon, the location offers a quiet and relaxing escape. The rich history of THE RIVER HOUSE is truly special and evident in its design and construction. Purposely built to take advantage of the 200+ feet of riverfront for a harmonious blend of nature and chic-casual mountain luxury. Professionally decorated with upscale furnishings, finishes and gorgeous textures, it's a feast for the eyes when combined with the exterior landscape and beauty of the river and forest.
The home has three ensuite bedrooms each with private bathroom and 2 half baths. 0.38 acres of forested land and river frontage. One level for easy access, with river, canyon and wooded views from nearly every room in the house. Multiple seating areas inside and outside, 3 dining spaces, bar/ lounge with TV and wet bar, Sonos sound system, gourmet eat-in kitchen with separate butler's pantry. Outdoor terrace along the river with hot tub, outdoor heating, and weather awnings make this a wonderful space for entertaining!
The Space:
GREAT ROOM
As you enter the main house you will be wowed by the gorgeous decor, attention to details, and views of the river beyond. Soaring wood-beam and barreled ceilings, lovely textures and rich fabrics, genuine Saltillo tile floors with plush rugs, and unique art and furniture are a welcoming setting and a taste of what's yet to come! To the left of the entrance is the formal dining with seating for 6 and casual sitting area to the right. The great room offers ample seating to relax and get cozy by the gas fireplace. Huge glass doors and windows bring in natural light and take advantage of the views of the river and woods. Just off the great room is a convenient powder bath.
KITCHEN & SITTING AREA
The open floor plan flows effortlessly to the gourmet eat-in kitchen. Generously equipped, it is a chef's dream! Featuring an island cook space with Kitchen Aid induction electric cooktop and under counter microwave, miles of custom stone countertops, RO water filtration system, double sink with bay window view of the river, dishwasher, huge built-in side-by-side refrigerator, and eat-in peninsula with seating for 6. The sitting area makes a cozy spot to hang out with plush seating, gas fireplace and TV. Adjacent to the kitchen is the breakfast area with seating for 6 and looks out to the river. Glass doors offer access to the propane gas grill and terrace.
BUTLER'S PANTRY
Adjacent to the kitchen, the huge butler's pantry features ample counter space, prep island and storage, KitchenAid double ovens, KitchenAid French-door refrigerator, snack station and coffee bar with Keurig combo drip & k-cup coffee maker, toaster, icemaker, huge double sink with commercial grade fixtures, full size stacked washer and dryer, built in ironing board, cleaning supplies, and powder bath. Also stocked with plenty of dishware for outdoor use. The separate service entrance offers the ideal setup to unload groceries or for delivery services.
THE "TACK ROOM" BAR
The ideal spot for cocktails and brews! Why mess with the crowds in town when you've got your own lounge at THE RIVER HOUSE. It is hard to leave this swanky space! Handsomely decorated, it's a tribute to our famous Ruidoso Downs Racetrack and All-American Futurity. Featuring a wet bar and wine chiller, custom drinkware with THE RIVER HOUSE logo, glassware and barware and high-top table. Martini in hand...kick back in the cozy leather tufted chairs around the TV to watch the big game!
OUTDOOR SPACES
THE RIVER HOUSE was designed to take advantage of the 200+ feet of riverfront along the banks of the Rio Ruidoso. Relaxation and tranquility await! The covered back terrace sits just above the river. Enjoy the sounds and views of the rushing waters, tall pines, canyon, and mountains. The local wildlife frequent this area and you're sure to be greeted by passing deer, elk, other woodland creatures. Plenty of seating spaces including lounge area with fire table, high top table, and extra seating for guests. The upper terrace features a sparkling 6-person HOT TUB! The terrace is equipped for your year-round enjoyment with built in heaters and power awnings for protection from the elements.
SONOS
THE RIVER HOUSE is equipped with sound system throughout the main house and outdoor terrace. Simply download the app to access the owner's custom playlists or thousands of others! The volume can be controlled in every room.
SLEEPING SPACES
As you step into the PRIMARY EN SUITE, this inviting and cozy space just oozes luxury with plush rugs, king size bed with dreamy linens and pillows, beautiful artwork and furnishings, gas fireplace and sitting area. Large windows offer lovely views of the river and woods. Step through the French doors to the dedicated office space with desk and seating and surrounded by windows that look out to the Rio Ruidoso. The bar cart is set up for cocktails when your workday is done! Exterior doors access north side of the property and the long promenade along the river to the back terrace. The private bath offers dual vanities. One with sink, ample counter space and storage, the other is a sit down vanity with storage and TV visible from either vanity and huge the walk-in shower. Fluffy white towels, hair dryer and toiletries are provided for your use. Two private water closets, one with toilet, the other with toilet, bidet, and jetted tub for private relaxation after a long day of skiing or shopping. Step through the double doors past the shower to the massive closet with plenty of hanging space, shoe carousel, and island dresser.
The main house GUEST BEDROOM is just a couple steps up from the great room. Beautifully decorated, it features a king bed with luxury bedding and linens, sitting area, desk that functions as a work space or makeup vanity, closet and dresser with TV above. The large glass doors offer views of the river and woods and access to the upper hot tub and lower riverfront terraces. The private bath features single sink with storage and back lit mirror, walk-in shower, plush towels, hair dryer, toiletries, and luggage storage space.
THE "STUDIO"
An absolute dream, the STUDIO is a separate space from the main house for 2 guests. Surrounded by a bank of windows, it sits perched above the Rio Ruidoso and feels like the river flows under the studio! Located on the upper terrace near the hot tub with access from the main house or the breezeway from the front parking area. 2 entrances by way of large sliding glass doors with privacy shades. The studio is a welcoming and relaxing space with king size bed, wood burning kiva fireplace, kitchenette with small refrigerator and coffee bar set up with Keurig coffee maker. Step up through the walkway to the sitting area with TV, dedicated work space and built-in cabinets with tons of storage and hanging space. The private full bath has a walk-in shower, single sink vanity with ample storage and counter space, toiletries, hairdryer, and plush linens.
PARKING AND ACCESS
Immediately left of the main entrance is a gravel parking area with carport and manually operated security gate. There's space for 2 vehicles under the carport and a walkway that leads to the studio and back terrace. There's space for other vehicles to tandem park. A small gate leads to the stone walkway up to the front door. To the right of the front door is another gravel parking area with space for 2 vehicles. Ideal for loading and unloading, there's a separate path that serves as a service entrance and accesses the exterior door to the butler's pantry.
GUEST ACCESS
Keys are required for the main house, butler's pantry, and studio and accessed from the lockbox for hassle free self-check in. The code to the lockbox is provided after confirmation and completion of guest check in form.
Guest Access:
SELF CHECK IN: Access code for the lock box is EMAILED to the reservation holder w/in 48 hours of arrival. Be sure to complete your guest check in form after booking and provide your email address and contact phone.
DIRECTIONS AND CHECK IN INSTRUCTIONS: For the privacy of any staying guest, physical addresses are not provided until booking and confirmation is complete. .
DIGITAL GUESTBOOK: Directions, check in instructions, and everything you'll need to know are available provided in the digital guestbook! The link is sent via email after booking and completing your check in form. We'll also send via SMS text message prior to arrival.
ACCESSING THE HOUSE: There are 2 parking areas. Immediately on the left is the main parking area and accommodates 2 vehicles. The carport is open for guest use and the privacy gate will remain open for the duration of your stay. An additional gravel parking area is just to the right of the front door. 2 walkways lead to the front door or the butler's pantry exterior door (unlocked only from inside). Guests have full access of the home except for any locked doors that are for owner access only.
RIVER RULES: Swimming and wading are NOT permitted in the river. This is for your safety and protection of the river environment. The side yard is fenced. Do not climb over the fence to access the river.
