Each of the five spacious bedrooms is designed for relaxation, offering premium queen-size beds, plush linens, and natural light. The master suite stands out with its spacious en-suite bathroom and serene atmosphere.

Perfect for families, groups, or wine country explorers, this home comfortably accommodates up to 16 guests.

Guest Access:
Guests will have exclusive access to the entire home, including the hot tub, game room, and outdoor areas. There are no shared spaces. A check-in code will be sent one hour before arrival for smooth, self-service entry.

Your safety and comfort are our top priorities. For peace of mind, outdoor security cameras are installed around the property. No indoor cameras ensure your privacy throughout your stay.

** HOUSE RULES **

➤ NO SMOKING:
Smoking is strictly prohibited anywhere on the property. Violations will result in forfeiture of the security deposit and a $1,000 de-smoking fee, which includes ozone treatment to eliminate odors.

➤ QUIET HOURS:
To maintain peace in the neighborhood, no loud music or outdoor gatherings are permitted after 9 PM. A warning will be issued for excessive noise, but repeat violations will incur a $250 fine and may lead to eviction without a refund.

➤ CHILD-FRIENDLY HOME:
Our home is thoughtfully designed with families in mind and is child-friendly to ensure a safe and enjoyable stay. The kitchen drawers are equipped with child locks for added safety.

To open the kitchen drawers:
- Open the drawers slowly.
- Push down on the black child lock tabs to release the lock.

We hope this provides peace of mind for parents while maintaining convenience during your stay!

➤ GUEST COUNT:
Please provide the accurate number of guests staying at the property. Any unregistered guests will be charged $50 per person, per night starting after 9 PM.

➤ NO PARTIES OR EVENTS:
Unauthorized events or parties are strictly forbidden. A $1,000 penalty will be applied, and the reservation will be canceled immediately without a refund.

➤ PETS:
Pets are welcome but must be disclosed prior to arrival. A deep cleaning fee ($100/night) will apply to ensure the space remains allergy-free. Undisclosed pets may incur additional charges.

➤ TRASH DISPOSAL:
Please separate and dispose of trash in the provided bins throughout your stay. Before check-out, ensure no trash is left inside. If your stay includes Tuesday, please place bins outside for Wednesday collection and return them after.
- FOOD DISPOSAL NOTICE: Do not put food or waste down the sink. Clogs caused by food particles will result in a repair fee of $500 or more. Use the provided trash bins for disposal.

➤ TAMPERING WITH SECURITY DEVICES:
Tampering with or disabling any security cameras, smoke detectors, or monitoring devices is strictly prohibited. Violations will result in a $500 fine, and you may be asked to vacate the property without a refund.

➤ EARLY CHECK-IN / LATE CHECK-OUT:
Early check-in or late check-out is available upon request, subject to availability, for $50 per hour. Unauthorized check-ins or late departures will incur a $100 per hour charge.

➤ PARKING:
You may use the garage, driveway or street parking. Please adhere to local parking regulations and avoid blocking the sidewalk. Refer to the house manual for detailed parking instructions.

➤ CLEANLINESS:
Kindly keep the space clean and refrain from wearing shoes indoors. If furniture is moved and not returned to its original position, a $100 fee will apply.

➤ DOORS:
Always keep doors closed to prevent pests and animals from entering.
- Important: Only lock doors with the provided PIN codes. If a locksmith is required due to locked doorknobs, you will be responsible for the associated fees.

➤ WATER & ICE NOTICE:
The water and ice dispenser on the refrigerator are not available as a guest amenity. We recommend bringing bottled water or using the available kitchen essentials for your convenience.

➤ FIREPLACE:
The fireplace is for decorative purposes only. Please do not attempt to light fires under any circumstances.

➤ LANDSCAPING NOTICE:
Scheduled Time: Bi-Weekly
Please don't be alarmed if you notice someone in the backyard. My landscaper visits bi-weekly to perform maintenance and cleaning tasks in the yard, ensuring it's in perfect condition for your stay.

** HOT TUB MAINTENANCE **

Scheduled Maintenance:
Our technician performs routine hot tub maintenance every Thursday afternoon to ensure it’s clean and ready for your enjoyment.

** HOT TUB RULES **

➤ HOT TUB HOURS:
The hot tub is strictly closed from 9 PM to 8 AM to observe quiet hours and respect our neighbors. Please plan your use accordingly.

➤ SHOWER BEFORE USE:
To keep the water clean, please shower beforehand to remove lotions, oils, or other substances.

➤ CHILD SUPERVISION:
Children under 12 must be accompanied and supervised by an adult at all times in the hot tub.

➤ TIME LIMIT:
Limit each session to 15–20 minutes, taking breaks to avoid overheating.

➤ TEMPERATURE:
For safety, do not adjust the hot tub temperature above 104°F.

➤ NO GLASSWARE:
Glass items are not allowed in or around the hot tub. Please use plastic or shatterproof containers.

➤ NO DIVING OR JUMPING:
The hot tub is shallow—jumping or diving is strictly prohibited.

➤ OCCUPANCY LIMIT:
The maximum capacity is 5 people at a time.

➤ NO ELECTRONICS:
Keep electrical devices like phones or speakers away from the hot tub to avoid safety hazards.

➤ PREGNANT WOMEN & ELDERLY:
Consult a doctor before using the hot tub, as high temperatures can pose risks.

➤ STAY HYDRATED:
Drink water before and after using the hot tub to avoid dehydration.

➤ WEAR SWIMWEAR:
Only proper swimwear is allowed in the hot tub—no regular clothing or underwear.

➤ NO PETS:
Pets are not allowed in the hot tub for safety and cleanliness reasons.

➤ KEEP IT QUIET:
Please keep noise levels low, particularly in the evening, out of respect for the neighbors.

➤ AFTER USE:
When you’re done:
- Turn off all high jets.
- Adjust the temperature to 80°F.
- Replace the cover to maintain cleanliness and temperature.

➤ Hot Tub Maintenance Fee:
To ensure the cleanliness and functionality of the hot tub for all guests, we kindly ask that you follow the provided usage guidelines. If the hot tub is left in a condition that requires it to be drained, purged, and refilled, a $400 maintenance fee will be charged to cover the inconvenience and labor. Thank you for helping us maintain a pleasant experience for everyone!
