As your host, it’s our goal to make your stay as comfortable as it can possibly be.
Our mission is to help our guests create beautiful memories in our cozy home. For an optimal experience for us both, we’ve spelled out some house rules. Thank you in advance. We truly appreciate you staying with us.
• Your safety is our main concern and our insurance will only allow a MAXIMUM OF 12 GUESTS, including infants and toddlers. • No pets allowed. • Parking: No more than 5 vehicles are permitted on the property. • Please turn down the AC/heat when you’re away. • No parties or events, an extra $500 cleaning fee will be applied if a party is thrown. • Check-in is at 4 PM or after by Smartlock and check-out is at 10 AM. • Please observe quiet hours from 10 pm-8 am out of respect for our neighbors. • There is absolutely no smoking or vaping in the house or garage. If you smoke outside, please pick up the butts and dispose of them safely. • There are security cameras present on the exterior for security and guest safety. Do not move or tamper with them. • The base cleaning fee covers basic cleaning. Additional fees may apply if anything is damaged by more than “normal wear and tear” by dirt, spills, bodily fluids, etc. for using extra cleaning methods. • For your convenience, we have left detergent for both the dishwasher and washing machine. Please take all bags of trash out to the outside trash bin. • Please only flush toilet paper. Feminine Hygiene products, paper towels, q-tips, baby wipes, flushable wipes, cotton balls, etc. need to be disposed of in the wastebasket. • No video productions without written consent from the property owner. • Wooded areas and areas outside of the immediate lawn may contain poison ivy. Please stay in yard for your own safety. • If anything is broken or damaged or simply isn't working properly, please report it to us ASAP.
It is always recommended that you get travel insurance for unforeseen circumstances.
Please adhere to the following hot tub rules and warnings to ensure a pleasant experience for everyone:
Hot Tub Rules - Please shower before and after using the hot tub to protect linens. - Use at your own risk. No lifeguard on duty. We are not responsible for accidents or injury. - Local ordinances require the hot tub cover be replaced and securely strapped when not in use to prevent entry by young children and to keep it heated. - Spa cover is not designed to support weight. Please do not stand or sit on hot tub cover. - Do not enter if the temperature is above 104 F - No glass in or near hot tub - No jumping, diving or pets - Limit your hot tub time to 15 min and cool off before using again. Long exposure may result in nausea, dizziness or fainting. - Please do not use hot tub if you have diarrhea or any disease transmittable by water. - Do not use under the influence of alcohol or narcotics. - No children under the age of 12 should use the hot tub, they are much more prone to overheating. - Children must be supervised by an adult at all times. Warning: Please consult a physician before using if you are elderly, pregnant, have diabetes, heart disease, high or low blood pressure, any illness or if taking prescription medications.
Guest agrees that failure to vacate the premises within the specified timeframe or at the end of the Guest’s scheduled stay shall be deemed trespassing, and Owner shall be afforded all protections, rights, and remedies available at law or in equity to any property owner against a trespasser. In addition, Guest shall incur a fee of $150 per hour for each hour Guest remains on the premises. The hourly fee shall accrue without limitation, be invoiced daily, and become immediately due and payable upon receipt of the invoice.
The Guest and all persons listed under them on this Agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the Owners, Property Management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons. In the event Owner files suit to enforce its rights under this Agreement, Guest will be responsible for paying any attorney fees incurred by Owners in connection therewith. Except as stated herein, the Guests are renting the premises in its As-Is condition upon check-in date and agrees to take good care of said premises. This care includes not making any alterations, additions, repairs or improvements and/or any removal of the Owner’s personal property from the premises without the approval of the Owner/Agent. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make reasonable efforts to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair, maintenance, and inspection. Owner is not responsible for any inconvenience that may occur and no refunds/rent reductions will be made due to failure of such items. By electronically agreeing to this lease, the Renter has read, fully understands, and agreed to all the terms and conditions included in this agreement. Renter is aware that this is a release of liability and a legal contract and signs it (or electronically agrees to) of Renter’s own free will.

The house was great! Lots of activities to keep the kids entertained. Plenty of beach chairs and towels and the wagons were much appreciated! The kitchen was well stocked. Would recommend this house to family and friends

From the communication with the host to the amenities. This place can’t be beat. It’s an 8 min drive to downtown SoHa. Lots of cool aspects to this house including digital board games, arcade games, hot tub, pickle ball sport court. Well serviced and clean. Would stay again.

This house was an ideal set up for our multi family vacation. The pickleball/basketball court, ping pong table, hot tub, large back yard and arcade games kept the entire group entertained all week. The house was extremely clean and had more amenities than expected (kitchen appliances, child/baby toys, extra towels and more). There is a family room that is a seperate wing from the main house that was very usefull for hanging out late at night (or early in the morning for younger kids) without dissrupting family members that were sleeping. The beach and downtown were a very close drive and easy to get to any amenities needed. We preffered this location to have a mix of easy beach access with great outdoor space that is sometimes harder to find closer to town. We would highly reccomend this house for large families or groups of families, and would love to go back soon.

We had an incredible stay at this South Haven home - it was exactly what we were looking for! Perfectly suited for our group of three couples, the property offered something for everyone. Between the game table, two cozy fireplaces, private pickleball court, and the fun garage space, we found endless ways to relax and enjoy ourselves.One of the standout features was the layout, which included two separate living areas. This was ideal for our group, as the early risers could start their day and watch TV without disturbing those who wanted to sleep in.The kitchen was impressively well-stocked, and the high-quality grill made it easy for us to prepare a delicious steak and lobster dinner at home. We also made great use of the hot tub each day and ended our evenings around the bonfire, soaking in the peaceful atmosphere. The neighborhood is quiet and serene — perfect for both restful mornings and calm nights.The hosts were incredibly responsive and helpful, making check-in and check-out a breeze. We’re already hoping to return again soon!
