About Calvin Ruthven
Hi! I grew up in the finger lakes and absolutely love the area for its beauty and all the amazing attractions. I still reside locally and love it! I have a passion for real estate, and began investing in real estate while still attending college. Having earned a bachelors in business administration and a masters in education, I am currently employed by a local university. I am also a licensed sales agent for Amanda Grover Real Estate and find my involvement with Real Estate very rewarding. I LOVE spending time in the finger lakes with friends and family. Whether attending concerts, festivals, being on the water, or hiking - I enjoy being outdoors and active. Another passion is traveling, but wherever I travel I am always comparing to what I have at home in my own back yard and I return more fortunate to call the finger lakes home.
Calvin Ruthven purchased this Cottage in 2013
Why Calvin Ruthven chose Romulus
Building Seneca Bungalow and owning property on Seneca Lake has been a dream. In 2011, I purchased the cottage that my grandparents built in the 1950's and starting researching building Seneca Bungalow on the same footprint of the existing cottage. Not only did 4934 East Lake Road appeal to me because it had been in the family for over 60 years, but because of the beautiful location and lot. The level lakefront, amazing sunsets, great neighbors, Reader Creek, and positioning in the Finger Lakes make Seneca Bungalow an amazing property.
What makes this Cottage unique
Building Seneca Bungalow in 2013 was a great experience. I was very focused on paying attention to every detail and making sure the cottage had a classic, comfortable, lake feel, along with quality, sustainable construction while doing as much local as I could. I employed local Amish families for the wood flooring, all trim, built-ins, and all cabinets. I located salvaged doors, collected fieldstone from local vineyards, and made every effort to make Seneca Bungalow a great cottage for friends, family, and guests to enjoy. It is hard to list unique benefits; if I had to I would say: -Location -Level Frontage with large shale beach -New Quality Construction -Very Tastefully Furnished and Decorated -Handicap Accessible -Great Friendly Neighbors -Amazing sunsets -Comfortable design for small to larger groups -The list can go on and on!!

Beautiful Lake Front House!
We spent a long weekend at this home for my Dad's 64th birthday. We had 8 adults. The home is so beautiful and brand new. Each couple had their own bedroom. We loved the fireplace and clean/new kitchen. The back porch is wonderful to watch sunsets. The house is very clean and comfortable for 8. Thank you to our host Calvin!
This home is lake front and offers beautiful views to the west. Although it's small, it seems to offer ample space on the inside. There is a lovely master bedroom on the first floor, and three additional bedrooms on the second floor. It's also tastefully decorated and furnished throughout. All furnishings seemed to be in great shape and showed little wear.
In my opinion, this home is also in a great location. Although it is about a 10 minute drive to Geneva, it is close to some of my favorite wineries. It's located in an area that is not densely populated, offering a pleasant rural atmosphere.
Although this is a newer home, it is beginning to show signs of wear. There is obvious sheetrock patchwork, with the largest patch located on the kitchen ceiling. In addition, some of the walls are showing marks and gouges, which also indicates signs of abuse. The outside furniture seemed sporadically placed or thrown by the wind, and left in their final resting place or overlooked. To me, it's another obvious sign of neglect and a lack of attention to detail.
The lot that the house sits on is small and in close quarters with neighboring homes. The driveway is only wide enough for a single vehicle, and can only accommodate 3 or 4, depending on their size. The road that it's on is also too narrow for street parking.
My biggest (and most inexcusable) complaint was that a large piece of the roof above an upstairs bedroom window was peeling off. Due to the endless wind here, the loose piece of attached shingles repeatedly lifted and slammed against the plywood roof, causing a very loud banging sound throughout the house. This noise was relentless and non-stop. It was as if the roof was under construction. As a result, our enjoyment was hindered and none of my guests were able to sleep. When we advised the owner, he advised that he was unaware of the issue, only offering an empty apology. It is impossible that anyone who prepared this house prior to our stay could have been unaware of the issue. Given the rental price, it is utterly inexcusable.
Despite my generous two-star rating, this property does has a lot to offer. If it were not for the roof issue coupled with the owner's empty apology, I would have given this house a higher rating. I expected better or partial compensation.
As anyone who has stayed at Seneca Bungalow knows, I carefully designed the lake house and take pride in sharing the cottage with guests.
I am alarmed to have received a 2 rating for the past New Year’s weekend stay (and my only review that is not a 5).
To respond, I will directly quote all communication I had with the guests and reviewer of Seneca Bungalow.
On Saturday December 30th at 1:16pm I received the following text:
“Hi, house is beautiful we love it! Perfect weekend away. Just wanted to let know the screen on the sliding door was ripped but you probably already know that since everything is perfectly placed”
On Monday January 1st I received the following text:
“Hi Calvin, the house is locked up and we are heading out. I wanted to provide some feedback, the house was great but unfortunately a potion of your shingles are ripped up and flapping guessing you were not aware of this so we wanted to let you know before you have any leakage or permanent damage to the roof. The back dormer are loose and are constantly slamming down onto the roof and we were not able to get much sleep either night.”
And my response 14 minutes after receiving the text:
“Thank you for letting me know.. Oh no that is awful about sleep and roof. I will go and check out today. Thank you and safe travels!!
The above texts were the only correspondence I had with the guest. I immediately had the roof looked into by the builder - and no shingles were loose. I have stayed at the lake house and have had guests stay at Seneca Bungalow since and all have had peaceful nights (how one would expect at the lake”.
I am honestly puzzled by this review and continue to strive to provide amazing accommodations and experiences in the Finger Lakes! It is unfortunate that one guest did not feel so, but the other 99.99% of the time, I receive thank you emails and texts, as well as MANY return guests!!
I hope this helps offer some insight!
Beautiful, spotless, well equipped. The view was breathtaking.
This was the perfect place to stay for a family wedding weekend. It was spacious. The kitchen was wonderfully equipped. The table was immense and good for eating or playing games.
