Queen Anne; 78 Acres on River; Next to Meadow; Woods; Brook

Bedrooms 5
Space 2,600 sq. ft.
Property type house
Minimum Stay 2 nights

About the property

House, 4 Bedrooms + convertible bed downstairs, 3 Baths (sleeps 12)

Welcome to River House, a refurbished, 160-year-old four plus one - bedroom, three-bath 2600-square foot Queen Anne home on a rural road just off Route 25 in South Tamworth, in Southern New Hampshire. Please visit webiste (click below) for more photos and information.

The house is on a gorgeous stretch of the Bear Camp River with a small beach out front. Cold Brook joins the river just up from the bridge out front. The river and brook offer fishing, boating and delightful swimming. The house rental also includes access to a restricted beach at Bear Camp Pond, a lovely pond with a great beach, located a very short drive (3.5 miles) west of the house. Club Motorsports is only a 2.5 miles east of us on Route 25.

Located in the center of New Hampshire's popular Lakes Region and adjacent to the White Mountains, the house sleeps up to 12 people. We finished remodeling the house in 2006. The estate includes a large meadow next to the house and some 78 acres of forest, and is surrounded on three sides by New Hampshire State Conservancy forest land.

Please see our web site at "river-house" dott nett, for more details and many more great pictures. Here are some highlights:

The property is approximately 160 years old. Originally built as a private home, it was used as a two-room schoolhouse from about 1900 until 1946. Only two houses share the road on our side of the bridge.

The front of the house overlooks the Bear Camp River, with a sandy little beach right out front, across the road. The river has gentle rapids that make for excellent refreshing swims, with plenty of warm rocks for sunning yourself.

The house has four bedrooms and two baths upstairs and a one parlor that doubles as a bedroom, and one bath, downstairs. The beds themselves sleep up to 10, plus we a hide-a-bed downstairs that sleeps two more. You can park four cars out front.

As of August 2006, everything has been freshly and tastefully remodeled, with a new kitchen, bedrooms, interior walls and bathrooms, along with the heating system, plumbing and wiring. The house is almost completely remodeled.

The sound of the river provides a peaceful accompaniment to sleep. To either side of the house, east or west, the dirt road extends into the woods and eventually tapers out. Beech, oak and maple combine with hemlock and white pine to give hikers a wonderful walk, and the woods are managed to encourage the growth of native hardwood trees.

To the west, the road becomes a trail, perfect for hiking, running or mountain biking. (That trail runs 13 miles up the Bear Camp River, all the way to gorgeous Beede Falls.) To the east, the road peters out just past a lovely meadow. You can wander in the woods or along the river from there. If you go deep enough into our woods you'll find an untouched beaver pond.

River House is a great, rustic retreat for large groups. It is not too fancy but very comfortable, with enough space for both privacy and family gatherings. Please visit our personal website for more specific details regarding the property and its surroundings.

The distance to Manchester, NH, is 79 miles; Portland, ME, is 119 miles; Boston is 122 miles; New York City is 330 miles and Montreal is 236 miles.

The closest ski areas are King Pine, Attitash, Bear Notch, Cranmore, Mt. Washington, Jackson, Black Mountain, Waterville Valley, Loon Mountain, Nordic Skier, Gunstock and Tenney. The Ski New Hampshire web site (find it on Google; we can't list it here) has a nice map that includes Tamworth. Attitash is maybe 50 minutes away, and it's probably the best relatively largest area.

About Eric Amador

My wife and I are in our 50s and both professionals in Central California, with three minor children and several pets. We have both lived in various places around the country, and I was born in Boston. We do our best to make it out to New Hampshire every summer.

Eric Amador purchased this house in 1962

Why Eric Amador chose Lakes Region

My parents bought this house as a vacation home when we lived in Boston. After moving to California, upkeep became too burdensome for them, so my wife and I took the house over and remodeled it. We rent out the house so that we can afford to keep and enjoy it ourselves, let friends and relatives use it, and eventually leave it to our children

What makes this house unique

Going from California to South Tamworth is, to me, like stepping back sixty years to a much more peaceful and rural lifestyle. I love having the river out front, how dark it is at night (you can see the stars and hear the crickets!) and how all the roads are surrounded by lush woods. The air feels different, things sound different, the bird calls are different, and every property is backed up by meadows and woods, brooks, mountains and rivers. I also love how the house has large public areas but a lot of privacy, too; it's a quality that I seldom find in any home, much less a rental vacation home.

Pretty worth it!

  • 4 of 5

The house is very spacious there is literally room for everyone with a big family. We were a total of 11 adults and 2 kids. The sofa bed in the first floor could definitely use a new one, it was very uncomfortable to sleep hurting our back but we were able to get two single bed mattresses from the second floor bedroom and it worked out fine. We had a little problem with the refrigerator which wasn't working but, the owner Eric was always very quick answering our emails and also Gina who takes care of the house. Gina brought us some coolers and Eric did reimburse us for the money lost on ice cream and Ice. The Brook in the back of the house is insanely beautiful!! ( I would be extra careful with kids since its a brook with lots of rocks). Also the fans don't work as strong as we would hope But we didn't die since it wasn't extremely hot! But I would bring some fans if you visit around July.

Owner's Response: Daniela, I'm so glad you enjoyed the house. I just wanted anyone reading this review to know that we now have a brand-new Samsung refrigerator, as well as a brand-new oversized clothes washer. And yes, it certainly can get hot in July! Please come back soon. Thanks again!

Beautiful, well-maintained home, peaceful, spacious area

  • 5 of 5

We went with 8 adults and 5 young children. Plenty of room for relaxing, interacting and for sleeping. Could have fit more!! House is well-maintained and clean. Dishwasher and laundry facilities were great bonus features. Dining table easily fit all of us for eating as well as provided a lot of room for games and cards. With three full bathrooms there was never any waiting issues. Sound of flowing river from just across dirt road contributed to a soothing, relaxing vacation.

Very nice vacation

  • 4 of 5

The River House is a nice solid old house with "good bones". It reminds me a little of an old school house. There is much to do in the vicinity, and Bear Camp Pond is a great place to swim about five minutes from the house....well worth investigating. The house was well prepared for us when we arrived, and we enjoyed our time there. There was some logging going on on a hill behind the house when we were there, but the logging was far away enough to not bother us at all. The river that runs in front of the house was clean and allowed for some shallow water swimming in cool water....great for kids, but supervision is mandatory.

Quite Nice

  • 5 of 5

Spacious, comfortable, quite home by a little slice of nature (that beautiful river). A great spot to get away if you're looking to (in the worlds of Billy Joel), "forget abut life for a while." Highly recommended.

wonderful visit

  • 4 of 5

This is a great spot. We had super warm weather one day which made sleeping a little warm but ironically the next night was cool enough to entice us to start a fire in the fireplace. Great open kitchen/living room dining room which made socializing and meals a breeze. The kids loved the beach/river across the way (so did the adults on the super hot day!!) and the pond down the road was warm even when the river was too cold for swimming.

Beautiful house, beautiful location

  • 5 of 5

We had a great vacation staying at this beautiful house and would definitely return! It is well stocked with plenty of kitchen wares and towels, and spacious enough for people to spread out and relax. With many large windows throughout, it is light and has fantastic views of the big river just steps from the front door. We spent hours exploring the surrounding woods, fly fishing in the river, and building forts with the kids. My 81 yo mother was able to walk along the river on a flat, wide, beautiful path. The river is a highlight - it is a very healthy river system with clear water and good flow. It is endlessly picturesque with access all along it. A good BBQ joint and gas station are near by, and the location is a gateway to many of the numerous activities in the White Mountains. The owner was very responsive and available. He made every effort to accommodate and assist us. We would like to return in a different season as we know we can't go wrong!

Many charming small-town activities; great hiking, mountain-climbing and walks along the rivers and through the woods.
