Thank to those who have expressed interest. Our summer calendar is now full. We will be seeking a winter tenant from fall 2016-spring 2017.

Spacious, comfortable two-story home. A pleasant retreat with easy access to swimming, kayaking, bird-watching, and sunset-viewing, as well as the restaurants, galleries, and other attractions of Newburyport, and Parker River National Wildlife Refuge and Sandy Point State Reservation. A moment's walk to Plum Island Beach on one side of the house and the tidal Basin on the other, 2-mile cycle, walk, or drive to the Refuge entrance, and 4 miles to Newburyport center.

The first floor has a cozy, cottage feeling, including: living room with fireplace, dining-room, well-equipped eat-in kitchen with gas stove and dishwasher, a study/guest room, and full bath. Clothes washer and dryer in basement. Enclosed sun-porch and a small deck at the front of the house.Upstairs is bright and airy. Two large bedrooms, each with French doors open to a deck that runs the width of the 2nd floor, with ocean and Basin views. Drapes provide privacy and shade. Half-bath with view of the Basin .

The house is set back from the street, with small front and back yards and a cobblestone patio in back, offering tree-shaded play areas for children, a place for grilling and outdoor eating, and a semi-enclosed outdoor shower. Parking for 4 cars. Well-insulated. New windows. Gas heat. Central AC (not often needed, because there's always a breeze). Wireless internet.

Rent negotiable for responsible tenant staying most of the Fall/Winter..

About Pam Matz

We live an hour away in Cambridge, Massachusetts. After frequently making day-trips to Plum Island, then renting cottages for a week or two over several summers, we decided to buy a house here where we could build memories for ourselves and our friends. We love the quiet, the bird-song, the closeness of the beach, the summer breezes, and the way the landscape and the light are always changing.

What makes this house unique

Many of our renters have come back year after year when their children are young, and others have been people who once lived on the island and wanted to come back and visit. Winter tenants are often people considering moving to the island, starting a new job in the area, or making another transition. We think this is a house that welcomes people and wants them to feel at home.

Beautiful home - very close to beach!

Lovely spacious home with all the amenities needed to enjoy. Great service from the owner, including detailed descriptions of the area and what to do. We walked to an uncrowded beach in under two minutes! Would highly recommend.

Great place -- love the beach experience

This cozy, clean home on Plum Island has many features. The ocean is just seconds away. Views of the water from both bedrooms. Large deck out front is perfect for entertaining or just watching the world go by. We stayed there for almost a year and had a great time. Highly reccommended for anyone who wants a real beach experience.

Lovely cottage

We stayed at the "Plum Pirate" over July 4 week. The house is well maintained and has comfortable sized rooms. It is even nicer than the photos show. The ocean is across the road, can see it over the dunes from the huge deck. There were plenty of beach chairs for us to us. There is a nice little tree shaded back yard with a table that is perfect for morning coffee (the house faces east and it is very sunny/warm out front first thing!). Other nice touches were outdoor shower, tons of towels, and central a/c, which I never thought I would need on the ocean.

The beach across from the house was not at all crowded, despite it being a hot sunny holiday week. At high tide, the slope is steep. The currants are quite strong. This was my kids' first ocean trip, and they were not intimidated by it. We had to go buy boogie boards for them to play with. We bought a pass to the nature reserve, and that beach was a little less wild. None of these beaches had lifegaurds. When I was the only adult with the kids, we made the short drive to Salisbury Beach, just for the guards. I felt much safer, but my normally wimpy girls declared it too boring. They wanted the bigger waves.

Plum Island was a great location to do a little north shore touring from. We spent time in Salem, Boston, and Gloucester. It was easy to get to the commuter rail or to the main routes (1, 1A, 95). Pam provided great directions and local information.

One drawback is the light from lovely windows that you see in the photo above the deck. The sun comes screaming in at first light, directly into your face. There are curtains on the doors, but the do not bock much light and do nothing for the windows. If this could be an issue for you, bring a sleep mask. There also is a problem on both sets of curtains above the french doors (not properly secure so very touchy). Hopefully this is fixed before it causes damage.

A nice bonus of this property: Fireworks can be viewed on the deck from 270 degrees! Salisbury beach and Hampton beach are visible from the deck, and there seems to be a local competition between the front beach and the basin properties. We didn't find this disruptive at all, it wasn't cheap noisemakers rather very impressive displays.

I would definitely recommend this property.
