Casa San Juan - Beachfront Villa, Sian Ka'an - Tulum

Once an old coconut plantation, this villa represents the Mexican Caribbean at its fullest. This property has been owned by the same family for over 60 years and has been enjoyed by four generations of our family.

If you are looking for is a property with absolute privacy, surrounded by nature, pristine waters and white sand, our property is what you are looking for. With more than 900 linear meters of private beach and lagoon, this property is excellent for people looking to disconnect, live in the present and spend time with family and/or friends.

The cleaning service is everyday and free of charge, our staff will only be hoping for a nice tip and will help you with anything you need.

For our guest convenience we offer a optional meal plan that includes breakfast, snack, lunch and dinner all served and prepared by our home chef, this service has a cost of $80usd per person per day and $35usd for kids from 5 to 9 years old, all meals to be chosen before our arrival from a fixed menu I will send you once the booking is made. This service doesn’t include beverages, just water gallons, coffee and ice.

Some of our guests rent a car so they can move around if needed but we also offer a transportation service in a 12r people Van for $700usd (round trip).

We can arrange for you a beautiful tour throughout the lagoon canals where you will be able to admire the abundant wildlife the Sian Ka’an Reserve has to offer. Also, we can arrange bottom and fly fishing tours.

The house has 6 rooms, each one with its own bathroom and A/C (the air conditioning is turned on at night for a period of 12 hours, if you want additional hours it costs $12usd per extra hour).

The house has a kitchenette inside and another fully equipped kitchen.

The property has private common areas such as a swimming pool, sunbathing area, volleyball court, dock in the lagoon, campfire, children's play areas, hammocks and more.

We are located at the Sian Ka’an Biosphere Reserve, the property is 19miles south of Tulum’s hotel zone.
