Both the Farmhouse and the Little House have the same stylish mix of modern and antique furnishings, clean white walls, dramatic lighting, traditional beams and handmade 'cotto' floors.
The ancient Farmhouse has 4 big airy en-suite bedrooms - one with its own balcony. A roof-to-floor hall provides a dramatic welcome and opens onto a lounge with 3 big cream leather sofas and satellite TV. There is a games room with table tennis and table football, a box with board games and toys and a huge kitchen. Stretching for 50 feet, the working end has an island unit topped with local stone and stools, plus contemporary kitchen units and all the appliances and with a dining and seating area in front of an open fire. There is also a utility room with a large fridge freezer, washing machine and tumble dryer and shower room/wc on the ground floor.
Just restored and newly opened in 2013, the Little House is a pretty cottage built in 1924 which provides a further two bedrooms if required. Ideal as a bolthole for grand parents, noisy teenagers, friends of the main family or as accommodation for a nanny, the self contained cottage has two bedrooms (one with a king size bed, the other two singles), shared bathroom, lounge and kitchen - and a large private first floor terrace with stunning views on three sides. Please ask for rental details if you are interested in renting the cottage as well as the main house - it is only offered to guests renting the main house, so that Laguscello remains private. The cottage may also be rented on its own in winter - from November through to the end of April, when the farmhouse is closed as it has a cosy wood bring stove which also heats the radiators.
Centrepiece of the garden is the 12m x 8m pool with sun loungers. Up to 12 guests can dine on the terrace beneath a shady pergola beside an original working pizza oven, which guests can use. A second pergola provides a perfect spot for after-lunch dozing in the hammock. There is a separate barbecue. An expansive lawn, perfect for ball games, is bordered by flower beds with swathes of lavender enjoyed by colourful butterflies and bees. Guests can help themselves to the figs, cherries and walnuts on the trees and there are also wild flower banks - plus a herb garden beside the dining terrace. At the front, a large gravel area provides plenty of parking within the grounds which are securely fenced and gated.
Laguscello is in a peaceful countryside setting with no other houses in view and only the occasional walker or farmworker to disturb the peace. Birds of prey soar above surrounding woodland, skylarks sing as you swim in the pool, swifts and swallows swoop to snatch insects from the water and colourful bee-eaters dive for grasshoppers in the fields. We think there is a resident Eagle Owl living in one of the unused chimneys and the cantina is possibly home to a porcupine who leaves quills outside the kitchen door and digs runs to get in and out under the fence beside the gate.
For golf lovers, there is a new 9-hole golf course a ten minute drive away and a golf driving range even closer.

Well behaved dogs are welcome by prior arrangement - however, our neighbour's dog Basil is a frequent 'guest' who finds his way in (through his own personal entrance under the fence), usually around meal times - he can easily smell a barbeque from his house a quarter of a mile away! Additional information about rental rates
Up to 10 people can be accommodated at Laguscello (or 14 if opting to rent the Little House too). The four huge ensuite bedrooms sleep 8 and there are two fold up beds for a couple of extra children/teenagers sharing a bedroom (an extra charge of £75 per single bed, per week is applied). Rental prices quoted here from 2 May - 17 October 2015 are for up to 8 people in the Farmhouse.
A 30% non-refundable deposit is required at the time of booking. The rental balance is due 12 weeks ahead of your stay, together with a £250 security deposit, which we hold against major breakages/damage (not just the odd glass or two!). We refund this immediately after your stay.

Laguscello is 15 minutes from the medieval city of Orvieto and 10 minutes to lovely Lake Bolsena with its fish restaurants, beaches and water sports and to the amazing eroded city of Bagnoregio. It is 5 minutes from shops, bars and restaurants. Rome, Siena and Florence are within easy reach for a day out and there are fast, regular trains from Orvieto - Rome is just over an hour by rail and Florence an hour 30. The thermal springs at Saturnia are 40 minutes and it is 90 minutes to beaches on the west coast. All the must-sees of Tuscany and Umbria are within easy reach, including Perugia, Assisi, Spoleto, Todi, Arezzo....Viterbo is a 30 minute drive and the gardens of Villa Lante and Bomarzo are also close. There are wine and jazz festivals in the area, plenty of walks - including from right outside Laguscello's front door. Animals, birds, wild flowers in spring and fungi in autumn to look out for too. Etruscan tombs are in the woodland, just a few minutes walk from the house.

About the owner: Jane & Peter live in East Sussex. Peter is a garden designer (so Laguscello's garden, although still quite 'young' is a highlight of the property). Jane runs a PR consultancy in London.
Why the Owner Chose Bolsena:
We had been looking to buy somewhere in Italy since we first holidayed here in the 1990s - in Tuscany and Umbria. We spent years searching for the perfect place and chose this part of Umbria for its convenience to Rome and Florence - as well as to some of Italy's most famous and most beautiful gardens. We fell in love with the ruin that was Laguscello and bought it after much soul searching - it was far too big, too derelict and too expensive! But such a breathtaking location.... and we could see it would be wonderful once restored. When we had almost finished the restoration, a local came up to us with tears in his eyes, shook our hands and thanked us for giving life back to the house he had been born in. We were so proud and happy....

As well as being such a beautiful house, Laguscello has to have one of the most stunning locations ever. Every other year it stands in a sea of sunflowers and it has panoramic views across open countryside to mountains in the distance. It is totally peaceful and private, yet just half a mile or so from the main road leading to Castel Giorgio one way and Orvieto the other, so you don't feel isolated. One of its other main attractions is its proximity to Bolsena lake, which is delightful - and rather like being by the sea, especially as the sun sets on a warm summer's evening. Above all, Laguscello is safe and welcoming - its enormous old walls seem protective of those inside somehow and you can really imagine it in centuries past when the animals lived on the ground floor with the farming families above.
