Coral Caye Villa offers beautiful landscaping and gorgeous views overlooking the pool, Caribbean Sea, and palm trees from your own private balcony.
Situated about 4 miles north of San Pedro town, the home is within easy distance of fishing, taking the island ferry into town for shopping and night life or further north up the island to great restaurants and quaint bars. The Villa sits in the middle of 5 private homes faces directly onto the ocean and is surrounded by lush tropical plants and flowers which add to the privacy and serenity of the location.
The main level includes a bright and spacious living area open to the kitchen, dining area and balcony which overlooks the pool and ocean. French doors to the balcony allow you to let in the view and the warm tropical breezes. BBQ up some fresh caught local fish or relax in your own hammock built for two while watching the boat traffic go by and the waves rolling over the barrier reef. The kitchen is fully equipped with modern appliances, cooking utensils, dinnerware, etc.
The master bedroom has a king-size bed and private en-suite bathroom featuring hand painted his and her sinks and a large walk in shower with spacious closets and storage for all your vacation needs. The guest bedroom also features a king-size bed and master en-suite with shower and his and her sinks. Both bedrooms are located on the lower level and have separate private entrances to the beach level. Simply walk out your door and into the pool or ocean!
Within easy walking distance on the beach there are restaurants, bars and shops. Located directly behind the house is Mata Grande Grocery which can provide you with most everything you’ll need for your stay. Jason and Mandy also provide provisioning services so that your groceries and cold Belikin beers can be waiting for you on arrival. A short walk south on the beach takes you to White Sands Dive Shop where Elbert or Lupe can arrange snorkeling and diving excursions for you. Tell them Max and Debi sent you! Or simply slip on your fins and swim out to the barrier reef directly in front of the house where you’ll find beautiful healthy coral and marine life including our resident loggerhead turtles and even a stingray or two!
Our management company, Belize Management, will arrange for your transfers to and from the airport, included in your rental, and can assist you with booking tours and excursions. All that’s left for you is to unpack and relax!

Relaxing stay, beautiful water
Our family of 4 had a very relaxing stay at the Villa. The house was very nice and comfortable, with easy access to San Pedro (we rented a golf cart), groceries (Mata Grande had just about everything we needed, and you can't be the convenience!), the reef (paddling out in the 2-seater kayak is not too taxing), and restaurants. Both the caretaker David, and housekeeper Iris were very helpful and friendly as well! The house, grounds and pool are well maintained, private, and quiet. I spent hours in the adirondack chairs by the pool looking out at the ocean and watching butterflies whisk by in droves. We took the Tropic Ferry to and from the airport, and would highly recommend that. Drop off and pickup directly at the dock was very convenient and we didn't have all the transfer headaches. The staff was also very nice! We had lunch at Mata Chica (just a 5 min walk north on the beach) and really enjoyed it - lovely food and place - expect resort prices though. We would also recommend the Rojo Lounge (just south of Mata Chica - very friendly staff and pool bar on the beach - the Mexican Magarita is awesome!) and the Palapa bar just a 5 min golf cart drive south. The mosquitos and humidity were both heavy (at this time of year anyway), so bring plenty bug spray (we found that Off with 33% Deet worked best out of the 4 we tried) and keep well-hydrated. Both the ocean and pool water was warm and lovely. Snorkeling was excellent. The people were very friendly. Just a couple of suggestions: a sharpener for the kitchen knives, and an anchor for the kayak. My husband and son fashioned an anchor out of some rope and a large plastic bottle filled with sand (which worked, but wasn't very elegant or easy to set) - which brings me to my only disappointment with Belize - sad to see so much trash everywhere. At the Villas, the caretaker does a great job of keeping the surrounding areas very clean, but there is a lot in other areas. The owners and property management company were also very helpful in answering questions before our trip! Thank you!

Excellent and Affordable Beach Getaway
We stayed with friends in early June and were simply blown away by the beauty of Belize and the kindness of everyone we met. The villa was very nice. The large bedrooms and master baths make it perfect for adults trying to get away from it all. The grounds are scenic with lots of wildlife - birds and reptiles to observe are in abundance all over the property. The convenience of the technology (cable TV and internet) allowed us all to stay in touch with the outside world easily but who wants to do that when you have a beautiful clean pool and wonderful coastline just steps from your door. David the caretaker was very kind and helpful. He helped our friend's wife scale a tree and open a coconut so that we could drink it poolside - what a fun and thoughtful guy. He was always there with a smile to help with what ever we needed. The location is great. You are steps from Coral Divers where you can stop by for a drink or take a boat our for a day of fishing and snorkeling. Genie is the owner and he is super nice. Ask for Randy as your guide if you go - he took us snorkeling twice and as a master diver he knows just about anything that swims or crawls in the sea. You can throw a stone and hit Mata Grocery which is very convenient and well stocked considering the location. We went there daily and everyone was so helpful. Don't forget to stop by the Rojo Lounge about 15 minutes down the beach. A beautiful place with excellent food (do not miss the grouper cakes or Alaskan pizza) and excellent entertainment. A day trip to San Pedro or Caye Caulker is very easy and life is simple. Using American or Belizean currency makes things very easy. I have not eaten fresher seafood than I did in San Pedro. Coral Caye villa is well worth the price and time it takes to get to. You have your own slice of paradise and still have money in your pocket for souvenirs, trips and dining. Last note: for you pasty travelers is to bring plenty of sunscreen. The sun is close here and you can tell. No sunburn = no problem, Sunburn = misery. We have already given out info on this villa to many friends and plan on making plans to return to the fun and sun of Belize in the years to come. Thank you for the memories and hospitality of the owners, management team and neighbors. La Isla Bonita - indeed.

Coral Villas was beautiful. A great pool with views of the ocean. The staff was very helpful and friendly. The place was quiet and relaxing. it was nice to walk the beach or get picked up from the dock to scuba dive at the reef. Having the grocery store close was also a huge bonus.

really needs a kayak
Beautiful place, but we were at the mercy of overpriced locals who offered the only way out to access the water delights just 100 yards off shore. It is too dangerous to swim because of boat traffic (best local transportation route.) A kayak should absolutely be available to do some close reef fishing and snorkeling.

We had a great stay at Coral Caye Villa. The villa is well suited for 2 couples with plenty of privacy in the bedroom arrangement. The on site staff were courteous and helpful. The villa met all our expectations - it was clean and well maintained. The owner was very helpful before our trip and the property manager responded quickly to any questions that arose. Our group liked to cook most meals at home and the kitchen was well equipped for doing so. We hired a fishing/snorkelling guide (right next door) several times and we were able to catch and then eat barracuda and snapper for dinner. The little grocery store that is located behind the villa was very useful as the next nearest store is 4 miles away. The only drawback to this villa is the fact that you really can't swim in the sea in the front of the villa. This is the case with most of Ambergris and is not unique to this villa. If you are planning a trip to Ambergris this is a great place to stay but be sure to budget for a golf cart to go into San Pedro and fishing/snorkelling trips by boat to enjoy the amazing reef.

The People at Coral Caye were on top of it, but easy going, always available and helpful. The grounds were kept clean and lovely despite a bit of a windy week. The Villa itself was exactly what it appears to be in the photos, no disappointment there at all.It had everything we needed, comfortable beds, internet, phones, book that contained instructions for Villa's electronics, suggested opportunities and recommendations, etc., games to play, books to read, and a lovely hammock to while away the hours upon. The grocery behind the Villa couldn't have been more convenient nor the people friendlier. We're not sure Ambergris, Belize itself is our favorite Island of the Caribbean, although the reef was the best I've visited, we hit it at a very windy time and I prefer a sand covered beach. Reginey and Chris of Coral Divers were terrific and we used their services mostly, our teenage boys really enjoyed the fishing trip, although the cookout was a little disrupted by the wind and some rain, didn't bother our boys so much as mom and dad, :>)... We definitely recommend Coral Caye Villa if you want to visit Ambergris, and if you want to visit the Mayan Ruins you might want to stay in Belize a day or two first so as not to spend so much time traveling back and forth to the Island.

When we arrived at the San Pedro airport we were greeted by a host of friendly folks, within minutes Armando arrived and packed us up in his minivan. He made sure to ask us about stopping at the local market to pick up some supplies, good choice to do this. After the market he took us to his cousin who had the boat, which would get us to our final destination. We were all glassy eyed and smiling while taking that short boat ride to our Villa. We still weren't quite sure what to expect, then we pulled up to the dock and waiting on us were two young men waiting to take our bags to the Villa, at this point I new we made a good choice picking this place. The Villa was in excellent shape just like the pictures provided in the VRBO. What the pictures couldn't provide was the breath taking view from the balcony of the Villa (Amazing). The inside of the Villa was very well taken care of, the furniture was very high quality, heavy, durable. Make sure you read the house instructions via a book on the coffe table in the living room, it provide valuable information on the house, and excursions provided by the locals. The Mata grocery store is directly behind the Villas, this is a blessing for sure, they can provide anything from a soda, chips, candy, gum, chicken but they are a little more pricey than picking up things from town. We rented a golf cart for 2 days which was pretty expensive because you almost don't need one, the other 5 days we split a cart with another group staying at the Villa next door, very good idea. The person for excursions is Ginnie he has a place about 50 yds north and is always ready to take you out. If you are looking for fast pace night life this isn't for you but if you want a week of relaxation this is the place to go. We loved it, we recommed it, we will be going back. Lastly, Max/Debi the owners were so very helpful with emails before we left. Mary/Mel with Caye Management were just as helpful via email and once we got there they were just a phone call away. We loved it..Thanks again..

We had a great stay at Caye Villas! With two master bedrooms, it was the perfect floorplan for two couples. We tried several restaurants within walking distance and others in town and were very satisfied with the food. Caye Management, Tropic Ferry, and the homeowner were all very helpful setting up the trip and giving us tips that helped make our stay enjoyable. To round out what would have been a great vacation anyhow, we won the Chicken Drop contest in town on Thursday night! Overall, everthing was as advertised or better. Looking forward to a return next year.

What a view!
What a view!
When we arrived to San Pedro our transportation to the house was already arranged for us. What a relief ! The house was just the way it was describe , increible view, beautiful appointed home and inmaculated , flowers on the table and a much needed welcoming basquet with coffe and wine . There is a store behind the property that is a God send, but be advise that everything in Belize is sockining expensive . We rented a golf cart for our two week stay and drove to San Pedro to buy groceries, still expensive but much better than at Mata Grande (name of the store). The restaurants are also expensive but Mata Grande has a great BBQ on the weekends that is reasonable and delicious . The grounds are lucious and cleaned every day. The care takes are extremely solicitous and Angela will do the laundry for you, now that's what a call a vacation! We called Armando to take us fishing and snorkeling and they cooked whatever we caught that day for us,it was delicious and a lot of fun. Be advised that there is a tremendous amount of garbage all along the beaches and even in the ocean whenever you walk away from any private propety. The water is crystal clear and of perfect temperature. All in all it was a great home and a good experience , the snorkeling and the ocean were exceptional and we were very happy for two weeks.

Spent New Years 2011/2012 and a week at Coral Caye Villa. A beautiful spot to ring in the new year with friends. House was clean and comfy. A beautiful view to wake up to every morning. Pool was great. Beach was clean and well-kept - could walk for miles (and felt safe...and don't think I wore shoes once)! A great location to access other things (excursions, bars, restaurants, etc.). Easy to book and owner + management were extremely helpful to arrange accommodations + travel. Would definitely consider staying there again!!

About: Home for us is in Canada. Originally from Quebec and Ontario we now live in the western part of the country in Calgary Alberta Canada. While Calgary offers great summer weather, the world famous Bow River and Mountain diving just an hour away, we spend many nights dreaming of getting back to Ambergris Caye and the warm tropical breezes. Max is a Chef and I work in the tech industry, we are avid divers spending every minute we can in the water! We sincerely hope you enjoy your stay at Coral Caye Villa and come back to see us often!

Having traveled to Belize we fell in love with the people the country and the diving! We then researched the many dive sites surrounding Belize and discovered Ambergris Caye. After two days on the island we were hooked. The gentle nature of the people the beauty of the island and the variety of things to do and see along with the ability to de-stress instantly captured our hearts. From there we decided to look at homes and contacted Chris and Amanda at Sunrise Reality. Chris took us to see the property and when we walked in the door at Coral Caye we knew we were home! We love being in Ambergris, hate to leave it and spend most days wishing we were back! We’re sure you will agree that La Isla Bonita is aptly named and that you will also fall in love with this little tropical island gem in the Caribbean Sea!
The Unique Benefits at this House:
We love the people the tranquility and the warm ocean breezes that come through the French doors on the balcony. We enjoy lying in the hammock lazily swinging back and forth while reading; BBQ'ing fresh local fish caught only hours before and the amazing diving and snorkeling right at our doorstep. We’ve made some great new discoveries at the local restaurants and some wonderful new friends on the island as well. A favorite place to go is the Mamba restaurant just north of the house on the beach and also the Rojo.
