Beaulieu-Sur-Mer villa description

Les Orangers is an architect-designed villa on two floors in 500 sq meters of garden (olive, citrus, medlar trees, etc.) 50 meters above the sea level with a magnificent panoramic view of the Mediterranean, Beaulieu, St Jean Cap Ferrat, and the Maritime Alps. Off the street parking accesses steps descending to the main entrance on the west facing door. To the immediate left is a full kitchen and to the right stairs descend to the sleeping level. Passing a half bath (WC) the grand salon with 9 door-windows open out to balcony stretching across the eastern ocean facing façade. Three additional door-windows on the south allow exit to a large outdoor living space (lani) covered by a roll down awning to shade from the brutal summer sun. The architect situated the villa perfectly to maximize the natural cooling properties. On the east and south, a gentle sea breeze and pleasant evening land draught keep temperature at a comfortable level because the hill above shades the villa from the west sun. Most of the apartments in area are sited in the plain in the full sun without cross ventilation and thus require air conditioning during the summer months. The natural cooling of site allows visitors optimal temperatures day and night. .
The center of focus is the spacious veranda (lanai) for meals or, according to preference, sun bathing or relaxing in the shade of the awning. A charcoal grill is available for barbecuing.

The sleeping level on the floor below also has another balcony, where you can to relax by exiting from the two eastern bed rooms. In addition a convenient exit opens into the garden from the small 3d bed room with large walk in closet, There is as well as another toilet (WC) and the tub/shower bath room. You have a choice of beaches in Beaulieu (10 minute walk), Villefranche (15 minute walk) or St Jean Cap Ferrat (20 minute walk) to allow a choice of venues to fit your taste.

The bus to Nice or the Nice airport (stop Joffre) or to Monaco/Menton (stop Monte du Reve) are a short walk down the street. A ten minute stroll takes you to the picturesque city square with a daily open air produce market, the train station, the unique Greek museum of Kerylos,a large Marche U supermarket, a variety of shops, the train depot, various cafes and restaurants as well as caterers (traiteurs) offering a wide choice of carry out entrées for those wishing a break from cooking. The 81 bus that stops a few minutes away or a walk brings you to the Rothschild Museum and the Zoo-Park of St Jean. The villages of St Jean and Villefranche as well can be reached by bus or a thirty minute stroll.

                My wife and I stayed at the villa for four days while touring the eastern Riviera and attending a wedding held on Cap St.-Jean-Ferrat. The villa is accurately described in the listing. It was spacious and clean, with a lovely view over the coast. It's on a quiet street with off-street parking, within easy walking distance of the shops in the village of Beaulieu-sur-Mer. The owner, who stayed in a separate flat while we rented the villa, was unobtrusive but extremely helpful and knowledgeable whenever we needed suggestions or assistance. Nice, Monaco (Monte Carlo), and Menton are within easy distance by car or public transportation: all very interesting, but we were happy to be able to relax in Beaulieu, which lacks their crowds and bustle. At the owner's suggestion, we took a drive up into the Alpes-Maritimes, away from the coast, and are very glad we did: lovely views, interesting historical sites (including well-preserved fortifications that were part of the Maginot line), and charming villages to stop in for lunch. Highly recommended!

                Only the view from this 2 story house is spectacular, the rest of the property is described as: RENTER BEWARE. We were unaware that the owner resides in the basement of the 2 story rental home when occupied by renters and takes the liberty to come in & out of the home unannounced, whether the renters are present or not. The home inside is in disrepair and is not clean or well maintained. The back garden is overgrown & laden with rusty bikes & other junk yard throw aways. We left abruptly after 2 nights, 1 day, when we realized the owner had intruded without announcement or explanation.

                Owner response: Guest left while I was working the garden. The circuits blew. I could hear them leave, so I realized that the villa was empty.The sole electricity panel is on the 2d level. I entered from the top level calling to assure that I disturbed no one. I descended to throw the breaker switch to restore the electricity. This took a minute. When the renters returned they looked in saying only "You are here!". Going to check the mail I found a note from the renter and the key. He at no time allowed me to explain. I sent him a refund by the US Postal Service to the post office box which was returned. I wrote him a 2d time asking for a street since the the PO box number I had was incorrect. This is one of his many insulting emails: . Sent: Saturday, October 05, 2013 5:58 PM To: Chastain, James Subject: Re: Fwd: 5/7 check We don't have time for your paranoiac games ...all we want is our 925 back ...no more !! You obviously have no intention of returning it to us and since you have nothing but time ...you have made this a demented game.... If we don't have a negotiable check by the end of October we will turn the debt over to a collection agency .....Game over...get some help !!!!"Since I was unsuccessful in reaching him at the PO Box I asked for a street address to send the check registered mail. Instead of replying He carried out his threat by sending this absurd "review". They found nothing to complain about for 48 hours. They were fully delighted with the cleanliness, etc upon arrival. My parents owned 38 units of rental properties and a hotel. I was taught cleaning long before serving in the US Army, or Harvard houses where I worked on the dorm crew for 4 years, and not the least by my former German wife. My cleaning can pass a white glove inspection and any fussy tenant. The problem was that the previous tenant left late at 11 AM. and the new tenant arrived early in the midst of the cleaning wanting to occupy. I only left after their inspections affirming that the cleaning was satisfactory. A white glove inspection takes time to complete.

                What a view! We had never stayed on the French Riviera before, and we loved this place. It is about 1 km up the hill from the Beaulieu-Sur-Mer train station, tucked between Nice and Monaco. Beaulieu is a small town, with good train and bus service; we found that we did not need a car. The house is about 1500 sq ft, or 150 sq meters with 2 queen beds and a twin bed, and a futon in the living room. The owner replaced the windows recently, and they work very well. The owner was very helpful, checking in on us every day, making sure that everything was working well for us, and providing helpful suggestions for restaurants, sightseeing, and local shops. We took day trips by train to Monaco, Nice, and Gorbio, and loved sipping wine on the balcony with sweeping views of the harbor and the Mediterranean. The 20 minute walk back along the water from Saint Jean Cap-Ferrat was fabulous. It would have been nice if the owner had provided a list of instructions for locks, appliances, garbage routines, etc. - knowing some little details about how the house worked would have saved some trouble in the first couple of days. But his helpful support more than made up for it. We also learned during our trip that house rentals in France don't include toilet paper - so be prepared to buy your own. This house was clean, comfortable, and generally in good shape, though the shower drain was slow. Staying in a house in France was much better than a hotel - we could cook when we wanted, had more privacy, and could enjoy our time together in the common spaces. I'd recommend it for a medium sized group for friends or a family with older children, but seniors or small children may find the hike up from town to be too much of a challenge.

                We (me, my husband, and our two elementary school aged children) traveled to Italy and France in March 2012. Our time at Les Orangers was one of the highlights of our trip. I had the best sleep of our entire trip in this house. The house had everything we needed plus many delightful surprises - toys and books for our children, a garden full of oranges and lemons, laundry facilities (important with two active children) and a great location for the bus, nice restaurants and fun beaches. It is the perfect house for children. The view of the ocean was a delight every day. We spent a day playing, walking and eating along the promenade in Beaulieu. We spent a day in Nice. We spent time romping in the ocean. And each day is was lovely to come home to the quiet, rest and beauty of Les Orangers. We will definitely return. Thank you, Jim, for providing such a lovely landing for us.

                This mid-century modern hillside villa has stunning views of the Med, Cap Ferrat and the Alpes Maritimes and a lovely 'natural' cascading garden with flowers, trees and bushes everywhere. The price for this view is a pull up a hill and then 48 steps of variable quality, from the bottom gate to the house. This is not for the fainthearted or unfit! A car would solve this problem but then it's not needed locally as transport is so good and parking horrendous. A solution is a 10 euro taxi (flat rate within the town) from the station, which is a lot cheaper than renting a car and paying to park it when out. The villa itself can be said to be a work in progress. Thus far, there are gorgeous almost floor to ceiling, top quality french windows with electronic blinds in both the salon and the 2 large bedrooms on the lower floor, with new windows in both the kitchen and bathroom. The new heating and cooling system is excellent. Some of the old fixtures have yet to be removed. There is a very efficient wall radiator/ towel rail in the bathroom which is freshly painted but rather old fashioned with a seemingly permanently disabled bidet. You'll never see a comparable view from a bathroom anywhere! The kitchen is well equipped but a bit 'tired'. The dishwasher seems new and efficient. The view from one side of the kitchen is a a mass of nasturtiums which were lovely. The villa is furnished simply but cleanly with 'good' IKEA which fits the style of the house. There is limited comfortable seating as there are only 2 armchairs and the IKEA futon which doubles as a sofa. There are 2 good bedrooms with the fabulous view and a 3rd small single which has been fashioned from the vestibule of the lower floor. The large mirrored closets help to give it a sense of space and there is a window. The new and efficient washing machine is in the downstairs WC which is separate from the bathroom.Clothes are dried on a large circular dryer frame in the sun room. This is an excellent house for 2 couples and a child (there are lots of toddler toys) for example but not for large groups. Yes it still need some tlc in parts but this is a wonderful house at a very good price compared with what's available in this charming prosperous little town.

                Owner response: Removed all remaining old electric heaters. Painted walls and woodwork throughout to deal with discolored walls and ceiling. I am most concerned not to clutter the space with too much furniture. I find the number of living room chairs adequate. For more than five persons I supplement with 14 other chairs and by large number of cushions.

                We had a great time at this lovely Beaulieu villa! Gorgeous views of the harbor and Cap Ferrat from the living room, spacious bed rooms, a lemon tree out back, very clean. Easy walk to town or bus to Nice or along the Corniche to Eze or to Monaco. The owner was very friendly and helpful and gave us great tips for sightseeing in the area. We would happily stay here again!

                Have stayed there twice, both times enjoyed the spectacular view and location, benefited from the host's salad garden and fruit trees, enjoyed learning about small-town French living by staying in a house in the midst of a neighborhood. The owner works hard to live "green." The house was clean, laundry facilities (though tricky until you learn how) were available which was a blessing. Furniture was fine (Ikea), huge upstairs deck with deck furniture, lovely fireplace, a bath and a half, very handy. The owner also has a host of guidebooks and maps available to visitors and is helpful in describing hikes, cultural events, etc. Not a luxury house but very comfortable and perfect for us.

                This is an utterly charming villa, with great views of the Mediterranean. Oranges and lemons can be plucked from the trees and eaten. Rooms are well-appointed and comfortable. The terrace is perfect for outdoor reading, sunning, or snoozing, with a retractable awning to protect from too much sun. The pleasant seaside village or Beaulieu is a short climb down the hillside, on steps or road, with shopping, restaurants, P.O., tennis, beach, etc. convieniently available. Host Jim Chastain is genial, friendly, and helpful. Overall, a delightful vacation spot.

                The listing location was accurate. The photos were not accurate--the views were much better but the beat up walls, rotting trim work and stained ceiling/walls not shown. The property was not clean and has fallen into disrepair, the appliances were okay and all worked. The owner was putting in a heatpump while we were there- so installation debris everywhere. The owner was not helpful and offered minimal assistance. I would rec. this property to a large group of people that want a huge crashpad with frat house level of furnishings and a great view of the sea in a wonderful town.

                Owner response: I sent the guest at least a dozen emails with advice and daily asked him if any questions. He compiment me for advice not to rent a car, because that week there was work on the srteet and he could not exit the srteet or park the car on the street. He thanked me for my helpl. Daily I asked if he had any questions, and I responded I thought appropriately. The city picks up large items once a month, and removed everything the day after he left. The ceiling in the hallway was unfinished by the contractor, and a new ceiling was installed the day after he left. If he had complained to me I would gladly made an adjustment for the inconveninece of lookin at a one meter by two meter hole exposing heating ducts. I can send before and after photos if theis is a concern. The contractor in installing new heating and air conditioning left things unsatisfactory. He deducted 900 euros from the bill. because of the chaos. The first week in November was cold and rainy. I assume the weather damped the guests' judgment.

              About the owner: Born on a farm in Chickasha OK, formerly Choctaw Nation, Professor of Modern European History at Ohio University, I have made the study of France and Europe a vocation. After studies of political science and history at Harvard, the University of Oklahoma and Ludwig- Maximilian University of Munich, I have spent much of my subsequent life researching European history. The sale of Choctaw tribal lands in Oklahoma that I inherited allowed me to follow a dream. I bought property France and London as a home for my family. Upon retirement from teaching, I retired to paradise of Beaulieu, a uniquely friendly corner of France. I reserve for my own use a studio apartment in France and fly to London to my other home. I enjoy the opportunity to welcome visitors, to answer any questions of first time visitors, and settle them in before leaving to fly to London or by train and bicycle to travel around France, etc.

              Why the Owner Chose Beaulieu-Sur-Mer:
              I came here with my family for sabbatical year of 1974 and found heaven on earth. The former headquarters of the US NATO Fleet and residence of Lord Salisbury, this corner of France has long been the spot that warmly welcomed English speakers. Beaulieu/Villefranche/St Jean is uniquely hospitable. The friendly Anglican Church built here in Beaulieu over a century ago says it all. My visitors from across Europe overwhelmingly return to Beaulieu on an annual basis to an area that is a second home for English speaking visitors and year round residents. I enjoy sharing my home and welcoming new friends to my two homes in London and Beaulieu. where I have wonderful neighbors to deal with problems while I am away. I currently use the income for charity. OK gas wells and Ohio retirement far exceeds my needs. I follow the example of my parents at my age. My father then began to give away to charity all his income from his legal practice and my Mother sold all the 38 units of rental property and put all of the proceeds to a trust, She had give away all of the funds before her death. The greatest disgrace in life is to die rich. I live free and freely give to friends in need. I knew that I could live on renting these properties and share the God given bounty of the excess income. Otherwise I entertain old friends from the past visiting heaven on earth in Beaulieu sur mer.
