We had a great vacation on Lake Anna and thoroughly enjoyed the house. Plenty of bedrooms and bathrooms to fit our large family. We loved the dock and spent lots of time on the porches and in the water. The house was clean, beds comfortable and we all enjoyed the huge basement and pool table. Home could use fresh paint and carpets. The upstairs AC unit was not producing cool air when we arrived and the upper level was very warm. We reached out to the property managers who contacted an HVAC company which arrived 24 hours into our stay and replaced a broken part. AC was fixed and very comfortable for the rest of our stay.
We were very disappointed with our stay at this property. The biggest issue was that there was no hot water during our visit. When we reached out to the host, she initially claimed we didn’t even have a reservation and then ignored all further attempts to resolve the issue. This lack of professionalism and unwillingness to address such a basic necessity made the experience extremely frustrating.Beyond that, the property itself is not well maintained. The house is old and dirty, with cobwebs along the walls. The basement refrigerator barely works—it took more than 12 hours just to get drinks cold. The boat ramp ladder is broken and was dangerously “fixed” with ropes holding it together.We could have overlooked some of the property’s shortcomings, but the host’s refusal to take responsibility for the lack of hot water is unacceptable. For that reason, we are leaving a one-star review and would not recommend this rental.

The truth is that this guest sent us messages outside of VRBO from a different name and our response was that "these messages seem like spam. If you are an actual guest please message us through your reservation or call us directly" We never heard back UNTIL they reached out to VRBO after check out to ask for a refund because of no hot water. We would have gladly helped had we been contacted correctly. We had no way to know that this was a legit inquiry and had there really been no hot water, it would seem that the guest would call the number posted in the house, in the guest binder or message us through VRBO. VRBO indicated that they were in agreement with how we handled the matter. If it was a legitimate complaint, it's unfortunate that it was handled this way. Best regards.
