About this property

Entire Row Home in Heart of D.C.- Near Union Station

Under new management! SaltSugarFire Hospitality, a boutique short term rental management/cohosting firm, began managing this property at the end of 2021. We're working on updating the listing, communication, amenities, and the property itself to better serve our guests! Thank you for patience as we make these changes.

THE SPACE
We welcome you to our 3-story, 4br, 2.5ba classic DC rowhome with original hardwood floors, unique architectural elements, and private courtyard.

Early 1900s row home with original wood floors on main level, half bath, full kitchen and dining area, and sunny 3 bedrooms and shared bath upstairs plus an outdoor courtyard. Adjoining basement with recently-remodeled bathroom includes a queen bed with separate living area, bathroom, workstation, and a separate entry and exit to the courtyard. The basement is accessible from an interior set of stairs in the kitchen.

GUEST ACCESS
You'll have access to the entire house and courtyard. Please note there is a carriage house occupied by the owner at the rear of the property to which you will NOT have access (except for a separate hallway to dispose of trash during your stay). The owner occasionally lists the Carriage House for rent when he's out of town and the courtyard and parking arrangements would be shared with those guests.

COVID PROTOCOLS
• Guests must comply with current local mayor's orders, travel guidelines, and health recommendations, including but not limited to vaccine verification, testing, wearing masks in public places, maintaining an appropriate social distance, etc...
• Guests must notify us if they feel ill or are diagnosed/test positive for the coronavirus at any point leading up to checkin and for 2 weeks after checkout.

HOUSE RULES
• When making an inquiry or submitting a request to book, make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive.
• NO PETS, PARTIES, EVENTS, "GATHERINGS", or additional guests (anyone not included on your original reservation) on premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message, even if you do not plan to host it at the house.
• NO SMOKING INSIDE (this includes all tobacco products, marijuana, vaporizers, etc...). Guests may only smoke on the front patio or in the courtyard and must properly ash/extinguish/dispose of their smoking materials in the provided ashtrays and empty the ashtrays at the end of their reservation.
• Number of guests listed in reservation must be updated and accurate PRIOR to checkin.
• We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements.
• If you are booking for someone else and will not be on site in person during the reservation, you must provide the name(s) and phone number(s) of the person(s) you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests.
• There must be at least one person over the age of 25.
• In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the volume of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises.
• Guests MAY NOT use the fireplace in the living room.
• Guests are welcomed to use the grills and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood/charcoal, must fully extinguish the fire by 10:30pm on weekdays and 11:00pm on weekends, and must empty the grills and/or fire pit upon checking out.
• Be sure to clean up after yourself and be respectful of our neighbors. The cleaners charge a reduced rate turnover fee to ensure the property is clean for your checkin, which is based on the assumption that guests will be respectful of the space and upkeep during their stay. A traditional housekeeper's fee for this size space, including laundry and dishes, would be upwards of $200. Any extra charges incurred from the cleaning staff will be deducted from your security deposit.
• No confetti or glitter.
• Do not sleep on the white sofa in the main living room, it is not an appropriate sleeping arrangement and any damage caused to it during your stay will be deducted from your security deposit.
• Do not send packages to yourself with delivery dates before or after your reservation as we are not able to accept packages on your behalf or guarantee receipt.
• Guests may only enter the carriage house to take trash/recycling to the alley. Guests may not enter either of the interior doors in the carriage house. These are private areas.
• No unauthorized late checkouts. Inquire with host
• Do not put any food waste down the drain (including the kitchen sink). Any costs associated with your stay for unclogging a drain or any plumbing repairs caused by improper use will be passed on to the guest.
• If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee.
• Disclosure: we have exterior front and rear facing motion and noise sensing cameras with recording capabilities.

THINGS TO NOTE
• We do not offer early checkin or luggage storage at this property. Please do not loiter at the property if you arrive early as this encourages vagrants in the area to do the same. There are several luggage storage services available in DC; let us know if you'd like more information
• The cleaners charge a reduced rate turnover fee to ensure the property is clean for your arrival, which is based on the assumption that guests respect the space and leave things reasonable tidy.
• For guests with allergies or sensitivities, some of the duvets & pillows are down-filled & we use fragranced cleaners & air fresheners. Please notify us of your allergies in your booking message so we can prepare the unit to accommodate your needs
• This century-old, 3-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor during the hottest and coldest months.
• We are a waste-conscious property and strive not to give in to modern consumerism. To that end, we do not provide paper towels or single use convenience products (aside from recycled TP by Who Gives A Crap). We also believe imperfect things are still perfectly good so we don't just throw them away.
• The neighbors are super friendly and like to unwind with music, a 6-pack, and a smoke on their porch in the evenings, particularly on weekends. They know you are a guest and will keep it down if you ask them nicely. They're also long time residents of DC and know a ton about the neighborhood and city if you have any questions.

GETTING AROUND
• Convenient to public transportation (Union Station, NoMa Metro, H St Streetcar, X2 bus, Capital Bikeshare), grocery stores (Giant, Whole Foods, Harris Teeter, Trader Joes, Union Market within 5 blocks), restaurants and bars, and all that the lively Atlas District/H St Corridor has to offer. 15 minute walk to U.S. Capitol.
• Buslines: X2 and D8 lines take you to Union Station, downtown, & Children National/Medstar Washington Hospital; D4 line takes you downtown and to Ivy City.
• Metro Rail (~ 3/4 mile): Union Station is ~6 blocks walk; NoMa/Galludet Metro Station is 5 ½ blocks walk; the free H St Streetcar is 1 block away.
• For details on utilizing Metro Bus/Rail systems, visit the WMATA website. You can now download the SmarTrip app on your Android or iPhone, create an account, and purchase ride passes that can be used on all Metro systems. Skip the old, plastic cards and use your phone! If you don't have a smart phone or would like to borrow a SmarTrip card, just let us know (I keep a stack on hand).

PARKING
• Parking in the neighborhood is primarily restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register online for a ParkDC account and be able to print your pass ahead of checkin.

We were able to walk to grocery store. Easy to take an Uber to downtown. We also had parking. The house was perfect for our family and grandparents.

Nice but warm
We liked the property but the air conditioning was not very strong. Only the basement was cool the whole time. Other than that, neighbors are friendly and the place is surprisingly roomy. We would recommend staying but maybe not in the middle of summer.

Great Stay
We enjoyed the stay in this nice row home close walking to everything in DC. The downstairs space was perfect for our family members with a baby that needed a separate area. The main floor had plenty of space to move about. The character of the home added to our experience. It's old so don't expect new. We did see a rat outside but I hear that's not uncommon in DC! Jenna was helpful with our questions prior to and upon arrival. We would stay again.

Good location, needs some upgrading
We found this 3 level VRBO located well in DC, and generally was a good stay for us. However, I would suggest carpets need a good cleaning (as well as bath mats) and the kitchen needs to be upgraded (shelves fell down, everything mismatched).

NoMa is one of DC's newer neighborhoods and derives it's name from it's location "No"rth of "Ma"ssachusettes (Ave). It's southern border is most notably identified by Union Station and the Northern border by Union Market, a burgeoning food hall reimagined from it's beginnings as a wholesale market, and Galludet University, the country's first and largest university for the deaf and hard of hearing that was originally chartered by President Lincoln. It is fast becoming one of DC's most densely populated neighborhoods and offers easy access to the rest of the city, the highway, restaurants, bars, and everything you need to live comfortable in your own neighborhood.

What makes this property unique

We have solar! This property has been outfitted with rooftop solar panels.

Beginning in December 2021, we will be providing cotton kitchen towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own.

Our cleaning supplies are primarily natural, environmentally conscious products.
