Payment & Cancellation Policy

Booking deposit

• A 50% non-refundable deposit is required to secure your reservation.
• The remaining 50% balance is charged 14 days before your check-in date.

Cancellation refunds

• Cancel within 24 hours of booking: 90% of your deposit is refunded (10% retained for processing).
• Cancel up to 30 days before check-in: 90% of your deposit is refunded (10% retained for processing).
• Cancel less than 30 days before check-in: no refund.
• Weather-related cancellations: no refunds for weather-related issues unless an emergency order is issued by the county.

Security hold

• A $250 hold (not a charge) is placed on your card one day before check-in to cover potential major damage.
• If no damage is reported, the hold is released upon your departure. Depending on your bank, it may take 3–4 business days for the hold to clear.

You have the option to sleep 4 guests only in the main house with no access to the gameroom/ garage area and we can discount the property by $100. Please let us know if you only 4 guests coming and want to utilize this small group discount.
