A cozy, clean, comfortable and sunny house located on a beautiful lot, on the bus route, less than a half mile from the base of Lincoln Peak, off the top of the Sugarbush Access Road. Enjoy the comforts of a spacious home with plenty of room to spread out and enjoy all that Vermont has to offer – for any season. The house and location is perfect for all interests - biking, hiking, swimming, kayaking, skiing, snowshoeing, relaxing and so much more. You can walk to the beautiful Sugarbush Robert Trent-Jones Golf Course – great for 3-season golf as well as off-season hikes including winter snowshoeing and cross country skiing. The house sleeps at least 10-12 with 5 bedrooms and a huge ‘rec room’ that has 2 pullout sofas, a trundle bed, a ping pong table, dome hockey, games and a large TV (and extra mattress's in closet). The main room is open with a large, comfy sofa, a beautiful gas fireplace with a flat screen TV above the mantle, a cozy and clean kitchen area with a wood counter bar including 6 stools and a dining room table. There is also a 3-season porch - another cozy nook with another pull out sofa and a dining table. There is a 2-car garage and a great yard for any outdoor activities (firepit too!) and games. It is a wonderful family home, in a fantastic location! It's our 'happy place'! ***FYI, we have not have any additional reservations because we did take our property off VRBO due to covid restrictions last fall - so this is the first time we are listing our property (besides 1 reservation only, with a 5-star rating last fall!).***

Lots of space. Very Comfy. Great game room. Great location. Loved the beds. Planning on staying there again.Just note that dogs frequent the property in case allergies are an issue.
This home fit our sizeable group comfortably with plenty of room to spread out. We took advantage of the game room, the fire pit, and being located right by Sugarbush, we were able to take part in some of their fall festivities. Not too far from a few other small towns with plenty to see and do or just take in the scenery and nature!
Everything was great and I would highly recommend this home to anyone looking to explore Sugarbush and the Warren area. Great location, ~2 min drive to the base of Sugarbush. Very clean and comfortable home that is well-stocked with essentials. Check-in was straightforward, and the host is very responsive.

We came to Vermont for a wedding with our extended family. Kids, siblings, husbands, wives and grandparents! The house could not have been more perfect. There was plenty of space for all of us, the house is beautifully appointed and comfortable. The location is very convenient, minutes from Sugarbush and short drive into the Mad River Valley.
Karen was a wonderful host– very responsive to our inquires and made sure we were nicely settled in. I highly recommend staying here. You will not be disappointed.
Good location, good communication with a very nice owner! Beautiful city and summer vaca spot.
Had a lot of issues with the house though— house had bad odor. Could not use sunroom because it is clearly a smoking room and couldn’t breathe there. Sheets and furniture need updating.

I guess thank you (not really) for the review but I am quite surprised by your comments as we have never received any of these “issues” before - especially “ a lot of issues”. All of our ratings have been 5 stars to date. The sun porch is not a “smoking room” and no one in my family smokes. There are 4 very large sliding windows floor to ceiling - did you open a window? You couldn’t breathe? There is also a nice ceiling fan. We actually left at noon that day that I arranged for you to check in early and there were no odors (maybe cleaning products) and no one smoked. As far as the sheets, they are all recently new, but have been used gently. And all are clean and nice. And the house is spotless, sunny, and very nice. Wow. I’m a bit speechless and somewhat upset. Good luck next time.
Our stay at Karen’s home was great! It is big enough for a small family gathering. It possesses many open areas where we can mingle. The main living room has a nice fireplace.
In the front yard, the adults enjoyed tossing the football and horseshoe toss game!
It comes with everything you need towels, linen, blankets.
Location , location: it is 5 mins drive to sugarbush and good markets & restaurants.
She is very quick at answering questions we had about the place.
We will DEFINITELY book again with Karen .

Our extended family, ages 2 to 60, had an absolutely wonderful time at the Happy Place. We come to Vermont every year and this house meet and exceeded our expectations. The layout of the home worked perfectly for us. We could all have dinner together at the table and counter. There is plenty of seating in the living room to hang out together and the family room, with the hockey game and ping pong table was a frequently enjoyed space. The yard had plenty of room for frisbee football and badminton, along with the horseshoe pits (equipment provided). We enjoyed several fires under the stars with s'mores and laughter. The home is both secluded and conveniently located. Swimming holes, beautiful bike rides, hiking trails, good restaurants, grocery stores, and creemee stands are a short drive away. Karen has thoughtfully stocked the home with all of the essentials and some much appreciated extras. Check in was simple and Karen quickly and helpfully responded when we had a small concern. We look forward to returning. I would enthusiastically and without hesitation encourage you and your family to stay here.

What a wonderful home and perfect location to relax and enjoy Vermonts splendor!
This home is a real gem. The pictures here a great, but Oh is it so much better in person! Roomy, super comfortable, and wonderfully decorated to make you feel welcome and relaxed. The goal of our trip to Sugarbush was to ski a little, relax a lot! We got both in spades! Epic ski conditions at Sugarbush, which by the way is a mere 3 minute drive from the property. The real star here is the house. Cozy, relaxing, with all the comforts of home. Beds were very comfortable; slept like a baby. We cooked dinners nearly every night. The kitchen had everything we needed, and then some.
They say that when in Vermont, you get a chance to practice your 'Breathing'. To slow down and take in what there. By trip end, we all were Pro's at relaxing and enjoying the beautiful setting and surroundings that this home provides.
Finally, there was great communication with the owner thru the entire process, including a fantastic list she put together on things to do, restaurants, grocery stores in the area, seasonal do's and donts etc... This was a great resource to have with us, and was very much appreciated as none of us had been to this area before.
We will certainly be back to pick up where we left off! :)

Me and some buddies stayed here for 3 nights as a weekend getaway. Really enjoyed the house and property and owner was responsive and willing to answer any questions you may have. There's a couple of breweries about 10 mins away from house that we ventured out to and we enjoyed them. Only complaint I would have is there's only 1 split level ac for the while house which does keep upstairs bedrooms cool but not the rest of house so it gets alittle hot . All in all very enjoyable experience and would recommend property.
