YES - IT'S SOUTH FACING! - Our luxurious Lakeside Villa is south facing, so our guests will enjoy a Pool Deck bathed in the wonderful Florida sunshine all day, from dawn 'til dusk, and it is very private.
It also has the benefit of a large covered lanai area, for those preferring to dine or relax, for a while, out of the full heat of the sun. and there is the convenience of a toilet/powder room and an open shower. In the evening it is lit with multi- coloured lighting.
There is a BBQ freely available for use by our guests.
So, later, relax with maybe a cocktail and watch the beautiful evening sunsets across the lake.
The villa is fully air-conditioned, very spacious, featuring 5 Double Bedrooms all with ceiling fans, TVs and clock radios and 3.5 Bathrooms with hairdryers.
The large Master Suite has the luxury of it's own private balcony, with a wonderful view overlooking the large natural lake. There is also a boat dock and excellent fishing, exclusively for guests.

Our fantastic Games Room has a Professional Grade Pool Table, Foosball, Electronic Darts and comfortable sofa seating - A great place for everyone to unwind and have fun after a long day at the parks and improve your Pool skills!
There is a huge Master Suite with Luxury 4 Poster King-size Bed, Large En-Suite Bathroom with King-size Oval Bath Tub, separate walk-in Shower Cubicle, Twin Sinks, and walk-in his and her wardrobes.
A further King size 4 Poster bedroom is located on the Ground Floor (also suitable for wheelchair users) with sliding Patio Doors giving direct access to the pool and large extended deck area, which has a large patio dining table with ample seating and comfortable chairs plus a grill BBQ.
Other Bedrooms include a Queen Size Bed, 2 Twin bedded Disney themed rooms, one being a 'Mickey and Minnie Mouse' and the other a 'Pooh Bear' room! In addition to Full Air Conditioning we have added ceiling Fans in every bedroom plus Cable TV and Clock Radios. All bedrooms have fitted wardrobes with ample clothes hangers.
There are two Lounge Areas one featuring a 42" Plasma TV with Multimedia Entertainment Centre with 40+ Channel Cable TV, VCR, DVD Player & HI-FI System. There are Board Games, Books, Videos and DVDs for your entertainment. The second Sitting Room is located at the front of the Villa away from the TV Room and adjoins the Dining Room and is elegantly furnished and carpeted for those 'special' occasions!
The remaining Ground Floor area is laid with beautiful Italian Tiles. There is a fully equipped kitchen with all the latest appliances and a breakfast room with table and chairs located off the kitchen.
The laundry room is fully equipped with washing machine, a dryer and large butler sink which is ideal for guests with infants and young children.
For families with infants, there is also a full size baby crib/cot with bedding, two strollers, highchair and playpen for use, free of charge.
Sunset Lakes is a small Private Gated Estate of luxury homes set around two natural lakes and bordered by a Conservation area with abundant wildlife and is extremely peaceful. Our friendly staff live locally and are always available and happy to help should you require any assistance during your stay.

We looked at many, many vacation villas onlne in the Orlando area on Ebay and elsewhere for our family group of 10. The location of this villa was a very short drive to the parks and shopping. The kids (age 6 to 84) all loved the pool and game room. The villa is very clean, well equipped plus the owner and property mgt company were extremely helpful. This is the place to stay. You will not be disappointed!

We thoroughly enjoyed our holiday. Thank you for sharing your beautiful home with us, everything was great and the area really near all the parks. Everyone enjoyed themselves and the kids particularly enjoyed the swimming pool. We wouldn't hesitate to contact you again when we return to Florida in the future.

Thank you so much for sharing your lovely house with us. It made our stay in the Orlando area very memorable. Our family of six included two children of six and three and they absolutely loved the pool. Everything in the house was of a very high standard, the beds were so comfortable after a long day at the parks and the house was equiped with a huge array of kitchen/ dining equipment and everything else one could possibly need. We would highly recommend this house and on our return to Orlando would not want to stay anywhere else. The location is excellent, so close to the theme parks that it is possible to come home in the afternoon, have some pool time and return in the evening which is a major factor when travelling with young children. Don`t bother trawling through hundreds of houses, this one will not disappoint.

Thank you for letting us stay in your lovely home. The facilities were excellent, modern, clean and spacious, and the pool welcoming after a long day out. In fact everything you could wish for was there (when we were returning to the villa our son would say "are we going back to the palace now?"). This is a great family home. It has everything you'll need and more, there was plenty of room for our two familys (4 adults, 6 kids). The location is excellent and easily accessable to the theme parks,shopping and resturants. The kids enjoyed the pool and the games room. Make sure you book enough time to take a day or two off to relax and enjoy they house and pool. Thanks to Debbie for having the birthday cake and decorations for our arrival -- they were great! The owners were very prompt at returning our emails and very helpful with all our questions. We visited Epcot, Magic Kingdom, Busch Gardens, Sea World and Universal's Islands of Adventure and did the Medival Times supper (excellent fun). They were all fun but alot to do in one week. Next time we will book more time and take a day off in between to rest up. Thanks for everything, it was a wonderful vaction, Lesley, Steve, Gail, Stew and kids.

…WOW!…what a lovely home… we had a wonderful time and were able to invite Kev’s brother, wife and two children over for a BBQ (they were green with envy!!…Excellent.. so you may have some more Howards staying another time!) There was everything that we needed… and more! It was great to have a cooler box (that’s a first) and the toys kept the little one happy too. The 7 yr old was surprisingly good at pool and so we were able to relax and enjoy the stunning views. I fell in love with the place.. We were in heaven! ( I have to say that yourMaster suite is bigger than our downstairs area at home!!!!….I need to move!Kev loved the lake and was very keen to catch some wily Carp .. but no luck. Ha! Ha!Your management company were GREAT! Really friendly.. and it was a bonus to actually see them on site.. doing the pool etc. Nothing seemed too much problem for them… a fab team! In addition, the house looked just amazing. We have stayed in quite a few but their unique touches really cast a wonderful spell!!
