About Joan Reed
I was born in Llano, raised on our family ranch and graduated from Llano High School. Attended college in Austin and moved back to Llano to marry. Lost my husband of 42 years to cancer. Remarried in 2008.

This property Is perfect for a weekend get-away or a longer stay. It conveniently located to the Badu Park, Llano River, the town square, and great shopping and restaurants. Not to mention, it is a short drive to Enchanted Rock or Fredericksburg.
What makes this House unique
The Sunday House is located on the North side of the Llano river and within walking distance to many places. It's about a .5 mile walk to the Courthouse square which is considered our "downtown area" and located on the south side of the river. Crossing the river on the bridge walkway is a nice experience - especially when the setting sun or the Christmas lights from Starry, Starry Nights are reflecting from the water.

Excellent house and attentive owner
The house is excellent. Well furnished with every necessity. Well stocked with condiments in the fridge. Coffee. Body wash, shampoo, toothpaste, etc. Laundry detergent. We came prepared, but everything we needed was already there.
There had been a storm the night before and the internet was not working when we arrived. Joan had the next door neighbor come over to see if he could help. No luck. She managed to have tech support come the next day and fix the problem. Throughout our stay, she was very accessible by phone and also text. --- She's cell phone savvy. Before our arrival, she sent us an app for Llano tourists. We did not use it, but the thought was appreciated.

Well appointed with wonderful front porch for relaxing
Great location moments away from historic downtown Llano and the river. Trees keep the front porch and yard shaded for comfortable relaxation. Joan stopped by to check on us - very thoughtful.
Lovely place to stay in Llano
We loved staying in this roomy, yet cozy cottage. Everything we needed was provided and the cottage was super clean and comfortable. The owners checked on us and made sure everything was perfect!
Perfect Hill Country Retreat!
We loved staying here. Very relaxing little place. Very comfortable bed, modern bathroom and kitchen. Comfortable living room and I enjoyed wine on the porch in the evening and coffee on the porch in the morning. Relaxing base camp for tootling around Fredericksburg ( only 30 minutes away and a scenic drive) and the Hill Country. Had BBQ at world famous Coopers too--just around the corner!

Additional information about rental rates
Remaining balance due upon arrival. Rates are based on a double occupancy. A nightly fee of $20 for each additional guest will be assessed. There is an additional charge of $30 for a one-night stay. Although there is not a damage protection charged upfront you may be held responsible for any incurred damage.
