Your 1,300+ sq ft screened lanai and pool deck is where mornings begin and evenings unwind. Overlooking a peaceful lake and White Heron Golf Club, this private setting — with no rear neighbors — is pure Florida serenity. Enjoy the pool with loungers, shaded conversation space, and evening ambiance from blue LED and string lights. This property includes an unfenced swimming pool. There is no lifeguard on duty. There is no hot tub. Children must be supervised by an adult at all times. Guests assume all responsibility for safe pool use during their stay.

WELCOME KIT & EXTRAS supplied for your reservation:
✔ Basic amenities starter pack: 1 roll of kitchen paper towels, 1 rolls of toilet paper per bathroom, 3 kitchen garbage bags, dish soap, a dish rag, hand soap, 3 dishwasher pods, 3 laundry detergent pods and dryer sheets to get you started. Guests are responsible for replenishing these items as needed.
✔ All bed linens and blankets are professionally cleaned and provided for beds.
✔Bath towel set per person included: 1 bath towel, 1 washcloth and 1 hand towel
✔We supply shampoo, conditioner, body wash and lotion.
✔ We supply Salt & Pepper, Oil, Creamer & Sugar

- Propane for gas grill is not supplied during your stay. There are two propane tanks available on-site for guest use. Guests are welcome to refill or exchange the tanks as needed during their stay (pay-it-forward system) so the next guests may also enjoy them.

-Pool heat is included October 1 through Easter Sunday only and is not available outside of that season. Heat pump warm-up time may take 24–48 hours depending on outdoor temperatures.



What to Expect before booking:
✔Florida weather is typically warm and humid, and local traffic can vary depending on time of day and season.

✔This is a gated residential community. We have required quiet hours of 10pm-8am. We must respect our neighbors property. This means no walking along the water in others yards.

✔We use a secure guest portal for check-in that includes ID verification for your safety and security. You'll receive a personalized link after booking to complete this quick process before arrival.

✔ No parties or large gatherings of any kind. Failure to comply will result in a $1000 fine and cancellation.

✔ Please place all trash—including from bathrooms and living areas—into the kitchen bin. Excessive trash left in or around the unit may result in an additional $100 cleaning fee.

✔Guests must be 21+ and provide a government-issued photo ID.

✔ Illegal activity, prostitution, and possession of firearms are strictly prohibited. Violations may result in immediate eviction and additional penalties.

✔We have an 3 exterior cameras to monitor external premises. One doorbell camera at the entrance. One exterior camera over garage. One exterior camera a side pool door entrance facing out. All camera are for security purposes only and are triggered by motion.

✔Any Smoking of any kind in unit or building will result in a $1000 fine and cancellation.

✔ Late checkouts more than 30 minutes will be charged an extra fee of $100 per hour to pay cleaners for waiting.

✔ FLORIDA NATURE NOTE - Illegal to Feed Aligators
Lakes bring wildlife — including birds, geckos, and yes, the occasional alligator. Please do not feed wildlife and keep doors closed to prevent bugs from wandering in.

✔Security Cameras: Exterior cameras are located on the garage, front entrance, and side door for security only. All cameras face outward.

✔Local Bookings: Reservations from local guests require prior approval. Please contact us before booking if you live nearby.

✔New Guests: Profiles without reviews require a refundable $500 damage deposit, returned after checkout if no damage is found.

✔Review Requirement: Guests with ratings below 4 stars are not eligible for Instant Book. Reservations may be canceled if booked in error.

✔ Maximum Occupancy up to 10 guests. The number of guests must not exceed the number stated in the reservation.

✔Despite thorough cleaning, Florida’s climate may occasionally result in a small insect or light cobweb appearing between cleaning and check-in. This is normal for the area. No refunds will be given for insects.

✔ Pool heat is included October 1 through Easter Sunday only and is not available outside of that season. Heat pump warm-up time may take 24–48 hours depending on outdoor temperatures. No hot tub on property.

✔Any rentals over 29 days require a separate rental agreement.
