It`s a Shore Thing is truly one of the most pristine homes in the area and offers panoramic views of emerald green waters and sugary white sand. This beachfront home is sure to impress with it is tasteful decor and open floor plan. Enjoy beach views from the kitchen, dining area, and living area. Access to the covered deck is just off the living area and features comfortable seating, a private walkway to the beach, and a private sun deck. Both beachfront master suites are located upstairs and feature a king size bed, adjoining private bathroom with jetted tub, and shared balcony access. Also located on the second floor is the guest bedroom with two full size beds and an adjoining private bathroom. The additional guest bedroom is located on the first floor and features three twin size beds, one twin trundle, and an adjoining private bathroom. Two sofa sleepers are available in the first floor living area.
AGE REQUIREMENTS Our vacation units are family friendly rentals ONLY. Reservations for groups of young adults or vacationing students must meet the minimum age requirement of 25 for all members of the party. Please note that this applies to unchaperoned groups of young adults and children are gladly welcomed. A parent must be staying in the unit at all times. Our rental units are monitored for violation of this policy. All violators will be evicted with all rental payments being forfeited and additional charges will be applied. Reservations made under false pretenses are null and void and check-ins will not be allowed. NO EXCEPTIONS.

HOUSEKEEPING/INVENTORY Your vacation accommodations have been inventoried and cleaned to quality standards prior to your arrival. Please note that daily housekeeping service is not offered. Although our company will perform a full check-out clean upon your departure, you will be responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at check-out. We respectfully request that you remember you are staying in someone’s home: please treat it with care.

FURNISHINGS/LINENS/TOWELS Furnishings are subject to change. Décor, style, color schemes and inventory vary since properties are individually owned. Some internet photos may differ due to owner updates or changes. Towels, linens, blankets, pillows, furniture, utensils, cookware and any other property supplied with the unit must not be taken out or moved from one unit to another. Loss of these items will be charged against the security deposit on file. PLEASE BRING YOUR OWN BEACH TOWELS. An initial supply of trash liners and bathroom tissue is provided however guest will need to provide their own paper items and cleaning supplies.

MAXIMUM OCCUPANCY At all times, the maximum occupancy is the number the unit will sleep and the number stated on your confirmation, including children. Violation of this rule will result in immediate eviction with no refund of rent.

CHECK-IN Check-in is at 4:00PM CST. Early check-in often is not possible; therefore, we encourage you to enjoy our public beaches and attractions if you arrive in the area early. Your arrival information with your lockbox code or door code will be emailed to you one week prior to arrival. Please note that your arrival information will not be sent if you have not returned your rental agreement. Our housekeeping standards may require extra cleaning time for some properties which may delay check-in. Although keys may be released at 4:00PM, no guarantee is made that properties will be cleaned by 4:00PM. Rate adjustments or refunds will not be issued for properties that are not ready at the standard check-in time.

CHECK-OUT Our housekeepers are scheduled to arrive at 10:00AM CST sharp. Guest will be charged an additional fee for late check-out. Upon departure, it is your responsibility to leave the property reasonably clean and in good order (additional cleaning or trash disposal charges will apply.), to leave the kitchen items (dishes, cookware, etc.) clean, dispose of all trash in proper outside containers and lock all doors and windows.

MAINTENANCE Just as might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. During your stay, promptly report all maintenance items and we will respond to them as soon as possible. Refunds are not made for inclement weather, lack of public utilities, the unavailability of private community amenities, mechanical failures or malfunctioning equipment. Where applicable, there is no guarantee that pools will be heated. These amenities are extras provided in addition to the beach house or condominium rental. Should any equipment malfunction, we will make every effort to have it repaired as soon as possible. Although all attempts will be made to correct the situation, some breakdowns cannot be prevented or repaired during your occupancy.

ROOM KEYS For properties that are not equipped with electronic keypad entry, you will be supplied with 2 room keys. There will be a $25.00 replacement fee for each key that is not returned.

SMOKING POLICY Smoking is strictly prohibited inside units. Certain complexes are completely smoke free including smoking on balconies - please contact a reservation specialist for additional details on these properties.Violation of this rule will result in immediate eviction with no refund of rent. You will incur an additional charge for carpet cleaning & deodorizing if any evidence of smoking is found in your unit.

PET POLICY For properties that are not pet friendly, absolutely no pets are allowed in rental units or on the premises. Violation of this rule will result in immediate eviction with no refund of rent. You will incur additional charge for carpet cleaning and flea spray if any evidence is found in the unit. For properties that are pet friendly, an additional non-refundable pet fee of $150/pet is required. There is a 2 pet maximum and all pets must be approved prior to stay. Certain locations have weight limits for pets - please contact a reservation specialist for additional details on these properties. If visitors of guests bring pets, the non-refundable pet fee is required – no exceptions. Violation of this rule will result in immediate eviction with no refund of rent.

PARKING Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
• CONDOMINIUMS: Each Condominium Association regulates the number of parking passes issued to rental guests for each size property within the building(s). Based on the Association regulations, you will receive one or two parking passes with your reservation. Note: We cannot guarantee available parking space during peak occupancy weekends and refunds or rate adjustments will not be issued due to lack of available parking.

• HOUSES: Parking passes are not required, however occupancy over the limit stated for the property is carefully monitored as evident by the number of parked cars.
CONSTRUCTION The continued growth of our area is evidenced by new construction that may be adjacent to or near existing vacation rental properties. You may reserve a property at a time when no construction is nearby, but construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations. Refunds or relocations cannot be considered.
UNIT ASSIGNMENTS Century 21 Ryan Realty reserves the right to change rental assignments or cancel your reservation in the event of a sale of the rental unit or if the unit becomes unavailable.

DISCLOSURE All rental properties are privately owned and Century 21 Ryan Realty has a contractual relationship with property owners who employ us to act as their agents. We treat all parties (owners & guests) honestly, fairly and in good faith. WE RESERVE THE RIGHT to not refund Down Payments, refuse rental, or to discontinue occupancy if, in our judgment, your occupancy is detrimental to the property. We reserve the right to enter the premises at any time for the purpose of inspection, repair, management or showing to a prospective buyer. Property may not be used for any unlawful purpose.
By renting a property you are assuming all risk and liability for any damage done to people or property, agents, employees or visitors occasioned by the present or future condition of the premises both latent and manifest. In the event damages occur during your occupancy, you agree to authorize Century 21 Ryan Realty to charge the cost of such damages against the security deposit. You also agree to be responsible for and reimburse the property owner for any applicable costs and attorney`s fees incurred for collection of damage. Neither Century 21 Ryan Realty nor the owner will be responsible for accidents or injury to guests or loss of money or valuables of any kind due to acts of theft or vandalism. The guest shall not assign this agreement or sublet the property in whole or in part. PLEASE ABIDE BY ALL NOISE, TRAFFIC AND REFUSE RULES. We truly enjoyed our stay - the house was perfectly clean, comfortable and gave a sense of seclusion and peace in the middle of a busy and bustling beach town. We will most definitely try to return to this amazing property!

Great home, perfect location

We had 8 people in our group and all had plenty of room and a good place to sleep. The location of this house is perfect as we walked and rode our beach cruisers to pier park. The grocery store is half mile away and Dusty’s seafood is across from the home. Perfect location!! The beach felt almost private as the crowds stayed hundreds of yards away on either side.

Beautiful home, beautiful view

We enjoyed our stay very much. The views are impeccable and the ease of walking right onto the beach is a no brainer, especially with four kids. The kitchen was well stocked, and the layout of the house was great. I would definitely stay here again.

Beautiful views

We loved our stay at It’s a Shore Thing. Beautiful views of the beach from the large deck and sunning deck. Plenty of room for all 10 of us to be comfortable. The house was clean and we had everything we needed. The walk to Pier Park was great for all of our shopping and dining needs. Steps to the beach made the stay even better. No more fighting crowds or elevators at condos. I hope to book again next year!

Great property!!

Our stay was absolutely perfect. It’s a Shore Thing is spacious, perfectly located and has everything you need. Bonus: it’s right across the street from Dusty’s - the best place for oysters. Of all the properties we have rented on the Gulf throughout the years, this one is absolutely the best. My only suggestion is updated tvs. We will definitely be booking this house again!

This beach house was beautiful and very clean. The colors and decor were so serene and the furniture and beds were very comfortable. It was so relaxing and peaceful, everything we hoped for! We would love to go back again some day.

Home away from home

Wonderful vacation spot that we hope to stay again. Clean,spacious and perfect location. All kitchen utensils needed to prepare full meals along with grill and sunning deck perfect to remove all sand before entering thr house. Spacious bedrooms with comfortable beds , overall best rental we have experienced since we have begun visiting PCB 40 yrs ago. Thankful to have found our perfect vacation rental

Week Vacation

The house was exactly as advertised. The location was great and the view was amazing! Minor issues such as some lights not working. Had a large group so both pull out couches had to be used which were not very comfortable. Overall it was awesome and I highly recommended staying at this house!

Girls Trip 2024

The house and location was perfect for a girls trip. We ranged in age from 30’s to 70’s. Plenty of bathrooms and beds for 14 of us. The back deck was very nice with lots of places to sit but would have liked more lights on the deck in the evening time. I would definitely recommend this house.

Great Stay in PCB.

Great rental with noncrowded beach. Close walk to Pier Park, which the children love. Plenty of room for a large group and a great kitchen. My only sugesstion would be to put bunk beds in place of the three single beds in the downstairs bedroom. When the trundle is pulled out, there isnt really room to navigate. Overall, we had a great stay and had no issues!

Great house

Very nice property and prefect location! Its walking distance to shopping and resturants. So if you fly in there is no reason to rent a car! Our only issue was with the TVs and they came and fixed right away!

It’s a shore thing

My fiancé and I rented this beautiful place to get married on the beach! Our ceremony was to take place on the 13th, but my man got terribly ill and we had to cancel everything to go to the ER!! By Wednesday he was much better so we were able to marry on the 15th!! The house was a perfect place for us!! Everything was clean, the kitchen was well appointed and the bed we slept in was very comfy! This home is right on the beach, walking distance to the Pier Park, the fishing pier and restaurants! A perfect place that we hope to come back to!!

Great Rental

We were very pleased with the property. It was well equipped with lots of extras. We had great weather but thought we may have to evacuate because of the hurricane. Luckily it went a different way and we were able to stay. We all loved the Emerald Coast and will come back!
