Great Spot on the Beach

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: You cannot beat this spot right on the beach with private beach access. It wasn't crowded at all. The condo has some wear and tear, but we will rent again for the beach alone. (Bring your own pillows and blankets though!)

Overall, I recommend this vacation rental. Reviewer Comments: Overall this is a nice property where I would be happy to stay again. It was comfortable and has a nice view and beach access.The kitchen needs to be restocked with basic items like measuring spoons and cups, a can opener, et al.Also, the lighting is quite dark; some bright LEDs would help a lot.

Scenic Beach View

Overall, I recommend this vacation rental. Reviewer Comments: A great time had by all from 3-75 yrs. of age. The pool was a great respite from the beach. Most rentals don't offer that perk. Crabbing after dark with such close proximity to our condo was perfect for the grandkids. Great proximity to shopping, groceries and restaurants galore. We could not have asked for more.

Overall, I recommend this vacation rental. Reviewer Comments: We have stayed in this complex, and this unit a few times over the years. We were disappointed upon arrival with the cleanliness of the main floor and some of the kitchen items. After calling the agency with some complaints, they were very prompt in rectify the situation. Kela, the manager, was exceptional to deal with through the process. We will definitely be returning! Thank you.

Beautiful view for Thanksgiving

We love 30-A, so renting at emerald hill is a plus!! However a few things need to be taken care of to make the stay a little more enjoyable for the next renters… *the dryer has no outdoor ventilation, so the laundry room is covered in mold/mildew & if the closet door is left open the entire upstairs is too hot & humid *the master bathroom shower door is filthy *the bench at the entry is covered in mildew *the coffee pot didn’t work *the floor was very dirty, not in a sandy way, just needs a good mopping *we killed a cockroach So, a very small manageable list to make it a better vacation rental

Overall, I recommend this vacation rental. Reviewer Comments: The beach is back - not as big as the past but there is at least 25 yards from the high tide line to the dunes. This property has one of the shortest walks to the beach - and the unit (#6) is truly ocean front - nothing but sand and sea views. Note - washer/dryer are on the small side. Also the dryer is not vented to the outside.Everything else in the unit is very nice. Updated bathrooms and kitchen. Furniture and beds are all in good shape.

Rating Details: The property manager was somewhat unhelpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Experience was fine although there were issues with both the unit and Benchmark. Unit had mold in bathroom and laundry rooms, window in guest room was broken and could not be fully closed - had to resort to putting a rolled up towel in it to fill the gap, front door was obviously broken into at some point in the past and the screendoor frame is bent and the door does not fully close unless the dead bolt is locked. We have been trying to get a quote for next year and after 7 days have yet to receive any information

Vacation with grown children

The condo was perfect. My wife and I were there with two 20something kids and their significant others. Beach access was great. Location was great and the unit was just as described. My only complaint was Vacayzen. I spoke to them and let them know that we wanted our paddleboard and bikes Sunday-Friday and that we were leaving Saturday. They picked up our paddleboard first thing Friday morning even though we had agreed we would have it all day Friday. I have called and explained that I wanted a days credit (even though actually have the items we paid for would have been better). Three times they said sorry and they would have a manager call me back. It has never happened. I guess their business model is just to run out the clock until people stop calling. It is a bad taste in the mouth that you should know about. The unit was great though.

Unit is ok, but needs updating.Main floor slider had broken lock latch plate that was pointed out to mgt, and looked at by maintenance, but not repaired during our stay. Front entrance storm door wouldn’t close on its own and was not repaired either.Stayed in this unit several times, or family has and it is never cleaned great before check in.Toilets were dirty even after inspectors checked the unit on arrival day.Dried urine all over based off toilets that appeared never to have been wiped.The upstairs master toilet had dried vomit or diarrhea that was dripped down the toilet all the way to the floor that wasn’t cleaned. None of the beds in all 3 bedrooms had blankets.Sheets only.When office was called to ask for more blankets for the beds we had another set of sheets delivered.$5300 dollars for a week , and you can’t get adequate bedding is ridiculous.I would be disappointed if I owned the unit and this was how it was managed. Overall appearance of the units has declined a lot over the last couple of years.

It's On The Beach

Overall, I do not recommend this vacation rental. Reviewer Comments: The main selling point is the location--which is excellent. I've rented in EH for over 20 years and have stayed in 7-8 of the units, including 2, 8, and 6. Unit 6 is the least well-equipped of them all. For example: No beach towels, in fact no beach anything. Two broken beach chairs and a broken umbrella in the garage. No local info/magazines/community brochures--other than what we added. One Benchmark Management tourist booklet from 2020. No games or puzzles or cards or kid stuff or anything--other than a chess board with a missing piece. Please provide extra blankets for beds. Downstairs shower pipe loose from wall. Parking slot cement repairs were ongoing. Not enough plates and not enough silverware. Only one large knife w/ tip broken off. Only 7 mismatched wine glasses. Only 7 mismatched drinking glasses, one with a large crack in it. No hotpads. Coffee maker is falling apart. No broiler pan. Most pots/pans have no lids. Couches, chairs in living area are beat up and sagging--really uncomfortable. Need new bed in master bedroom. Sink in master bathroom is clogged, very slow drain.I've used Airbnb, VRBO, and other rental agencies in 30A, in other states and countries. This unit has a great location, immediate beach access, in the middle of Seagrove Beach, and has a nice big pool as well. But it lacks what most other units have as listed above. If there were needed upgrades as noted here, I'd have no hesitation recommending it to a friend.

My only complaint would be the lighting. The master bathroom is like a cave and could use some upgrades. The downstairs bedroom is also very dark.

We were disappointed at the cleanliness of the place. The ceiling fans had caked on dust and the corners of the rooms had dead bugs. They need a new cleaning company. The condo has aged since our stay last year-looking like theyve rented out a lot due to the outside maintenance and furniture wear in the living room.

Overall, I recommend this vacation rental. Reviewer Comments: Great place to stay for a gulf coast vacation. There is one thing that really bugs me. I understand that dishes should be clean along with pots and pans and they should be cleaned before leaving. But when pots and pans are so old you nearly have to have a sand blaster to get the pans clean, I recommend that pots and pans should be replaced on a far more frequent basis.

Great

We loved the set up of this place for our family and needs. We brought a grill so we could cook out one night so make sure to bring your own. We used the rental chair service for ease. For the property, there wasn’t a garage key which made me nervous initially to leave my car in there. But it was fine. The microwave door was messed up but was still able to function. Will 100% stay here again

Unit #6

Reviewer Comments: I rented this property for two reasons. 1- the sleeping arrangements as described met our needs and 2-We had rented it before under Garrett Realty. The description of beds and accommodations is still the same on the website however I was informed the week prior to arrival that one full bed bed had been removed. I was not told that the remaining full bed had been relocated to the lower level and the mattress was in horrible condition. We needed that room for an adult couple and it was extremely uncomfortable. The occupancy had also been reduced by 2. We were lucky that we have family who have a one bedroom unit we were able to use, but otherwise a family trip we had planned for many months would have been cancelled at the last minute. I felt that management had the upper hand and treated us in a very offhanded way days before our trip. I don’t recommend unit 6 as it is currently rearranged. Also cosmetically the stainless appliances are rusting and need replacement. Overall not a place I will stay again.
