Elegant and stylish details have been combined by the owner during the extensive renovation work to create a villa of rare beauty and charm, surrounded by the gorgeous typical Tuscan landscape, second to none for its striking beauty… 360° unobstructed views on the spectacular landscape and the medieval towers of San Gimignano can be enjoyed from almost every corner of the property.
The stunning views on the magical landscape with its perfectly kept vineyards and fields of olive trees together with the tranquility and privacy of the area create a relaxed, secluded and peaceful atmosphere, making the villa a truly ideal retreat for a perfect Tuscan vacation.

The villa’s large windows, shaded by bricks placed in diamond shapes (typical of the Tuscan barns) make the home a light-flooded heaven. The thorough attention to details, from the careful selection of the materials used, to the exquisitely appointed custom-made pieces and the vintage design furniture, where traditional features blend in with modern touches, has contributed into creating a charming, modern space that perfectly blends with the villa’s ancient structure.

Description of the exteriors.
Outside, on the east side of the villa, next to the kitchen, guests can enjoy a shaded veranda equipped for outdoor meals as well as a paved solarium area in front of the entrance. On the south west side of the house next to the barbecue, there is another terrace fully furnished with lounge chairs and a table for al fresco dining, surrounded by a large lawn with pomegranate & olive trees, roses and the most beautiful views of the countryside and on the medieval towers of San Gimignano!
In the garden, within a few steps from the main house, there is small outbuilding that has been converted into a guesthouse.
There is no pool at the property, there are public pools half an hour drive away.

Accomodation.
The main villa comes with two bedrooms and sleeps a total of 4 guests , 2 in the master bedroom with king size bed and 2 in the twin bedroom with separate single beds (an extra foldable bed for a child can be added upon request), while the independent guesthouse sleeps a total of 2 (it can be setup with either 2 twin beds or one Queen bed).
Final cleaning charges and cost of utilities based on meters are due as extras locally.
Please note that the price listed refers to the rent of the main villa only, access to the guesthouse (2 additional guests) can be added upon request at an extra charge.


Description of the interiors.
The entrance door leads to a loft interior with beamed ceilings and terracotta floors. The dining and living areas come with one fireplace each and are on split-levels, connected by a custom-made spiral staircase. A few steps down the staircase it is possible to reach the bedrooms, from which truly amazing views can be enjoyed.
Rooms description.
Main Floor (where the main entrance is located): fully equipped kitchen (dishwasher, freezer, fridge, kettle, toaster, coffee machine, orange squeezer), dining room with fireplace, spacious living room (fully furnished with comfortable sofas) that comes with a 2nd fireplace, Tv (with all main foreign channels, hi-fi, dvd player) and the most beautiful direct views on San Gimignano..

Lower Floors: A few steps down the large spiral staircase, there is the master bedroom (king bed) with walk-in closet and the master bathroom (with shower).
Down 8 more steps there is the second bedroom with two separate twin beds (with a direct access to the garden) and its adjacent bathroom (with tub).
At the bottom of the staircase there is a laundry room (also accessible from the outside) with a washing machine, iron and ironing board.

Guesthouse: one bedroom (with either two twin beds or one Queen bed), bathroom (with shower), kitchen.


Location details.
The villa is located just about 3 miles (5 km) from the village of Poggibonsi and about 5 miles (8 km) from San Gimignano, 23 miles (38 km) from Volterra, 23 miles (37 km) from Siena and 29 miles (47 km) from Florence. We are in the countryside with no close access to public transportation, so a car will necessarily be required for the holiday. Thanks to its strategic position, the villa is an excellent starting point for day trips to Volterra, Siena, Florence and all of the other characteristic hamlets in the wonderful Chianti area and it is also ideal for walks or horse-rides on the winding paths along the breathtaking countryside.
Thanks to a mild climate, San Gimignano and its surroundings offer a wide choice of activities that can be enjoyed not only during the summer, but throughout the year…art cities, inviting countryside for those looking to relax away from the busy pace of the city; villages nestled on ancient castles and a rich cuisine where you can find, unchanged, traditional local food and wine… These are just some of the characteristics that make San Gimignano and this wonderful part of Tuscany an ideal place to visit! To be discovered either on foot, by bike, or even better, on a horseback…

The nearest grocery shopping as well as the nearest supermarket can be found in Poggibonsi, just a few minutes away from the property. Excellent grocery stores selling some of the best local products such as fresh pasta and fresh cheeses, a famous butcher, a bakery and an excellent ice cream can all be found there.

The area of San Gimignano features excellent restaurants, which can be easily reached from the property within a short ride. Several more great restaurants can also be reached within a 20-30 minutes drive going towards Siena, in Monteriggioni and Castellina in Chianti or towards Florence.
The area also comes with really great wineries, where it is possible to purchase some of the best Tuscan wine as well as organize visits to the cellars and fabulous wine tastings..
