Property description

Les Orangers is an architect-designed villa on two floors in 500 sq meters of garden (olive, citrus, medlar trees, etc.) 50 meters above the sea level with a magnificent panoramic view of the Mediterranean, Beaulieu, St Jean Cap Ferrat, and the Maritime Alps. Off the street parking accesses steps descending to the main entrance on the west facing door. To the immediate left is a full kitchen and to the right stairs descend to the sleeping level. Passing a half bath (WC) the grand salon with 9 door-windows open out to balcony stretching across the eastern ocean facing façade. Three additional door-windows on the south allow exit to a large outdoor living space (lani) covered by a roll down awning to shade from the brutal summer sun. The architect situated the villa perfectly to maximize the natural cooling properties. On the east and south, a gentle sea breeze and pleasant evening land draught keep temperature at a comfortable level because the hill above shades the villa from the west sun. Most of the apartments in area are sited in the plain in the full sun without cross ventilation and thus require air conditioning during the summer months. The natural cooling of site allows visitors optimal temperatures day and night. .
The center of focus is the spacious veranda (lanai) for meals or, according to preference, sun bathing or relaxing in the shade of the awning. A charcoal grill is available for barbecuing.

The sleeping level on the floor below also has another balcony, where you can to relax by exiting from the two eastern bed rooms. In addition a convenient exit opens into the garden from the small 3d bed room with large walk in closet, There is as well as another toilet (WC) and the tub/shower bath room. You have a choice of beaches in Beaulieu (10 minute walk), Villefranche (15 minute walk) or St Jean Cap Ferrat (20 minute walk) to allow a choice of venues to fit your taste.

The bus to Nice or the Nice airport (stop Joffre) or to Monaco/Menton (stop Monte du Reve) are a short walk down the street. A ten minute stroll takes you to the picturesque city square with a daily open air produce market, the train station, the unique Greek museum of Kerylos,a large Marche U supermarket, a variety of shops, the train depot, various cafes and restaurants as well as caterers (traiteurs) offering a wide choice of carry out entrées for those wishing a break from cooking. The 81 bus that stops a few minutes away or a walk brings you to the Rothschild Museum and the Zoo-Park of St Jean. The villages of St Jean and Villefranche as well can be reached by bus or a thirty minute stroll.

About the owner: Born on a farm in Chickasha OK, formerly Choctaw Nation, Professor of Modern European History at Ohio University, I have made the study of France and Europe a vocation. After studies of political science and history at Harvard, the University of Oklahoma and Ludwig- Maximilian University of Munich, I have spent much of my subsequent life researching European history. The sale of Choctaw tribal lands in Oklahoma that I inherited allowed me to follow a dream. I bought property France and London as a home for my family. Upon retirement from teaching, I retired to paradise of Beaulieu, a uniquely friendly corner of France. I reserve for my own use a studio apartment in France and fly to London to my other home. I enjoy the opportunity to welcome visitors, to answer any questions of first time visitors, and settle them in before leaving to fly to London or by train and bicycle to travel around France, etc.

Why the Owner Chose Beaulieu-Sur-Mer:
I came here with my family for sabbatical year of 1974 and found heaven on earth. The former headquarters of the US NATO Fleet and residence of Lord Salisbury, this corner of France has long been the spot that warmly welcomed English speakers. Beaulieu/Villefranche/St Jean is uniquely hospitable. The friendly Anglican Church built here in Beaulieu over a century ago says it all. My visitors from across Europe overwhelmingly return to Beaulieu on an annual basis to an area that is a second home for English speaking visitors and year round residents. I enjoy sharing my home and welcoming new friends to my two homes in London and Beaulieu. where I have wonderful neighbors to deal with problems while I am away. I currently use the income for charity. OK gas wells and Ohio retirement far exceeds my needs. I follow the example of my parents at my age. My father then began to give away to charity all his income from his legal practice and my Mother sold all the 38 units of rental property and put all of the proceeds to a trust, She had give away all of the funds before her death. The greatest disgrace in life is to die rich. I live free and freely give to friends in need. I knew that I could live on renting these properties and share the God given bounty of the excess income. Otherwise I entertain old friends from the past visiting heaven on earth in Beaulieu sur mer.

The buses also allow access to the entire network of coastal footpaths for active hikers. The attractions of Nice, Monaco, and Menton are too numerous to list. The perched villages of the area are a legion, including Eze, Peille, Peillon, Gorbio, and Sainte Agnes. Any of these perched villages makes an outing a memorable occasion for a stroll and a pleasant meal. Beaulieu has something for everyone from the sedentary who want a welcome escape from daily stress, an excursion among the chic of Nice and Monaco, or an active vacation combining the sea and the mountains.
