Access to the private 7 minute ferry that takes only Bellport residents to the pristine private beach at Ho Hum beach (for minimum 1 month renters, via an access fee + ticket during summer season).

Bellport's proximity to New York City (1 hr by car; 2 hrs by LIRR train) makes it convenient to the city. The village downtown is easily walkable and bike friendly.
Patchogue is very close and has very frequent train service. Taxis from Patchogue to the house are $11.
