This property is the perfect spot to set up camp for a week at the beach. It is about 100 steps to the sand. It is in the perfect location along this little strand of coast to utilize all the surrounding piers. It is a about a mile walk down to the Newport pier. Close enough to walk or bike to the shops and restaurants, but far enough to escape the parking lots that bring big crowds. The unit includes a master bedroom with a queen bed and a private bathroom. A second bedroom with a queen bed and a third bedroom with a full over full bunk bed that has a single trundle pull out. It has a second full shared bathroom in the hall. When you enter the property it has an open concept living area with a couch and a dining table so that everyone can hang out in the same space. All of the bedrooms as well as the living area have large flat screen TVs on the wall. The kitchen is stocked with everything you would need to eat in. It also has a coffee maker, toaster and microwave. There is a patio out back with a sitting area, a BBQ and a small fire pit. This unit has enough room to park 2 cars. (one in the garage and one in the driveway.) Street parking can be hard to find so this reserved space makes a big difference! There are beach chairs, sand toys, umbrellas and a washer/dryer in the garage. We do our best to make this home feel special. We keep everything well maintained and the style up to date. All appliances are stainless steel and the counter tops are granite. We are constantly making improvements to make it feel like a home away from home. We are happy to help with any part of your vacation we can, from planning to restaurant suggestions to responding to maintenance calls. We think you will love it here as much as we do!

Why stephanie larson chose Newport Beach
After going on vacation in Newport Beach we were all hooked. We knew this was some place we wanted to visit every summer with the kids and eventually the grandkids. When we found this property it felt like a perfect fit. We like that it is tucked away in a quiet neighborhood and we can go back and forth from the house to the beach easily. Our walks to the pier together every morning to look for shells and pick up a coffee (and the uninterrupted talks that go with that) are priceless to me.
What makes this Condo unique
It is so awesome to be able to park the car and get out and exercise. During our beach week we take long walks on the beach, ride bikes, swim, paddle board and kayak. For us it is less than an hour away from our home but feels like a world away without all of the everyday distractions. It is so great being near 50th. You miss the traffic and crowds that come with being closer to the pier and the parking lots. This downstairs unit stays hidden from the street and sun and feels very quiet and private. It also tends to stay pretty cool in the summer heat. We love it!!

Great location with some drawbacks
The owner was quick to reply to any messages I sent, very helpful, and we had an easy check-in.
Pros: Location. If you want to be by Newport Beach, this rental is a one minute walk to the beach. Close to a park and a block from a bike path. The garage contains all the gear you need for a day at the beach and a couple bikes. The patio has a grill and a fire pit.
Cons: This is the downstairs unit of a duplex. That is not made perfectly clear in the listing, except maybe in one photo caption. The biggest issue we had was the noise from the upstairs unit. Every footstep felt like a giant was walking. Every toilet flush felt like a waterfall in one of the bedrooms. Its also very hard to find parking if you have extra vehicles. There's no toiletries available besides hand soap. And lastly, the beds are metal and very squeaky.
Overall an okay stay with a great location, but the noise from upstairs was kind of a bummer.
Nice quiet location, cute house
This was a great house with a very short walk to the beach. House was clean & updated. The only issue we had were the bed frames, and it is possibly an easy fix - the frames squeaked so much just to roll over gently in the bed. Either time to tighten or replace?

Looking forward to coming back! One suggestion- it would be nice to have lots of beach towels on hand rather than having to pack your own. All other beach items are provided - and it was nice not to have to pack it all with us .

Perfect Family Getaway
The house was clean and suited us nicely. Everything was great for our large family of 8 and we didn't even need to use the pull out sofa. We loved this house and will likely return next time we plan a trip to Newport. There was even more than we expected. We brought a chair, beach toys and a pack n' play but the house had all that and more.
Great place, awesome location.
We spent a week at the end of August at Newport Beach, and really enjoyed our stay. Six of us stayed in the downstairs unit (the "blue" unit). We chose it because we liked the idea of a private patio in the back, and being on the ground floor. The space was comfortable and clean. The location is great, being just a 30 second walk from the beach. A few more dishes and utensils would have been nice, but to be expected with six people around.
The reason for the 4 star rating however is that we really could hear a lot of noise from upstairs. Three of the seven nights of our stay there was a group of 5 or 6 young men staying there, and although they weren't deliberately loud, we heard all the footsteps, toilet flushes and dropped forks. One night they played beer pong til 2 AM. If you have teenagers you know how loud beer pong is.
So if you're on the younger side and don't go to bed early anyway, or if you don't expect to get home til late, you would love the "blue" unit.
If you're looking for a quiet stay, you're taking your chances with who will be above you.
We really enjoyed our time at Newport, and would like to visit again. But next time we'll rent the upstairs.
Another Great Trip!
This is the fifth year in a row at this location and we have no reason not to make it another five in a row. Our family loves Newport Beach and this beach house has everything we need. Best feature is the ability to park five cars and not have to worry about finding parking everytime you need to leave. The bikes are also great for our kids. The landlord is very attentive. We had a small issue with a sink that was corrected in less than five hours. Thanks Stephanie!
This property is located one mile from the Newport Pier. It is close enough to walk down to the shops and restaurants, but far enough away to escape the most crowded part of the beach when you want to lay out and relax. You can ride a bike further down another 10 minutes or so to visit the arcade at the balboa fun zone or cross on the ferry for more food and shops on balboa Island. There is a little water museum there with a tide pool touch table for little kids. It also is the place to go if you are interested in booking whale watching trips, harbor cruises or want to take the ferry across to Catalina Island for the day. You can also rent kayaks, paddle boards wave runners etc. We like to rent the little electric duffy boats and cruise the bay with snacks and a glass of wine. If you ride in the opposite direction from the house you are about a 25 minute ride from all that Huntington pier area has to offer. I love the central location west Newport offers. Of course the house is also about 20 minutes away from big attractions such as Disneyland and Angel Stadium. My kids enjoy the Santa Ana Zoo which is small but nice. They also enjoyed the discovery cube hands on museum when they were little. Newport Dunes is a campground down the street a few miles that has set up a nice safe cove that is great for families. the have a little water park area set up during the summer and rent out paddle boats and things in a safe easy to watch area. They charge a small fee per car to enter for the day. Fashion Island is a nice outdoor mall that offers shopping, food and a nice movie theater. The waves at Newport are great for swimming, surfing and building sand castles. If you are interested in tide pools or snorkeling head over to Laguna Beach. The downtown area also has nice shopping and restaurants. We like to go to the Montage hotel for drinks. Parking can be tricky so we usually valet at the hotel even though it is pricey. It has an amazing view. There is a nice and expensive restaurant in the hotel but we usual opt for the cheaper more casual bar and restaurant by the pool. From there you can walk on a sidewalk along the beach or access the white sand by going down the stairs. While there is a lot to do in Southern California, half the time we park our car and dont use it at all. We go from the beach to the house to the beach and walk to dinner.
