The Space:
The River Ryder cabin offers a serene escape on a 6-acre property overlooking the Blanco River, with 420 feet of private river frontage. This cozy space accommodates up to 5 guests with two bedrooms featuring king beds and a sleeper sofa in the living room. Enjoy the fully equipped kitchen, outdoor lounge with a fire pit, and direct access to the river for fishing and kayaking. The inviting decor and well-appointed amenities make it an ideal retreat for families or friends seeking relaxation amidst nature.

Guest Access:
Our property is gated and there is a large hill down to the cabins. Please be advised that you will need to climb a few stairs to get to the cabin from the parking area.

The Neighborhood:
★ “Charming house in a beautiful location. It was just the right blend of private but close to local activities. We absolutely loved the water.”

The property is located just outside the city limits of Kyle, Texas, along the Blanco River. Our property contains three cabins with private river access to the Blanco River. All of the land in between the cabins and the river is available for your enjoyment.

We recommend the following local activities:
Shopping in Wimberley and Kyle, wineries in the hill country, floating/swimming with our private river access, shopping at San Marcos Outlet Mall or Cabela's, hiking, and more.

Getting Around:
A car is best suited for transportation to our property. Uber and Lyft are available, but they are not as reliable in recent months. We are approximate:
30 mins to Austin-Bergstrom International Airport,
55 mins to San Antonio International Airport, and
30 mins from New Braunfels.

There are several areas of interest in the surrounding area to explore in which a car would be necessary.
The cabins are approximate:
3 mins to Downtown Kyle,
25 mins to Downtown Wimberley for great local shopping,
15 mins to the San Marcos Outlet Mall,
25 mins to The Salt Lick in Driftwood, and
30 mins to Downtown Austin.

• Smoking, of any kind, is strictly forbidden inside the home, and all trash needs to be properly disposed of.
• All pets must be approved prior to guests arrival.
• There is a pet fee of $100$100/pet.
• Any unauthorized pets at the property will be subject to a $400 fee
• Pets are not allowed on the furniture. If the guest leaves the house, the pet should be kenneled or taken with them. If any damage is caused by the pet, there will be additional charges assessed reasonable to the damage made. Pets are not allowed in the home wet. Cats are not allowed in any of the homes. Please be respectful of the rules set forth above. We love dogs, but also want to make sure our cabin stays clean for future guests. We will send you a $100 non-refundable pet fee if you agree to the above rules.

• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.

• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. This correspondence will occur through our Channel Manager Guesty

•Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.

• A Security Deposit, of $300, must be paid before check-in and is refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.

• We can host a maximum of 5 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.

• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial-grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest's stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their discretion.

• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.

• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.

• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.

Paradise home in the Hill Country

This house was perfect for our family of 4. Responses from the owners were quick and adequately handled. Directions to the property were easy to follow. The Blanco River was beautiful! My kids had a blast out in the Hill Country! We will definitely be back!!!

Charming Cabin with Stunning Views

Our stay was wonderful! The cabin had everything we needed and is close to town for any quick trips to the grocery store or to grab a bite to eat. It was clean, roomy and charming. You could see the attention to detail every where you look, complete with simple but chic and stylish decor. The property is stunning, with wild flowers, lots of butterflies and beautiful pecan and bald cypress. Short walk and easy access to the river front, which would be great for a day floating and enjoying the sights and sounds of nature. Enjoyed spending time just watching the sunset and playing with our dog who loves to run and fetch his ball! We didn't want to leave! Highly recommend and will be back again!

Top Shelf Property

Enjoyed our weekend stay at this Blanco riverfront property. Condition of the property is exceptional, very clean both inside and out. It appears to be relatively new construction so the amenities are all up to date and modern as one would expect. It accommodated our needs quite nicely. WiFi connection was a snap and was solid for the entire weekend, enough bandwidth to do anything you want. Easy entry and exit to the property via electronic locking mechanism with guest code, access couldn't have been easier. Communication with owners was very responsive and attentive, quite nice folks that own and run this property. The highlight of this property is the location - it is well off the beaten path, toward the end of a dead end road, and quite distant from any main roads or thoroughfares. The setting is serene on the banks of the Blanco. If you're after a peaceful and quiet environment with none of the 'city life noises', this is the place. We will definitely return to this property on visits to the area.

Comfort

Great property in a good location, close to all that Kyle offers. With very little rain and the hot summer, there was no river behind the house, unfortunate because we planned a lot of activities around the river. Not much owner can do on that one! Beautiful property and the house is great, especially to have two king beds for everyone to sleep comfortably.
