There are two kitchens, one large indoor kitchen and one convenient outdoor kitchen close to pool area for grilling fun while watching loved ones enjoy the pool.
This home is located on the upper Colorado Arm of Lake LBJ in the beautiful Texas Hill Country, offers beautiful waterfront views on the quietest and most private part of Lake LBJ, just below Inks Dam. There is incredible fishing because Inks Dam is home to a national fish hatchery. What a great property to enjoy family & friends, fun, the Texas Hill Country and water activities!
This large, open, modern, white limestone, home features beautiful lake views from the Master Bedroom, Living Room, Game Area, Dining Room and Kitchen. There is a huge back porch with rocking chairs and an outdoor refrigerator that overlooks an outdoor kitchen, beautiful pool with waterfall and large pool deck overlooking lake.
There are multiple decks throughout the property - Going down the stairs to the lake, there is another deck giving you a great view of the lake. Further down the stairs are two additional lake decks allowing you fantastic views of Lake LBJ, Inks Dam and the Texas Hill County. The deck directly over the lake is great for fishing. To get to the last deck featuring a boat dock & place for jet skis, you go down a ramp and additional stairs.
This great vacation rental has 3 separate living areas, as well as a pool room for everyone's enjoyment!
You’ll enter the home through a bright, enclosed entryway, surrounded by windows and viewing the beautiful courtyard. The huge great room features amazing lake views and a regulation size pool table. The full back has plenty of places to relax or eat,, and looks out over the recently remodeled pool deck, which also has plenty of seating and a dining table. Walk down the stairs to the four different decks, where you can sun bathe, relax, or enjoy the sunset with a glass of wine. Perfectly situated between Inks Dam and a beautiful shoal of granite rocks, you will immediately notice the almost complete lack of boat traffic or boat noise, yet you can quickly reach the main lake with a trolling motor, or boat between the house and the dam area. Because of the extremely low boat traffic, this is the perfect spot for canoeing, kayaking, fishing, or swimming. 50 yards upstream, a large creek enters the lake, and the kids will love wading in search of minnows and crawfish. Several Dish-Network equipped televisions will entertain guests during those times away from the water. There's also WiFi to enjoy, a computer for your use in the main living area, and a fire pit on the lower lake deck with phenomenal views of lake and Texas Hill Country.
There is a boat dock for your boat, Jet Skis, or or water craft, but it is HIGHLY SUGGESTED if you choose to bring your boat, you use a trolling motor as there are some rocks to negotiate on this part of the lake.

Great Labor Day for our Six Families
Our 12 kids and 12 adults had a terrific time staying at this lake house over Labor Day weekend. The owner, Jackie, could not have been more friendly, helpful and accommodating. She met us at the house to give us a walkthrough, and offered several extras (that I won't detail, lest she be bound to do the same for everyone moving forward.)
The house is located in a quiet part of the river just past a shallow, rocky section. We were able to get our pontoon boat in and out, but we had to take it slow and navigate a narrow path to keep from scraping. The nice part is that other boats stay away, and swimming to the rocks from the house was a fun activity for the kids and grownups. Jumping off the deck into the water was endless fun.
The layout of the house was perfect for socializing as a large group. The main living area and kitchen are wide open and flow into the back deck and pool area. Altogether, the house has like 4 decks, so there is lots of space to hang out. We had a great time with the pool table. The pool was clean and plenty big and kept the kids happy all day long. The large island in the kitchen was perfect for preparing large meals. Pizza night! As for the bedrooms, they varied in size, so it was a little challenging to fit everyone comfortably and equitably. And we found that more bathrooms would have been nice.
I would not call the house luxurious in that there are cabinets and gates and furniture and so forth that are in disrepair or at least superficially worn down. It's not the kind of thing that troubled us. We did have some pest issues with ants getting into the back bedroom and these green mosquito-like bugs all over the counters in the morning (not sure how they got in). It was our first time staying at the lake, so this may be expected.
The refrigerator and range (with double oven) have been updated since the photos and worked out perfectly, even for a group as big as ours cooking six meals there. The small beverage fridge out on the deck helped with space.
Overall, everyone in our group agreed that, while we may shop around a little, we would be happy staying here again. If you're considering booking this house, I recommend you request to see the rental agreement ahead of time, as it is quite strict, and you'll want to make sure you can live with the regulations.

Cozy but old
The photos of the property are a bit deceptive. We stayed at this property for a family reunion and we thought the place was not as luxurious or new as it looked in the pictures. The landlady was wonderful and gave us a tour of the place when we arrived. There are plenty of rooms (though some are quite small) and beds, so it was great that no one had to sleep on the couch. There were some ants in one of the beds in the back room. We enjoyed swimming in the pool, fishing on the deck, and playing pool. Overall, we enjoyed our stay, but would not pay that much to stay in the same house again. For that amount of money, we were expecting a nicer, cleaner, better-maintained house.
Overall, it sounds like you had a lovely time at the property, but we are terribly sorry about the ants on the bed. The pictures are an accurate representation of the property. As you know, we allowed your party an early check in, had refreshments for you on your arrival & even mailed you items you left on behind.

Great outdoor space! Perfect for a family reunion.
We had our parents 40th wedding anniversary here with our family. The house has a lot of rooms, a big kitchen and nice outdoor space. It abuts the lake so you can jump off the dock into the water but cannot bring a boat here due to a rock outcrop. We had a great time and really enjoyed the pool and pool table.

6-/24-7/1, 8 adults,4 small children.
It was represented as a luxury lakefront home, sleeping 22 , futons were crammed everywhere ,the rest of the house did not accommodate 22 people. Fridge was too small.. no icemaker, no pantry. Toaster didn't work, sink leaked.The house looks like its straight from the 70's with thrift mismatched furniture. The dining area seated 6 & 3 mismatched barstools 2 too low to eat on. The kitchen was dirty when we arrived, all appliances were greasy. The ceiling fans were all filthy as well as windows,doors, ac units in the apt..The apt. was a joke! We were charged a fee for cleaning & house was not cleaned!
The grass was well over a ft high in the front yard. There were 2 wheelbarrows, an old butane tank, a table turned upside down and a swing set which was covered up by the tall grass and overgrowth of dead limbs and debris. I contacted the owner about the dirty house & grass that had not been mowed and she said it was a rock garden and she had cleaned the house herself.
The pool is misrepresented in the picture, it appears to be the length of the house (but was not much bigger than a community kiddie pool)because of angle at which it was taken.no handrails& pool deep where you enter.She said it was represented correctly on photos.
They showed no pictures of the front of the house which was a disaster, and looked like a JUNKYARD. The only bedroom that was decent was master & the bath and den. The other rooms were so small you could barely turn around, all beds were hard and squeaked.
None of the gates leading down the decks worked properly and were unsafe for children and adults.One was tied with a small rope, 1you had to pull up on to make it lock but was not secure and the 1leading to dock had no lock at all. The pool had exposed screws sticking up in the middle drain...unsafe.
The boathouse was such a disaster it should be torn down. All the steps leading down to dock were worn out and not safe. None of the property is maintained inside or out!!
The inside of the house is unfinished and has many holes in the drywall throughout, trim to the master bedroom door was only nailed at the top with 2 exposed nails as well as baseboards. No tv in apt bc of trees grown into satellite and in the bedrooms you had to watch what was on in other room. Owner very difficult. If you rent this home you will be DISAPPOINTED..at the dock there is a junked paddle boat . I have pics of all
Fantastic spot for a casual bachelor party!
I really didn't want the weekend to end. We made use of nearly everything we had access to which was quite a bit. Everything was as expected and probably a little more. The place was very clean and everything seemed to work just fine. It's really beautiful out there. The property manager was very friendly and responsive but not invasive. I would definitely love to come back with another big group or family.

My friends and I got together to celebrate my upcoming wedding. There were 22 of us and the place was perfect. Lots of places to sleep, privacy & the home is beautiful. However, the lake and numerous decks on the property AWESOME!

The fishing was incredible - this place is on a national fish hatchery.
Reasonably priced, too.
Just off of Park Road 4, near Inks Lake State Park & Longhorn Caverns. About a mile down the road is a convenience store, Hoover Valley Store, with a wonderful cafe. Across from the store is the fantastic wine Perissos Vineyard. You have your choice of going to Burnet or Kingsland to go to the local HEB grocery store and local restaurants. Kingsland has both golfing and boat rentals available, if you'd like. Enjoy!

Sending in payment means the Tenant has read and will comply with rental terms of stay. HILL COUNTRY LAKE HOUSE RULES OF STAY: • Please do not move ANY indoor furniture! • If you choose to move any outdoor furniture, please put it back in the proper place. If furniture is moved and not returned to original place, a $100 fee will be charged to tenant. • No glass outside! If you choose to bring a drink outside, please use a plastic cup. • No food on furniture. • Please do not allow anyone to throw pool balls off table. • Please do not touch art. The majority of the art are “Artist’s Proofs” and are extremely valuable. The majority of art cost approx. $7,000 each, (Slangal Art prints). The Starfish American Flag in Lake Master Bedroom is: $17,000. • Please do not go into locked closets or try to open them. • For your convenience, we purposely give you more shampoo, conditioner, soap, toilet paper, trash bags, etc. than you will probably need. Please do NOT take the excess home. • If you use the fire pit on the deck or “Tex”, the Armadillo BBQ Grill off the back patio, please clean them out after use. • Absolutely NO FISH CLEANING permitted in house. Evidence of such, including smell will result in an additional $250.00 charge. • Please, no smoking inside. If you choose to smoke on the dock, please clean up after yourself. Any evidence of smoking will result in an additional cleaning charge of $500.00. • Please keep noise down after 10:00pm., as there is a noise curfew in area and neighbors WILL call the Burnet County Sheriff’s Department! • Please know, because you are staying at a house on the lake, there are definitely bugs outside, which we have no control over. On occasion, there may be a snake, so please be aware. • Because you are in Texas at the lake, on occasion, bugs/flies will get in the house because the doors are being opened on a regular basis.
