About this property

Villa on River Road - First House Front Row - Tube from your Front Door!

Our home has 4 bedrooms and 3 bathrooms, a large eat-in kitchen, and a full outdoor kitchen on the bottom level. We are house #1, right in the front row. Walk out the front door to the picnic area or jump right in the river.

River Road Villas (the subdivision you'll be located in) are located on the Guadalupe River, 20 minutes from downtown New Braunfels on River Road between the second and third river crossings. Enjoy the scenic view and beautiful 100 plus feet of direct river front right out your front door!!

Tube rental and shuttle service is provided next door. You can enter the river here and exit at a variety of places up and down the river and be returned to the property.

Also if you enjoy live music, our house is only a short drive to River Road Ice House & Gruene Hall. If you are a lover of antiques, the home is less than 20 minutes from the towns of New Braunfels and Gruene, which provide antique shops as well as many unique shops where artisans sell their wares.

Great place to stay on the river!

Great home with direct access to the river, in a gated community. Plenty of room for everyone to sleep comfortably and offers two kitchens and two decks.

Best place to stay on the river!

This house had everything we needed. But, the greatest thing about it is you are steps away from the river, you can watch your children playing in the river from the cabin and you can float right up to the cabin from you floating the river trip. We will be returning next Summer!!!

We make this trip every year, and this location on the river is by far our favorite spot. This cabin is perfect for soaking up all the beauty and fun the Guadalupe has to offer, and the rental experience was top notch. We will definitely be returning again next year. Thank you for having us!

Good Location and setup for families

We enjoyed the house and being right on the river. Outdoor kitchen was great and even had a tv. Wish there were more skillets and knives, but otherwise stocked. One bedroom and bath are on the first floor and the master has an ensuite bath. The other 2 bedrooms which have the most beds share one bath. Good setup for 2 families.

Awesome River House!

This is the 2nd year my friends and I have stayed at these villas and we will continue to come back. This house is right off the river and between two tubes outfitters so is very convenient. The house was clean when we arrived and the set up is perfect. If you are staying on the Guadalupe and would like a nice place to stay this is it.

Always a Blast!

This is the second time we stayed in the Villas. We rented both Villa #1 and #2 because we have a large group of friends. The Villa was very clean and as a bonus, the linens on the beds were provided. Previously, everyone had to bring their own, so that was a nice upgrade. I would highly recommend staying here and will do it again. Thanks!

Villa 1 is the best spot in the complex. Beautiful view. Loved the patios and nice sized beds for all. Woulda given a 5 star, but the wasp nests were a bit problematic and the cleaning crew missed stuff (food left to rot in the downstairs oven, spiderwebs clinging everwhere, small trash items under all the furniture). I booked for next year. If ya clean up a bit better and blast the wasps nests before our stay, I would happily upgrade to 5 stars.

Great vacation area.

Breathtaking views from the porch. Peaceful, relaxing environment or you can do fun activities with the family ( rafting, swimming, fishing, lazy strolls on the rivers edge). Sunsets are gorgeous. Rental property was great, well maintained, spacious with a rustic theme. 2 kitchen, grilling area on lower deck and full entertainment area. Awesome place to have fun!!! Scenic drive to the property surrounded by hills that resembles mountains, Gudalupe river, switchbacks (wInding roads) and lots of grazing deer. We named it " God's Tapestry". Awesome!!!!!

Right on the river!

The house was beautiful, location especially, no obstructions from the river view. The downstairs kitchen was the cherry on top and gave us plenty of room to hang out after a long day on the river. The cleanliness was much better than expected since reading past reviews, however both refrigerators/freezers needed to be wiped down. There were some drops of something in both the up and downstairs fridge/freezer. The kitchen had everything we needed to cook three meals a day, even measuring cups, which was awesome. The management team was very responsive and just a short text away with lightning fast response times, almost immediate. Even before our arrival, I had some questions about what we would have on site and they were very helpful and kind. Only reason I couldn't give it 5 stars was that linen isn't provided. It's such a great convenience when you don't have to worry about bringing pillows, towels and blankets in an already packed full vehicle. We WILL be back next year and we can't wait.

Great place but very, VERY dirty!

I never leave reviews. But, I felt it was absolutely necessary after staying here. We loved the location. We loved the outdoor kitchen. We loved the spacious living area and the bed set up in the bedrooms. The beds were comfortable. However, this place was very, very dirty. The floors made the bottom of our feet black and were absolutely filthy. There is NO way this place was cleaned professionally before we got there. If your cleaning lady says it were, you need to fire your maid because she’s stealing money from you. The toilets had rings around them and very clearly hadn’t been cleaned in quite some time. The bathroom counter had a hair tie with hair stuck on it laying on counter and long dark hair in sink. The bathroom had NOT been cleaned since the last people stayed there. We had to empty the dishwasher when we got there. The “clean” dishes on the kitchen counter were also put away by us when we got there. I would think a cleaning service would’ve done that. It didn’t smell clean, not even a little bit. There was a package of moldy beef jerky under edge of the bed. The kitchen counters had sticky spots and dried food on them like they hadn’t been wiped down in weeks. There were several buckets of old charcoal outside by the grill that had been rained on and filled many many times. It was extremely unkept. We brought our own linens and towels and that didn’t bother me. Although, you’d think for 500/night it’d at least be clean. We were given the door code but had to call for the gate code when we arrived. It seems this should’ve been in the check-in information. We had a great time on the river and cooking out. The overall layout of house is great but it was very disappointing to stay in such a dirty place. Something needs to be done about this. I neglected to read the individual reviews before booking. After looking at them now, cleanliness is obviously a common complaint about this place. It’s unfortunate because it’s a beautiful house in a beautiful location.

Good location for large gatherings

As far as location goes, it's great. The house backs to the river and has a shared backyard for the 10 unit gated community. The downside was that you had to bring everything with you, which made packing that much heavier. The photos should be updated with no pillows and blankets on the bed since that's not provided. You have to bring kitchen towels, hand towels, all your linens, hand soap, literally everything. And the kitchen amenities there were not the best and barely operable. The patio is the best part for hanging out and relaxing. However, when we arrived the outside was still dirty with trash cans filled with standing water and trash on the ground. If there are maids at the house, they should also tend to the outside. The communication was great and the owner responded quickly. Would definitely book again, but not a huge fan of having to bring basic amenities like sheets, towels and soap.
