• Primary Bedroom (Upper Level): Queen bed, private full bath, cable TV, and direct deck access.

• Second Bedroom (Lower Level): Queen bed, access to 2nd full bath just steps away

• Third Bedroom (Lower Level): Four single beds (two trundle beds). Plenty of space

• Bathrooms: Three full baths.

• Fully Equipped Kitchen: Modern appliances, including a large convection oven, Keurig and regular coffee maker, tea pot, beverage refrigerator, blender, microwave, dishwasher, and more.

• Additional Amenities: Outdoor gas grill, Bluetooth speaker, and full-size refrigerator with ice/water dispenser.

Nice home in a lovely community. Very clean and well stocked. We had beautiful weather and enjoyed alot of beach time and great food in nearby Montross.

Another fantastic stay!

We absolutely love coming to the Rivah House—it’s a perfect home for a family trip! We love relaxing at the house and enjoying the perfect view of the Potomac from the second floor deck, and Shark Tooth Beach is a 5 minute walk down the street. Dale is a fantastic host who communicates well and makes check in/check out super easy. We always look forward to our trips here and can’t wait to come back!

A great weekend

We thoroughly enjoyed our stay and Dale was great at communicating about the property. The views are incredible and there is a nice beach within 5 minutes walk where my son and I enjoyed looking for shark teeth and other fossils. We would definitely return and recommend to others looking for a quiet escape by the water.

If you would like to spend your vacation in a lovely house right on the Potomac, where every room speaks of your host's thoughtfulness and taste, where you get up early to watch the sun rise and wouldn't dream of missing a sunset, and where even the drive to the grocery store is a feast for the eye, then you should book your vacation at Rivah House. We needed a place to relax after a difficult summer and could feel ourselves begin to unwind within minutes of our arrival. (That's what a river right outside the window can do.) We were so happy there that we didn't even mind when a storm blew in and lingered through one of our precious vacation days. The host is far and away the best we've ever encountered: helpful, informative, and genuinely invested in his guests' comfort and enjoyment. Our only regret about the Rivah House is that we had to leave.

Couldn’t Get Enough of The View

Three good friends searched for a comfortable good sized home that overlooked a beautiful body of water ~ Rivah house granted all of our wishes. The home was immaculate, with wall to wall windows, and great deck to simply take in the view of the Potomac River

Fantastic Stay

Our family had another fantastic stay at this wonderful house with an amazing view! It’s our favorite place to stay—it has the best water view with amazing sunsets and all kinds of birds, and it’s right down the street (5 minute walk) from Shark Tooth Beach, which is a wonderful location where our son can search for fossils and enjoy the water. The host/owner was very communicative and super helpful, and the house was clean with a perfect layout, and had everything we needed. We can’t wait to come back for another stay as soon as we can!

Great house - exactly as described !

The 'Rivah House' was exactly as described in the listing. It was very clean and nicely decorated. It had all the conveniences we could want including 3 full bathrooms. The beds were very comfortable and we all slept great! The river views are just gorgeous. This was a perfect get-away and Dale was very helpful and sent helpful information to us each day. Would highly recommend !

Incredible River View

We really enjoyed our stay and Dale's hospitality. We stayed on a very cold and windy January weekend but still had a great time and enjoyed the relaxing view of the river. The kids had a great time exploring the house, playing hide and seek and foosball. The adults enjoyed short walks to the beach and lake. There is a playground nearby in Westmoreland State Park too. The house was very clean and had all the basic items and supplies we needed to enjoy our stay.

Loved Staying at Rivah House!

If you are planning a visit to the Northern Neck of Virginia, do yourself a favor and book Rivah House for your stay. It's a great place, and just a short drive to a lot of places to see and things to do. The views of the Potomac from the upper and lower levels were amazing. One evening we were even able to see the Milky Way when sitting out on the upper deck. The house was spotlessly clean, and well furnished/decorated with a beachy feel. The host was great; very responsive and focused on making sure you have everything you need to enjoy your stay.

Wine tasting

Would be an amazing place on sunny days… we were not fortunate enough to have that. My two small concerns were the porch to the front door is not solid so you are still getting wet while trying to unload your car. There was also an issue with water coming through the downstairs large window. The house was well stocked with spices and cookware. I did notice dust under the one side table but that’s only because it’s where you descend the stairs. The host was very good at responding to questions.

Accurate VRBO Description of the Property

Great, relaxing view of the Potomac River. The house is well maintained. There are plenty of amenities in the house. Great to have the option of bringing our own bedding. More listings should offer this option. The owner's instructions were detailed and clearly written, and kept in an organized binder on the coffee table.

My "happy" place is with my face in the sun / my feet in the sand or my butt in a boat : ). My family and I consider The Rivah House, a home and not just a destination. We have formed life long friendships with our neighbors and built albums worth of memories with family and friends. Our hope for our guests, is that you too, will be taken by the magic of the Northern Neck. And that for you, this beautiful place becomes more than just a destination . I promise you it will. Enjoy !

Why they chose this property

I discovered the Northern Neck when my family and I were visiting, the weekend home of my business partner and best friend in 2007. His "rivah" home happens to be walking distance from my home, The Rivah House. And believe it or not, my best friend from high school, who I had not seen in over 25 years, owns the house just 2 doors away. Since I bought the home in 2009, my family and friends have celebrated birthdays / holidays / graduations / weddings and anniversaries here. My children have made friends that they now consider family. They have been fishing since toddlers and could pilot a boat or jetski by the time they were 8. My vision for having a home here on the Neck, was simply that, I wanted my children to have an opportunity to experience and do things, that otherwise, they would not have had the opportunity to do. But most of all, i wanted them to experience a place where neighbors watch out for one another , and where you can walk or drive down our street or Main St where everyone pauses to wave or says hello. So, when you are here, and out and about, don't forget to pause, and smile and say hello, Its what we do : )
