Thank you so much. Sandy and I are so happy you enjoyed your stay. Come back again sometime!
This beautiful house in Watercolor was even better than described! We had 4 kids and 4 adults and it was a perfect house for our crew. This was our first time staying in Phase III and I would highly recommend. The green space across the street is an added luxury. Highest recommendation possible. Communication was excellent. Fantastic place to stay!
Our beach vacation was amazing! The house was so clean and had everything we needed. The location was wonderful and the communication with the owners was great! They were always available to answer any questions that we had. I would definitely book with them again!
Our family of 5 loved our stay here in the amazing Watercolor development! The home is extremely well appointed and super comfortable. It was a 5 minute bike ride to the beach club and on a quiet street. It had everything we needed to enjoy our time on some of the best beaches we have ever visited. We hope to visit again one day!
Rich and Sandra's Watercolor home was a perfect place for our family and friends to spend Spring Break. The home was the cleanest, and had the best amenities of any home we have ever rented. The location was excellent as it was walking distance to multiple pools in the community, the Watercolor Beach Club and Seaside. Communication with Rich and Sandra was easy and questions were always answered promptly. We would be happy to rent the property for a future Watercolor vacation.
My family and my extended family stayed at this home and we absolutely loved it! It’s in a perfect location - on a quiet street, so easy to bike to the WaterColor Inn or Seaside and it was a block from the community Frog Pool! The home was beautifully decorated, spotless, extremely well organized, had everything we needed during our stay plus the bikes, kids toys for the beach, pool chairs, pool towels, etc. We travel quite a bit and this was the best VRBO we’ve rented! On top of all that, the hosts were great communicators and answered all my questions before we visited. I highly recommend this home for your 30A stay! :)

Thank You Megan. We are so glad you enjoyed your stay. Enjoy the rest of your summer!!!!
Fantastic property & owner in a GREAT part of the neighborhood!
This property was absolutely perfect for our visit and was exactly as described on VRBO. Weeks prior to our arrival, the owner was super responsive with communication and answering any questions that I had. This was our first time to Watercolor, and one of the things we liked about this home is that it sits in the quieter part of the neighborhood. Many of the other rental homes are along the main street which means lots of bicycle riders passing by, lots of car traffic, lots of golf cart traffic with radios playing, etc. This home’s section in the neighborhood is equally as nice as any section (they’re all beautiful), but it’s just more peaceful while still being quick to access everything! Honestly the only thing the house didn’t have was blackout shades for the master bedroom (there are shades, they just let in more light than we prefer) . So just bring eye covers and your stay will be amazing! With all his home has available for renters, you really just need to pack a bag and hit the grocery store as you come in. Enjoy your stay!

Thanks Kevin. Sandy and I are very glad you guys enjoyed your stay.
We stayed in this fabulous home for the week of 4th of July. It is a beautiful home with attractive, comfortable decor. The kitchen is extremely well appointed, and organized to a T. Everything you need is here, including bicycles and lots of pool towels.
Riding bikes around the community is the perfect way to get around. The Watercolor Beach Club is about 5 minutes away, reached by crossing the bridge over the lake. It was much easier crossing the pedestrian and bike bridge than going on the longer vehicular route to the Club. We rented a golf cart for a few days, because my in-laws do not ride bikes. We rented from the Electric Cart Company. Note that they have a pop-up office behind the Santa Rosa Publix.
Each bedroom has an en suite, and everyone has their own space. The carriage house is just across the breezeway from the back door. Our in laws stayed in there and it gave them a bit a quiet time away from our teens. Our teens each had their own room in the main house and we were in the master. We had intended for my sister-in-law's family to occupy the carriage house, but they were unable to come. It would have been perfect for them and their toddler.
Communication with the host is excellent. You can tell they personally care for their home by all the unique touches. They have a manager nearby which is very helpful. My daughter lost her wristband while surfing on an E-foil in the lake, and a replacement was brought over by morning.
We'd stay again!
My husband, myself, and our 3 kids ranging in age from 2-10 along with my sisters and 2 of their kids joined us for this much anticipated trip to Watercolor and this house literally had everything we could have needed. I had read a previous review that said you only need to bring clothes and they were right. We rented a few bike trailers and a few kids bikes to go along with the adult bikes that come with the property. We arrived to a lovely, perfectly clean, and well stocked home. There was plenty of space for everyone and we enjoyed watching kids play games or watch movies in the living room while making dinner. The kitchen is extremely well stocked with everything from spices to cooking oils, pots/pans, etc. We loved the independent ice maker which was a hit when preparing water bottles and coolers for beach and pool days.
The house had everything from towels to beach chairs to beach toys to inflatables to boogie boards, frisbees, soccer balls, etc. everything we could want or need to make the beach fun was there. We just loaded them in the back of the bike trailers and rode to the beach in a bike caravan. We loved biking through Watercolor and I think it was one of the kids favorite parts. We would bike right to Watercolor Beach Club and park the bikes in the garage and walk right out onto the beach.
In terms of the pool- the home comes with access to all of Watercolors pools and there are several- we never even made it to all of them. Frog Pool is just steps from the home and it ended up being our favorite.
Rich, the owner, was extremely helpful and quick to respond with all of our questions leading up to the trip and was available if we needed anything during our stay. He was very accommodating to any needs we had.
We found the location to be perfect! the 30A strip is so busy this time of year so it was so nice to be tucked back over the Western Lake Bridge- away from the busyness but an easy ride to the beach.
This was our 3rd trip to 30A- we stayed in Seaside last year and I have to say I prefer the peaceful nature vibe of Watercolor to Seaside but its close enough to ride into Seaside to shop or visit the food trucks.
Thank you Rich and Sandy for sharing your beautiful home with us- it was such a treat!
We loved how organized the house was- it was so easy to find everything we needed. They were so generous with their supplies- we didn’t have to buy near as much as we normally do when coming to the beach (detergent, zip lock bags, etc)
This home has a wonderful location in Watercolor and the owner provides all of the finishing touches to make it a great stay - 6 bikes, tons of beach chairs and toys, kitchen supplies, spices, laundry detergent, paper products etc. The home was ideal for two families and a short bike ride to all of the neighborhood amenities. Rich was east to work with and his property manager was amazing. Highly recommend!
I tend to spend a good amount of time finding the best property to rent for vacations; many would say I go overboard in my research! While I was pretty sure I had found a great house for our vacation with our adult children and their daughters, I have to say, this home exceeded my expectations. If we had only packed our clothes and made a run to the grocery store for meals, we would have been set. Sandy and Rich's home had everything else you could possibly need. Toiletries, laundry and kitchen aides, spices, beach towels, chairs, and bikes were all included. The home was spotless upon arrival.
Having the Frog pool within eyesight was wonderful with two 3 year olds. They of course also enjoyed Camp Watercolor and the beach. The adults enjoyed the front porch during the girls naps and the evening. There really is nothing I would change with the home, We will return again!
Had a wonderful time in Watercolor, fabulous amenities, close to shops and restaurants! The ability to bike everywhere, including Seaside was a huge plus for our active family. First family vacation with the two granddaughters aged 1 and 2, our rental home in Watercolor did not disappoint, Frog Pool in walking distance. The home was full of amenities and cookware we enjoyed! We will definitely book again in this lovely, exceptional home!
We stayed here for the 4th of July week and it was perfect. The house was very clean and very well prepared for us to stay. It was a great location with minimal traffic.
Sandy and Rich are fantastic hosts! They made every aspect of the trip a delight for our crew. Our family and friends had such a great beach vacation at this property. Perfectly situated away from the congestion closer to the beach, the home has an idea location. Would absolutely recommend!!
We loved our week at this home, Super clean, great communication with the owners, loved having the bikes provided, and the overall feel of the home is so cozy! We will definitely stay here again!
I cannot say enough about this property and the experience we had. It was even better than the pics! The walk to the beach is not only short, but it is scenic and pleasant. We had 11 people and never felt crowded in any common areas where we enjoyed meals, movie nights, and playing games. I would choose this home a thousand times over anything closer to 30A or overlooking the beach. The neighborhood is darling, there are very few cars, bike friendly and still so close to the beach. We got to escape the chaos when we wanted to without compromising access to much of what we came for. I will never stay anywhere else when going to this area!!!
Thanks, again to Sandy, who was such a pleasure and took care of everything. I asked a million questions and she was so patient and helpful!!!!
We loved our stay at 62 Inkberry! The location was just perfect...very short and direct bike ride to the beach and quick walk as well. The house was well stocked and made it easy for us to cook in a few nights. Very nice high end appliances!
The layout of the home was great for our group. Two of our boys had to work during our stay and the work stations in the master bedroom proved invaluable. Sandy was incredibly responsive to any questions or needs we had during our stay. We would definitely rent this beautiful home again!!
Watercolor is a great planned community and this house allowed us to enjoy it! Some of the best features include a well stocked kitchen, an excellent porch overlooking a nice park area, and easy access to the “Frog” pool. Also enjoyed the bicycles supplied, which made the trip to the beach club or Seaside quick and easy.

About the host
Hosted by Rich Laws
We live in colorful Colorado, where the mountains are always calling—but we’ve got a serious love for the beach too. Now that we’re empty nesters, we’re making the most of this new season by spending time with our kids and grandkids, traveling with friends, and finding places that feed our sense of wonder (and our love for warm weather!).
WaterColor quickly became one of our favorite destinations. The laid-back vibe, stunning beaches, friendly people, and endless biking trails had us hooked from the start. We love the contrast—mountains at home, beach at heart—and we’re so excited to share this little slice of paradise with you. Whether you’re here to rest, play, or reconnect with the people you love, we hope you’ll feel right at home.
Why they chose this property
We fell in love with this area the moment we arrived. The beaches are truly stunning, but it’s the thoughtful design of the WaterColor community that sealed it for us—everything is just a bike ride away. Whether we’re walking the nature trails, pedaling to the beach, or catching the sunset at Bud & Alley’s, it all feels easy and effortless here. The people are warm, the hospitality is real, and the whole place just invites you to slow down and enjoy life. We know you’ll love your time on the Emerald Coast as much as we do
What makes this property unique
What do we love most about this house? It’s got that classic beachy charm, an easygoing floor plan, and all the space you need for a family trip, a couple of families together, or a fun friends’ getaway. You're close to everything—the private community beach, cute Seaside, lots pools, miles of trails—but still tucked away from the crowds of 30a. Plus, it backs right up to the national forest, so it feels private, peaceful, and like a true escape.
