This 3-bedroom, 4-bathroom home offers 2,570 square feet of light-filled living space designed for gathering and relaxation. The open floor plan features a chef’s kitchen with a gas range and expansive island, a great room with a sleek modern fireplace, and a private deck with mountain and golf-course views.

Guests have full access to the entire home and amenities, including a private hot tub, two-car garage, and all interior spaces during their stay. Our team manages the trash bins and hot tub, while snow removal and lawn care are handled by the HOA. The garage may be accessed briefly on trash-collection days for bin service, and the backyard may be accessed as needed for routine maintenance. White Pine Canyon Village is a quiet, newly built community in the heart of Park City. The home overlooks the golf course and mountain ridge lines, offering quick access to Park City Mountain Resort, Canyons Village, and historic Main Street. Guests enjoy a peaceful residential setting just minutes from restaurants, shopping, and year-round recreation, including skiing, hiking, biking, and golf.

Guests must follow all HOA and Summit County regulations, including quiet hours (9 PM–8 AM) and parking in designated areas only.

Parking is available in the garage or overflow lots shown in the guest guide; no street or driveway parking is permitted.

Pets are not permitted.

Trash collection is handled by our team; please leave bins inside the garage.

Snow removal is provided during the winter season.

Smoking, vaping, and open flames are not allowed anywhere on the property.

The hot tub, grill, and outdoor areas are for guest use only; please close covers after use and avoid glassware near the spa.

General House Etiquette
Please treat the home with care and respect throughout your stay.
Quiet hours are from 9:00 PM to 8:00 AM in accordance with community policy.
Smoking, vaping, parties, or unauthorized events are not permitted.
Only registered guests are permitted on the property.

Occupancy
Your confirmed reservation reflects the total number of guests permitted to stay in the home. Unauthorized overnight guests may result in additional charges or cancellation of the reservation.

Local Ordinance and HOA Compliance
Guests must adhere to all HOA regulations and Summit County ordinances, including those related to parking, occupancy, and noise. Any violation of local laws or community rules may result in removal from the property and forfeiture of all payments.

Pet Policy
At this time, we are unable to accommodate pets. We appreciate your understanding as we preserve the home’s condition for all guests. A $500 fine will be applied for any violation of this policy.

Parking
Parking is available in the garage and in overflow areas located in three designated sections of the community, as shown on the parking map in your guide. Parking on the driveway or street is prohibited, and vehicles in violation may be subject to towing or HOA fines.

Check-In and Check-Out
Check-in begins at 4:00 PM and check-out is at 10:00 AM. Early arrival or late departure may be available upon request for an additional fee and must be confirmed in advance. Before departure, please:
Turn off all lights, ceiling fans, and fireplaces. Ensure all windows and doors are locked. Follow check-out instructions, return items to their original places, and dispose of trash properly.

Key Fobs and Garage Remotes
A $150 fee will apply for any lost key fob or garage remote to cover replacement and reprogramming. At check-out, please return garage remotes on the kitchen counter.

Internet and Streaming
High-speed Wi-Fi is provided for your convenience. Please note that service may occasionally experience interruptions beyond our control. We are not responsible for outages, disruptions, or third-party service delays. Guests are asked to log out of all personal streaming accounts prior to departure.

Fireplaces
Fireplaces operate by wall switch or remote control. Please turn them off when not in use and never leave them unattended. Do not place any items or materials near the fireplace, and do not use it for cooking or burning wood.

Trash and Recycling
Trash and recycling bins are located inside the garage. Please place all waste in the designated containers. Our team will handle curbside collection and return bins after pickup. Do not leave trash or recycling outside or in shared hallways.

Balconies and Patios
To maintain the appearance of the community, please do not hang towels, clothing, or decorations from balconies or railings. Personal items such as skis, bikes, and toys should be stored indoors.

Outdoor Amenities and Care
Gas Grill: Turn off all burners and the propane valve after use. Once cooled, replace the cover.
Patio Furniture: Return cushions and covers to their proper places and secure furniture covers.
Hot Tub: Close and latch the cover when not in use. For safety, please do not use glassware in or near the spa.

Snow and Seasonal Notes
Snow removal is provided during the winter months. Please keep driveways and garage access clear to allow plow service. Use caution on walkways and stairs, as conditions may change quickly.

Safety and Security
Please do not alter or disable locks, alarm systems, or security devices. Smoke and carbon monoxide detectors are installed for your protection and must not be unplugged or tampered with.

Railings, Windows, and Bunk Beds
Do not lean or climb on railings or window ledges. Children should be supervised when near balconies or open windows. Do not remove window screens or alter safety locks. Top bunks are not suitable for children under six years of age. Please use ladders carefully and under supervision.

Maintenance and Access
Authorized staff may enter the garage or exterior areas for trash removal, snow service, or emergency maintenance. Guests will be notified whenever possible before access.

Hot Tub and Outdoor Use
Use of the hot tub, grill, and outdoor areas is at guests’ own risk. Children must be supervised, and glass containers are not permitted in these areas.

Mountain Environment
Wildlife may be present in the area. Please do not feed animals or leave food outdoors. Keep doors and windows closed when unattended.

Damages and Cleaning
Please report any damage immediately so it can be addressed promptly. Costs for repair, replacement, or excessive cleaning may be charged as necessary.

Lost and Found
If items are left behind, we are happy to arrange return shipping at the guest’s expense.

Liability
Luxury Destinations Park City and the property owners are not responsible for accidents, injuries, illness, or loss that occur on or around the property or while using its facilities. By confirming your reservation and occupying the home, you acknowledge and agree to comply with these policies and to use the property and its amenities safely and responsibly.
