The Space:

Sun pours through the windows here, catching the refinished wood floors and brand new furniture that make this second-floor condo feel fresh from day one. Fifty steps and you're on the sand - close enough that a morning coffee on the beach becomes part of the daily routine rather than a special trip. Whether you're here with a partner, friends, or the whole family, Unit F is set up to make the whole stay easy.



Living space

The lounge area centers around a large, comfy sectional couch - the kind of seating that makes it easy to sink in after a day at the beach and stream something on the Smart TV. Plenty of natural light fills the common areas, highlighting the tasteful decor and new furnishings throughout. It's a space built for slowing down.



Sleeping arrangements

Unit F sleeps up to 6 across one king bedroom and one queen bedroom, each with ample closet space for unpacking and settling in. Bed linens, extra pillows, and blankets are on hand, and room-darkening shades help you sleep in after a late beach evening.



Kitchen & dining

The kitchen is fully stocked and ready to use, with a Samsung stainless steel electric stove, oven, dishwasher, refrigerator, microwave, coffee maker, and toaster. Cooking basics and dishware are provided too, so a home-cooked meal takes no extra planning. A breakfast bar seats four, perfect for casual mornings before heading out for the day.



Bathroom

The modern bathroom has a walk-in shower and a vanity, with extra storage tucked into the adjacent closet to keep things organized. Hair dryer, shampoo, body soap, and hot water are all provided.



Outside & the building

Step outside to a private, fully-fenced backyard, or fire up the gas BBQ grill for dinner. The shared outdoor pool is heated and open year-round, 24 hours a day, and an EV charger is available on-site along with free parking. Beach essentials - towels, an umbrella, a beach blanket, and snorkeling gear - are provided, so getting to the water takes zero planning. This is one of 8 units in the building, reached by a short flight of stairs to the second floor, with a private entrance of its own.



Location

400 South sits just outside historic downtown Cocoa Beach, on one of the area's popular beachfront streets. It's a 5-minute walk to downtown and just 50 steps to the beach from the front door, with a gated community across the street and million-dollar homes all around. You're also just minutes from the Kennedy Space Center and the wider Space Coast, making this an easy landing pad for exploring everything the area offers.



Guest Access:

We provide keyless entry with digital door locks.



The Neighborhood:

400 South is a newly-renovated, 8-unit "aparthotel" located just outside historic downtown Cocoa Beach. Situated on one of its popular local beachfront streets, you'll be in perfect proximity to ocean - think daytime beach sojourns or a romantic sandy sunset walk. It's a 5-minute walk to downtown, and just 50 steps to the beach from the front door! The surrounding neighborhood is beautiful, with a gated community directly across the street and million-dollar mansions all around!



Getting Around:

Located on A1A with Uber and Lyft being very prevalent in the area. Downtown area is within walking distance.



Other Things to Note:

To ensure a comfortable start to your stay, we provide an initial stock of the following essentials:

- Paper towels

- Toilet paper

- Tissues

- Coffee pods, creamer, and sugar

- Light cleaning supplies (please note: NO LAUNDRY SOAP PROVIDED)

- Garbage bags

- Sponges

- Dish soap

- Dishwasher tabs



If you need additional supplies during your stay, please plan to replenish them as needed.



PLEASE NOTE:

-Mailbox access is not available for guests

- While we love all furry friends, ONLY dogs are allowed at this property, with a fee of $100 per pet, per stay.

- All reservations require either a refundable security deposit or the purchase of a damage waiver.



Regarding the 6 guest occupancy, we have a king and queen bed which can comfortably sleep 4 guests. We provide a trifold floor mattresses to sleep one more guest. We also have a couch that can sleep 1 additional guest.
