About Joan Reed

I was born in Llano, raised on our family ranch and graduated from Llano High School. Attended college in Austin and moved back to Llano to marry. Lost my husband of 42 years to cancer. Remarried in 2008 to Lony Reed.

Why Joan Reed chose Llano

My husband and his late wife came from Louisiana for many years each fall to hunt. They fell in love with Llano county and decided to make it their home. They worked to clear the land and built their house and Mountain View. Mountain View was originally built for Lony's mother-in-law.

What makes this house unique

From the living room and the front porch there is a view of the surrounding mountains to the east. The sunrises are awesome! Don't be surprised if the miniature donkeys and Gypsy (the horse) come up to the fence for "treats".

Really was a home away from home with perks!

The cabin was stocked with more then you could need! Lots of kitchen gagedts, cookware and serving sets for kids and adults. Tons of blankets, pillows, bathroom necessities, plus nice little extras like snacks and coffee. We loved feeding the donkeys and horses plus the beautiful view. The owners are nice and make sure you are taken care of! So convient to enchanted rock park. We brought the rain this time so will have to stay again to hike the rock!

Exceptional owners, wonderful property, comfortable beds, fabulous view.

Had an outstanding time staying here. Joan & Lony were wonderful hosts that gave great attention to our comfort and pleasure. Plenty of room for the three of us. The beds, chairs, and sofa were very, very comfortable. Everything we possibly could have needed was provided: all kitchenware, bathroom items, bedding, more than ample storage, washer/dryer, etc. Had a relaxing morning on the front porch watching the sunrise - turned into a Disney movie with the burros out in the pasture, Gypsy the horse nickering on the other side of the fence, an adorable kitty came to visit, along with Lucy (their sweet dog), a few hummingbirds and a couple other critters nearby. We looked at other properties around Fredericksburg and Enchanted Rock, and we feel it is the absolute best place to stay - hands down. Kristie was a treasure - she handled our details and questions so quickly. All in all, these folks are the best and have helped to make this trip a wonderful time for us.

Wonderfully relaxing and well kept property

A group of six women had a lovely time at the Phoenix Nest Guest House. The kitchen was very well stocked with pots, bowls, glasses etc. The rooms were large and comfortable. Most importantly the huge back porch was made for relaxing and taking in the awesome sunset and wildlife with no car noise or other distractions. A phenomenal retreat to renew and restore one’s outlook on life. Thanks Phoenix Nest!!

Nice quiet place for a girls weekend

We stayed here for a girl's weekend and loved it! The house was clean and well stocked. I've stayed at places that barely give you enough towels, maybe one dishtowel for the kitchen, and one roll of toilet paper - but not this place! There were plenty of towels and linens, the kitchen was well stocked with cooking supplies, and the DVD and wifi were easy to use. The directions we were given were great and made it much easier to find the place (it is in the country, so the directions were essential).

Joan (the owner) was very friendly and came to check on us when we arrived and even checked on us the next morning before check out. We also had a last minute change with the number of people that could attend, and Joan wrote us a check to refund us for the difference in occupants (we did NOT expect that and thought it was very thoughtful and considerate of her).

The house is at the bottom of a hill, and we were able to take 2 hikes on the property while staying here. And the porch is as wonderful as it looks in the pictures. If you're looking for a quiet place in the beautiful Texas hill country, this place is fantastic!

Fantastic Texas Hill Country Family Getaway

Mountain View guest house does not disappoint, and the owners, Joan and Lony, are just about the nicest, most welcoming people you'll ever meet. Our family of five, including three young children, stayed at mountain view over spring break. The house had everything we needed and more. The house is nicely furnished, the kitchen well-stocked and the beds are cozy. We spent our days hiking nearby trails, relaxing on the front porch looking out at the beautiful hill country, visiting with the donkeys and horse on the ranch, and playing with the Reed's four-legged fur baby. At night, the view of the stars can't be beat. Mr. Reed perfected our stay with a tour of the ranch and even taught us some very interesting history. Our children had so much fun, they kept asking when we would return even before we left! Thank you Joan and Lony for such a wonderful vacation! We will be back again soon!

From Highways intersection of 16 south and

71 east (this is about a mile south of the

Llano River Bridge, continue on Hwy 16

south (towards Fredericksburg) about 12

miles. Our rock wall entry way will be on

your right. It is planted with succulents. The

black wrought iron gate has an “R” on it as

well as the numbers “14273”. There is a

locked entry gate.

Mountain View Guest House is located just 10 miles from Enchanted Rock State Park, 13 miles south of Llano and 25 miles north of Fredericksburg.
