Tennis Cottage is private, tropical and comfortable. The Cottage consists of a main house and a guest house. The main house contains the living/dining and kitchen areas, plus a romantic master bedroom and bath on the upper level and a second bedroom/bath on the lower level that opens to the 40 foot pool and sundeck. A large covered deck runs along the upper length of the main house and provides an excellent place to relax and enjoy the scenic views and magical Caribbean nights. The third bedroom/bath is private and cozy and is located in the guesthouse behind the main house.
Tennis Cottage overlooks Chocolate Hole Harbor with south facing sunny and scenic views of the harbor and the Caribbean Sea. The Cottage is the neighbor of Tennis Villa, but both villas are private and hidden from view from each other. The Cottage can be rented in combination with Tennis Villa, and you thereby gain access to one of the finest villa amenities and activities packages on St. John. Tennis Villa's amenities include a private tennis and basketball court, a 43 foot pool, a regulation pool table, a horseshoe pit and a piano. Each villa has a separate, private driveway and parking area, but if you rent both villas a path connects the two villas and insures an easy walk from one house to the other.
Chocolate Hole is a well-established, quiet and convenient neighborhood that consists of high-priced residential villas. Groceries at Starfish Market are a 4-5 minute drive and the many restaurants and shops of Cruz Bay are an easy 5 minute drive. The restaurants, beach, spa and tennis courts of the Westin Resort are a 2 minute drive.

About Owner / Property Managers
We’re a family where the head of the family is an obstetrician who spent his entire professional life delivering and caring for babies (and their moms) in a lovely small town in Wisconsin. Delivering babies is tough work and you really can’t choose the hours babies are born so you work a lot of long, really long, sleepless nights. So when you can grab some vacation time, and that’s rare, it has to be really enjoyable and relaxing. After a vacation on St. John many years ago, we quickly discovered that this island is all of these things, it’s truly one of planet earth’s finest little islands. So we searched around and found Tennis Villa and Tennis Cottage and bought them. We have a pretty large family that absolutely loves St. John and with lots of space, privacy and amenities, Tennis Villa and Tennis Cottage are just perfect for socializing with our family or friends.
Why Owner / Property Managers chose Estate Chocolate Hole and Great Cruz Bay
We originally were interested in purchasing Tennis Villa because it has one of the very few private tennis courts on St. John. Tennis Cottage and Tennis Villa were sold as a package, so we ended up with two homes. Since we added the 40' pool, sun deck and full a/c to the Cottage, and remodeled it, we've come to enjoy the Cottage almost as much as Tennis Villa. It's private, cozy, great for families, and still quite affordable on an island with lots of expensive rentals.
What makes this Villa unique
The most unique aspect of Tennis Cottage is that it can be rented by itself as a 3-bedroom villa, or it can be rented as part of a 7-bedroom, two villa combination package, along with Tennis Cottage.

we loved this villa's location and it had everything we needed. Three bedrooms are all separate and private and comfortable. Management company took very good care of us and we will be back to tennis cottage next year.

WEEKLY RENTAL RATES BASED ON # OF PEOPLE PER SEASON: Thanksgiving - Off Season Rates Apply 12.5% Hotel tax/5% Service charge $500 Damage Deposit Payments: 50% is due within 7 days of booking, final payment is due 60 days prior to arrival. For Christmas/New Years bookings- final payment is due 120 days prior to arrival.
