Situated on one of the most desirable streets on the Newport Peninsula, virtually steps from the Pacific Ocean, this 4 bedroom/2 bath upstairs vacation home is the perfect accommodation for families and friends to enjoy the best getaway experience that Newport Beach has to offer all year long! And because of its prominent corner location, just one house back from the boardwalk, the white water views are plentiful without having to pay beachfront prices.

Every detail of the living spaces has been thoughtfully arranged to provide a stress-free, clean and comfortable environment for our guests to enjoy immediately upon arrival. All rooms are light and bright with lots of natural sunlight and easy access to outdoor living.

The master bedroom, which includes its own private bathroom, is furnished with a king bed; the other 3 bedrooms are each outfitted with a queen bed. Two tri-fold mats and linens provide additional sleeping quarters (best suited for children), along with a 3rd level bonus room with 2 full size futons, for a total of 13 maximum overnight guests. (Twin rollaway beds can be rented in advance to accommodate adult sleeping in lieu of the floor mats - contact our office to make arrangements) The cleaning/linen fee supplies quality bedding, along with bath, kitchen and beach towels for all booked guests. These are attractively prepared and ready to use.

The main living room is comprised of the kitchen, indoor dining and family entertainment areas - all seamlessly open to each other, and to the outdoor dining and barbecue set-up on the ocean view balcony.

Best of all is the close proximity to the hugely popular 34th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just 2 short blocks away, to the lively yet quaint Newport Pier area 12 short blocks away, and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!

The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles. It's the best way to get around town to avoid any parking and traffic hassles, too! Ask about our affordable beach cruiser bike and beach gear rentals, which include free delivery/pick-up and helmets/locks. Everything guests need for a truly memorable beachside vacation is right here!

PARKING: 2 small carport spaces; 1 space for compact to midsize only, 1 space for most vehicle sizes. Carport dimensions 83" H x 106" W. General neighborhood street parking can also be utilized (metered and non-metered).

The much-anticipated third-story rooftop deck and enclosed bonus room are now available exclusively for guests who book this 4-5 bedroom/2 bath upstairs unit!

Spectacular panoramic views of the area can be enjoyed while barbecuing, dining or sunning on the spacious deck. Three different outdoor dining tables with seating for 16, are situated throughout the deck area, one of which is tucked under a roof-covered alcove. Two chaise lounges, a propane gas barbecue, and market umbrellas complete the deck furnishings.

The bonus room is outfitted with 2 futons – each one folds down to a full size bed – cable TV and other accessories.

PLEASE NOTE: Because this room is not internally connected to the second story living areas (except for the rear interior stairway), and because there is full access to the rooftop deck, careful parental discretion will need to be used as to the appropriateness of children or teens occupying this room overnight. (There are no bathroom facilities on the third story.)

These additional third-story amenities can be accessed by an outside stairway from the front, second-story balcony, as well as by an interior stairway near the rear master bedroom. Both access doors and stairways can be locked.

A maximum occupancy of up to 13 guests can be accommodated in the entire unit.

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.

Great location 1 short block from the beach.

We loved this rental so close to the ocean. The beach was gorgeous, the home very tastefully decorated and clean with very comfortable beds. It was perfect for our family. Note that there is a unit downstairs so if you have many young children running around it could possibly disturb the downstairs guests if occupied. We had a 6 year old and the guests had an eight month old so they were more concerned with making noise than we were. It all worked out fine. Great place!

We loved our stay at Newport Beach!!!

We booked this place for my sons last high school spring break. I brought my son and 5 if his friends, my two daughters, and two of their friends, myself and a friend. There was more than enough room for all of us. The roof top deck and bedroom were perfect for my son and his friends. We still had four bedrooms downstairs. Great patio if the family room and view If the ocean. It’s nust a 2 minute walk to the beach and plenty of grocery stores and restaurants near by. The place was very clean, plenty of towels for the beach and the bathrooms kitchen had everything we needed. If I had any complaints it would just be that a lot of light bulbs were burned out upstairs. I would stay here again if I have this large of a group. Otherwise there is another rental downstairs not quite as big. We thoroughly enjoyed our stay. The rental office was located nearby and very easy check in.

Beautiful, clean and great customer service

We stayed in this home with 3 families and it was perfect! The teenagers stayed in the upstairs and got to have their privacy away from the little kids and the LOVED it! Don't forget to rent bikes from Beachview Rentals. Our truck never moved the whole week we were there because everything we needed was within biking distance. this is our 2nd time renting from Beachview Realty and we will continue to rent from them in the future. Amazing customer service!

Great home, great location

We celebrated our daughter’s college graduation at this property and we couldn’t have asked for a better location. A very short walk to the beach, grocery store, and restaurants. The home was clean and spacious. The rooftop view was amazing. There was lots of seating and lounge chairs on the roof. My only complaint would be that there wasn’t a dustpan, but that wasn’t a big deal. I would definitely book another stay at this house!

Property was clean, steps to the ocean and the Balboa boardwalk. Very convenient location with close proximity to restaurants, bars, and the grocery store as well. We loved the deck off the living room and the views from the balcony were amazing. Glad we stayed here, wish we had more time!
