The Lake House at Mile Point, Lake Champlain, Vermont

Perched on a rock fortified bank, just a few feet above the magnificent waters of Lake Champlain, Vermont, this charming Dutch Colonial was completed in 1905. This unique summer home has been gently coaxed into the 21st Century standard of leisure living preserving its’ original character and dignity.

The Lake House features a beautiful, recently renovated, well equipped kitchen with views West 1 mile across (from our 'Mile Point') the water to the forested hills of NY State and East over the slate beach of the bay featuring a double boat dock and swim platform shared generously by 3rd and 4th generation families. The sliders off the kitchen open to a large lakefront patio and lakeside lawn that is nestled among shagbark hickory and cedar trees…the official court of daily croquet tourneys, nightly BBQ's, heavenly hammock marathons, and lengthy Adirondack chair sitting. Day napping is optional and never frowned upon. Next to the kitchen and powder room on the bayside, is the enclosed sun porch, which is known as The Flag Room. It is a popular place for young ‘uns to watch TV and hook up their computer.

Most family dining takes place on the screened lakefront porch which extends across the entire front of the house. There is also a cozy seating area, including a pull out sofa at the south end of the same porch and a dartboard wall for those who dare. Two sets of Glass French doors divide the main house from the screened porch. On one side is the former formal dining room…now The Green Room, has become a favorite rainy day table game roost. The other side finds the living room, which has a TV, but the drawing points are the stone fireplace, put to use most chilly evenings, the wooden ceiling design, and the window seat set between well stocked bookshelves. A small stone covered porch adorned with hanging plants has access from the living room.

Adjacent to the lakeside lawn is a large wooden deck projecting over the rock lapping water. Sunset cocktails and conversations are mandatory.

Upstairs there are 4 lovely bedrooms and 2 bathrooms. (King, queen, twins and bunks)

Across the driveway, at the parking area and back badminton lawn is a small one floor guest cottage. It has a queen bedroom, bathroom, another room with a sofa, chairs & bunk beds, and kitchenette. Sliders lead to a grassed terrace overlooking the bay and up the lake to the north. It is a bit tight to sleep more than 2-3, but it affords a bit of privacy from a full house.

To that point, and in consideration of your optimum comfort, our wonderful neighbors, the well and septic system we prefer a maximum of 8-10 respectful guests. (Pets need to be pre-approved)

Just a short drive or pleasant walk away, the Basin Harbor Resort offers a number of amenities to the public: small aircraft landing strip, 18 holes of golf, tennis, boat rentals, ice cream shop, casual dining and its’ well respected boat museum.

Off the beaten path, The Lake House is approximately 30 miles south of Burlington / Airport and about 18 miles north of Middlebury. Route 7 is the main road and there are several scenic back roads to reach either town. Vergennes is the closest place for grocery shopping, a library, churches and several very good restaurants.

About Lynne

Our family has been enjoying Vermont and Lake Champlain for almost 40 years. The property has been best described as 'magical'. It is hard to describe the feeling of what it is like to awaken to the sound the water hitting the rocks, while you witness a flock of birds crossing the lake from the bedroom window, as you thankfully invite your new day to begin. At the end of day you are drawn outside to watch another amazing sunset, watch the jumping fish dance on the water, and you await your inevitable shooting star performance of the night. Water in general has amazing effects on people, and Lake Champlain knows how to do it best.

What makes this house unique

Best discription we hear over and over is that this property is 'A little slice of Heaven'! Come and see why!

We had arranged to use the main stone house and the adjoining small cottage

for three nights. Three groups flew into Burlington airport in early

September on Thursday midday from Chicago, 2 adults and 2 children, from

San Francisco, 2 adults, and from Maryland, 1 adult. We arrived at the

estate in 2 rented cars in the early afternoon. Others arrived on Friday

from Boston and New York, along with local Vermonters.

We were astonished by the beauty and privacy of the location on a peninsula

at the narrowest part of Lake Champlain with the opposite New York shore

perhaps three blocks away, and magnificently wooded. The web site photos of

the estate simply do not do justice to the wide expanse of the grass-covered

grounds stretching from the main house to the lake in three directions --

interrupted by several patios, a fenced area at waters edge with tables and

chairs, a scattering of trees, a swing, and a huge and very comfortable

hammock -- and access to the lake from a huge rock edge on one side, or a

small beach on the other side, or from a boat pier.

The main house is amazingly spacious and nicely maintained, and loaded with

amenities. The bedroom and bathroom arrangements were very convenient,

well-stocked, clean and comfortable, and nicely supplemented by the small

cottage -- and we had no trouble accommodating everyone comfortably. There

is a fully modern kitchen and every thing worked! We cooked our own turkey

dinner for seven persons the first night, we had take-out pizza plus salad

the second night for 17 people, and we prepared a huge chicken and fish

birthday dinner for 19 including 5 children on Saturday night -- with a

huge birthday cake and lots and lots of candles. We dined on the very

comfortable and very large enclosed porch.

In short, we had a perfect family ball in a perfect spot!

The setting is what makes our home unique. Water access and views abound. Many choices of where to perch, read, rest, hide, sun, play, swim, boat etc. Volleyball/badminton court, basket ball hoop, canoe, double boat dock, croquet, lakefront hammock. Close to Middlebury College and UVM. Adjacent to Basin Harbor Club for fine dining, tennis, golf, music, casual dining & the Maritime Museum. Quick drive to Shelburne Farm/Museum/Inn. Lots to do with Children & Adults of ALL ages.

Thoroughly enjoyed our 3 weeks in Vergennes at this beautiful property. This was our first trip to Vermont and we were not disappointed. The lake views from the house are amazing and access to the water is only steps away. Lynne was very responsive to any questions we had and was a pleasure to deal with. Loved it and was very sad to leave.

Cassie--Our Granddaughter's Wedding

We were blessed to be a part of our granddaughter's wedding in Burlington, June 25. In preparation for the wedding, we looked for a place where 4 to 8 people, and a few more could stay. We went on line to VRBO and found 613 Mile Point Road. The stone house is magnificent with every amenity you could ask for. As you sit early in the morning in the Adirondack chairs...looking at the Adirondacks on the New York side, you will feel the magic of the lake. A cup of coffee in the morning will welcome the day, and a cocktail in the evening will signal the end. Sometimes, you can even exchange the two. Between these experiences, there are many things to see and do--Shelburne Museum, our favorite, Ben & Jerry's for ice cream fans, Vermont Teddy Bear Factory, Cabot Cheese, and Dakin Farms. But, at the end, you will always come back to the lake where swimming, canoeing, and kayaking is offered and wonderful. We have but two disappointments with our was not long enough, and we never saw Champ. Having dealt with Lynne Lear, she may well be Champ. We'll go back to find out. You should too.

The house is perfect ! everything you need, you can find it.

Lynne is a wonderful owner and answer your question so fast...

We were 7 with 3 kids, 11, 9 and 7 years old, we went fishing, canoeing and relaxing...

Stunning views!

This property is truly amazing. The views are incredible. The amazing rock formation/ledge behind the house is so unique and provides the most wonderful place to enjoy the serenity of the Lake Champlain. The view of the Palisades is also just to the right and was an unexpected and delightful surprise. You can even make out the waterfalls! The house itself is of course, very old, and with that comes some of what you'd expect in a more mature dwelling. Don't expect typical modern conveniences (like lots of outlets or a totally bug free place--you're on the water after all at a lake house!) The bathrooms are pretty dated too. Overall, the home was quaint and nice-- although, it's second place compared to the 1st place views offered here. You should note that at the time of this writing, the guest cottage uses lake water (unlike the main house) so our family who stayed there bought bottled water to drink. Overall, a great trip! The views will remain in my memory forever!

The best family house we have ever rented!!!

3 generations of our family enjoyed this lovely home while attending college graduation activities. We kayaked and paddle boarded across Lake Champlain and spotted an eagle's nest with three eagles on the New York side. The home was perfect for family dinners on the large screened in porch. We enjoyed the sunsets from the Adirondack chairs and spent most of our time in the yard enjoying the scenery and weather. The home is just that, a comfortable place to relax and unwind. The owner went above and beyond to make our stay enjoyable and fun. The cottage was a great place for my parents to stay and be a part of the family activities yet escape to their own private quarters. The house is beautifully decorated and there is lots of space to enjoy and relax. The town of Vergennes is a short car ride away to get your groceries and anything you forgot to pack. It is also a great place to dine, shop and bring the family for ice cream! We also explored the surrounding area and fell in love with the people, mountains and the beautiful farm lands! We have already decided to come back next year!
