Enjoy Yosemite by day, and this beautiful equestrian estate to relax and chill with your group when it's time to eat, rest, and play in the pool.


People call the Ahwahnee Riverbend Area spectacular (it is), I call it Shangri-La. My family and I chose these beautiful mountain meadows for the weather and location. Our meadow is warm in the winter and cool in the summer. It really is amazing and truly Warm and Wonderful. Check the reviews! All 5 *****!!

Wait ‘til you see the house, check out the photos! There are private gates and a Redwood lined driveway entrance and separate exit for trucks, boats, and trailers.

This house is 4800 sq ft (7 1/2 acres) of beautiful. The kitchen is really big with lovely grey quartzite countertops and easy to use appliances and ample counter space to cook.

The laundry room is big with washer, dryer and plenty of room for food in the walk-in pantry.

The house has two full suites (one Cal King, one Queen) with private entrance bathrooms (one suite can have TWO private entrance bathrooms) and both have private entrance/exit from the house. Additional Suite is two connected bedrooms. The Master Suite has 3 exits, couches, Netflix and huge Master Bath also with private exit.. The Queen Suite has bathroom and exit to the backyard and pool. The Second King has view of front meadow, window seat, and double door to third King. The third King has a lovely view of the meadows (double door, lockable to second King) and bathroom is across the hall (also has private entrance/exit to patio with cedar swing). There is an additional standard double bed that sleeps one very comfortably, or two kids, with a private entrance/exit from the house. PRICING at $400 per night is for the more common groups of EIGHT but our capacity at this time is fourteen people an extra baby is always welcome. We have five bedrooms, 4 bathrooms and I just bought a NEW Retro RV (think Ozzy + Harriet go to the fair) that will comfortably sleep two with quick access to the house. Perfect for two or three kids, a young couple that want to be alone. It is so darling and brand new, too.

There are three flat screen TV’s (all have DVD). One in the Master Suite (45”), really big one in the den (52”), and the third (36”) is in front of the fireplace in the living room. You have an extensive library of movies and Netflix. If you need our high speed Internet, that is OK, Wifi throughout the estate all the way to the pool.

If you calculate roof size of house, barn, horse shelters, pool house, garage, breezeways, patio, porches (all covered), two well houses (plenty of water) there’s 10,000 sq ft of Malibu Blue roof on this lovely ranch style estate. The pool is quite large, about 40,000 gal and Jacuzzi (heats up fast) is about 450 gal. The natural rock waterfall is almost one story high. The deck around the pool has plenty of room for the four umbrellas and seating. One huge umbrella partially covers the pool for sun-sensitive guests. The Jacuzzi has a (November to March only) fire pit (propane) that is easy to use and wonderful to sit and talk. Warm and Wonderful motto is ‘Sit Long, Talk Much’.

We are less than five miles from a rockin’ mountain village with 20 great restaurants, a full multi screen cinema, microbrewery, and Raley’s grocery; famous for quality markets in Bel Aire and Knob Hill. There are numerous art galleries, retail stores, and farmer’s markets. We are ½ mile from Hwy 49 and our area is very accessible. Our little paradise sits almost in the middle of the front (Oakhurst) and back (Mariposa) gates to Yosemite National Park. Yosemite is too beautiful for words. You can ride a narrow gage logging train, see Glacier Point, Bridleveil Falls, or just wander the glories of nature. Now THAT is truly spectacular.

If you like water sports, 12 miles away you can play at Bass Lake (four more large lakes are less than an hour away) in season waterskiing, boating, fishing (rod + fly) and a classy restaurant and bar with patio overlooking the lake and boat dock. The lake is beautiful because spring rain makes it clean, crisp, and clear.

Just 1 ½ miles north on Hwy 49 is the hottest Cowboy bar in two counties with dancing, big screen TV for sports, great food and tons of local ‘color’.

We are less than a mile from ‘Open Range’ where cattle and their calves graze along the road and we have a working cattle ranch two miles away where you can watch real cowboys (and cowgirls) sort and rope cattle.

You can pan for gold (good luck with that) a half mile away at a secluded riverside park. We’re walking distance from a darling nine hole golf course with restaurant, bar, and available for special events; as is the Golf Course. The meadows in this area are lovely and perfect for all season activities as you see from the photos of the estate.


If you are road weary travelers, couples wishing an exclusive get-away (rarely see neighbors, they are some distance away), best friends that just want to ‘chill’, or crave to wander the mountains with your equine pet (I have maps)—This is the place for you.

Summer is fun and winter is exciting here at Ahwahnee Riverbend. Snow at 2000 feet elevation usually only lasts until 10am when the sun comes out, which makes travel much easier. But no worries! There is usually plenty of snow in the ‘Snow Play’ area up in the Nat’l Forest, 12 miles up the mountain. Badger Pass is the spot and cross country is everywhere you hike in the summer! People love to snow shoe, sleigh ride, cross-country and sled. You can trail ride all year long, summer in the mountains, winter down on the flats. You can 4-wheel drive, Yosemite Zip, horseback ride, hike, bike, ride the railroad, work cattle, ski (both kinds), swim, sightsee, shop, browse art galleries, eat, play, and love.

This is my home. I left LA, found Ahwahnee and never looked back. One of our best friends already bought a place here and another best buddy is looking for property. What does that tell you? I love it, horses love it, kids love it, EVERYBODY loves it, you will, too. This is a beautiful area and a super place to stay. Check the reviews!!

About Louisa Allyn

I am happy, healthy, hard working and gregarious. I hail from the midwest but in Calif for almost 40 years. I lived in Germany in the 70's and love to visit there. It comforts me. I lived in Greece for over a year and had an apartment in South Ruislip, London with 7 Australian girls for a year, too. (Now THAT'S going in my memoir!)

I ride our quiet mares, Fritzie and Kelly all over the mountains as the trails are well groomed fire trails that are incredible. They wander in the mountains, around lakes and past historic views that cannot be reached by car. I have ridden most of my life and still amazed at the diversity of this area.

When I'm not riding I'm a total tourists in the beautiful backyard, Yosemite National Park.

I ride Narrow Gage RR a couple times a year, with my dog, Jani...she loves it. You will too.

Why Louisa Allyn chose Ahwahnee

The house is unique, spacious, and beautifully laid out. The bedroom suites make privacy easy and the size of the kitchen/den/pub room make it easy for several of your group to float back and forth to friends and family.

The grounds have ample room for horses and the meadows circle the house so the horses can watch you all day long; and they do. Their TV is their humans playing in the pool. They just can't get enough of it. Little odd to look out the high round window in the master bath and they're watching you..strange but you'll get used to it. They are curious children.

The horses come and go depending on the time of year but you can ride Yosemite stables a half hour or so away. We don’t have anywhere to ride here at the estate and summer time just as often the meadows become baseball fields. (Watch out for 3rd base! ‘Harry’ is a 150 yer old Ponderosa...ouch!) Even without horses this estate is very calm, easy and comfortable.

The first year their was a rare White Christmas. It was the icing on the cake. I will be here for the rest of my life.

What makes this estate unique

If you want to stay home the kitchen is perfectly set up with just about everything a cook/baker would want. There is a large front meadow and porches everywhere. You can swing and watch animals out the front meadow, enjoy the view from the tables at the pool, or sit at the table and chairs outside the kitchen where there are lights, a fan and a pass-through window for food and drinks. Talk about lazy?

I occasionally send the mares out to pasture, winter, if large group of equines, expected or I'm planning to travel for more than three days. The area is so accessible, they can be 'off' or 'on' the mountains' in less than 45 minutes. If you need to chill from the group you can watch movies or Netflix in the back bedroom/suite which seats 4 people comfortably. The Queen suite has a window/seat so you can read and keep an eye out for birds and butterflies in privacy.

Extremely well behaved clean dogs. Both families were just fabulous; the kids were great and polite. They cleaned before they left and I am inviting them back at a discount. Cannot say enough about what a pleasure it was to meet and share our estate with such a fun group. They are the ones that spoil you. I hope they consider us new friends and come back in the summer; with the dogs. They are ALWAYS invited.

There is an additional bedroom (#5) off the Master that has a double bed and a nice black leather Italian single sofa (bed). (I don't like bunk beds) This makes the Master a two bedroom suite. Queen Suite (#2) has seating, walk-in, entrance/exit to backyard and up to pool and access to TWO bathrooms, one in each direction. Bedroom #3 and #4 are both Cal King, one has exit to porch with swing and a view of the meadow and the mountains toward Yosemite.

The golf course is very close by and has a Chef available, as well as the beautiful location for parties and events. The working cattle ranch near by is available when they are having activities and we can usually get you an invitation to watch. It is a private ranch and wonderfully exclusive. There are several excellent caterers locally with meeting places and buildings.

One of the best !

Our extended family has been renting vacation homes for almost 20 years and this property, Warm and Wonderful, ranks as one of the best we have experienced. All three generations of our family loved their stay there. The home is well-stocked and super comfortable. The location is fantastic for many activities. The owner, Louisa, is attentive, generous and responsive in her effort to make this a great stay for her renters.

The kitchen has everything one would need for large family meals, including many basic ingredients in the pantry. An outdoor grill and dining area also offer more time to be spent in a very peaceful landscape.

The location in Ahwahnee allows for lots to do......30 minutes to the south entrance of Yosemite, probably our most magnificent National Park, 20 minutes from Bass Lake and water activities, 5 minutes from Oakhurst, with groceries, restaurants and a brew pub, and 8 minutes from a great Ice Cream Parlor, Reimers.

The owner, Louisa, lives in a cottage on the premises, and makes sure her guests' needs are served. She is both helpful and friendly.

We were surprised at how easy the access was to Yosemite through the South Gate in early August. Waits in the morning were never more than 0-3 minutes, and, other than intermittent summertime road construction in the park, travel was easy. Our 5 days of hiking in the park were outstanding and the ability to return home after hikes and jump into the pool was an added bonus, one that made the grandkids particularly happy!

Bass Lake provided a day of relaxation with a morning rental of a patio boat for swimming and tubing, without a ton of other boat traffic.

The convenience of nearby Oakhurst made long-range planning unnecessary!

Phone service at the home was good, and internet service was "good enough" for a family valley-wide disruption of service was corrected overnight, with Louisa serving as the resort IT manager.

All in all this was a great family experience, facilitated by all that this property has to offer.

We recommend it highly.

Large comfortable house close to Yosemite

Very large house 5 bedrooms and 4 bathrooms large kitchen two separate sitting areas and a dining room several areas to sit outside below and by the pool large pool and a good jacuzzi plenty of towels and utensils you feel lots of space and good overflowing design decorated in good taste

40 minutes from south entrance to Yosemite national park also close to Bass lake with boat activities

Only drawback was the weather which unfortunately was very hot but it is our luck

Owner's Response: Yes, it takes a little longer to get to the entrance on Holiday weekends and I always suggest leaving early but getting the crew up and out before 10am on vacation, some can do it, some can't. My first four star (all are 5 star) and it seems I lost a star due to the weather, how cute! The primary guests were lovely people and she sent me delicious baked goods, thank you. Only thing, it reads as if Bass Lake is the same distance as the park with traffic but it is only 11 miles away, maybe 15 minutes from the house?? 20? They had a great time and the kids obviously loved the pool, waterfall, and jacuzzi.

Wow! Huge home with fantastic pool/waterfall/hot tub

This is a sprawling property located in a fantastic area not too far from Yosemite. The community of Oakhurst is approximately 5 miles away with two major grocery stores and numerous restaurants/amenities.

This home is gigantic and unbelievably clean. We had a group of eight and ample room and then some. The owners of the property supply you with everything from a stainless steel grill to a propane smoker. Everything you need is available for an extended stay. This home has three A/C units and the home cools very fast.

The pool is amazing. The waterfall was a thrill for our children. The temperature of the pool was perfect and we did not need to use the pool heater which was available. The hot tub was also a nice touch and heated to desired temp very quickly. Plenty of seating and umbrellas are located poolside.

The owner is very knowledgable about the area and very willing to provide guidance. They are also located in a guest house on the property and were helpful with any requests. We had asked about panning for gold in the area and she said we could go less than one mile from the house! We purchased some gold pans at the home center and decided to leave them for future guests. We had great fun searching for the big nugget (we didn't find it).

Louisa was excellent! From the first time I spoke to her inquiring through the last day on property, she was willing to make our family vacation special. Immediately after booking, she sent special invitations to everyone attending. She included a ton of literature about activities and events so we could plan our stay. She was diligent at responding to our questions by phone, email and text message when necessary. Louisa will make you feel welcome.

This was not our first go around renting a home for vacation but I will say it was our best! I hope we have the opportunity to stay at Warm and Wonderful again. I highly recommend this property.

Beautiful home with private pool close to Yosemite

Property is beautiful, quiet and just as described. Very clean and well stocked. Plenty of room for our entire family to spread out then get together in the large kitchen/nook for a meal. We enjoyed the private pool with nice views of the mountains. Very close to Oakhurst where we could get groceries or eat out. About 30 minute drive to the gate of Yosemite. Louisa was very helpful and friendly and easy to contact. She provided a lot of information before and during our stay. We would recommend this property.

Just like the name - warm and wonderful!

We spent a week at this property with friends and family - what a special place! Ross and Louisa are in the guest house on the property, and readily available if you have questions or need anything. They do need to meet everyone in your party, so if you are not all arriving together, they will come by again after they have given the tour of the house and property. The location was perfect for snowshoeing in Yosemite and around Fish Camp. It was a very relaxing vacation, nice and quiet but close to town for groceries etc. We especially enjoyed the jacuzzi nestled in the rocks, and cooking in the well-equipped kitchen. The master bedroom and bath is really nice too!

Owner's Response: Super group of friends, they had a fabulous time. After friendly intros and run thru on the estate they were kick-n-go. They 'got' the jacuzzi instructions and did several 'programmings' on their was great. I sent a text, they replied , 'no problem' and we didn't hear anything but laughter way up at the jacuzzi. It was cold out, too! (Their crazy-happy people jacuzzing in 40 degrees, eek) We invited them down to the guest house to see it and they told us about the GOURMET food they were making, Wow. They had a ball, we loved 'em, their little boy was precious (and smart!). I hope they come back again and again. They rent from vrbo frequently and I can recommend them as super guests!

Fort Lauderdale area

Spacious and comfortable

Warm and Wonderful was the first of two VRBO rentals for our trip to Yosemite and environs in June. The home is very spacious and perfect for our family of 9, 6 adults and 3 children. Louisa and Ross were on site and helpful both before we arrived, providing information about activities, and after we arrived providing a guided tour and introduction to amenities. We enjoyed a full day at Bass Lake taking advantage of the water activities before we headed to our 2nd rental in Yosemite. This is a beautiful part of the country.

Owner's Response: She is an extremely astute business woman and helped me with the parameters of my estate. I've had an arborist that went over all the grounds with me and other than a pregnant deer stripping my roses, she taught me how to decide what to plant (that will live) and how to prune flower trees. Talk about luck! Can you imagine what it would cost to hire a business consultant OR a landscaper to share these things with me? Golly. We have great luck with our guests. This is America at it's best. Good people, good attitude, helpful nature, oh... the park is pretty cool, too!

Visit Yosemite, pan for gold, browse art galleries, 4-wheel drive, zip line, river rafting, ride narrow-gage railroad and enjoy a working cattle ranch, hike, bike, ride, swim, jacuzzi and beautiful Bass Lake is only about 10 minutes. PLUS, we are not on the landslide (now there are TWO landslides!) side of the park. You can get in and out of the area really fast and go up into the park day after day with almost no traffic. There's a bit in high season but if you leave early, you'll be just fine. IF you have 4wheel drive, I know a back way that will plop you almost in front of the Narrow Gage RR!

I will try to charge a flat fee of $1,000 for weddings and no additional charge 'per guest'. I think a wedding with 100 guests is just about maximum for this estate and of course, only the overnight guests will use the house.

Owner's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
