Quintessential Family Memory Cape Cod Home 1/3 walk to private association beach

This classic spacious Cape is the perfect rental for large family reunions or 2 families vacationing together.
This is a Saturday to Saturday rental. .
We do not rent for less than 7 days so please do not ask us to quote a weekend or long weekend - thanks.
There are 3 large bedrooms which sleep 9-11
Located just 1/3 mile (2 minute walk) to a private association beach located right behind Green Pond boatyard where there is public deep water access st the public boatyard ramp. Launch your boat and if you have to bring the trailer back to the house its just a 5 minute walk to your boat.
5 minute walk or 2 minute bike ride to the Ackapesket Association Beach (private beach!), which overlooks Martha's Vineyard. As the photos show, the beach has a volleyball net, jetty for fishing and crabbing, great shelling and rock collecting and beautiful sand dunes. The front of the beach is on the ocean facing Martha’s Vineyard. The back of the beach is on Green Pond and is perfect for younger children with warm, shallow water and lots of little ocean creatures to keep them occupied. Note that the beach limits the total #8 of people and we are given 8 beach passes.
Several of town beaches mere minutes away if you want to check them out! Bristol Beach, Menahaunt Beach and Falmouth Heights Beach are just a 5 minute car ride. Weekly parking passes can be obtained thru the Beach department with a copy of the rental lease.

50% Due upon signed contract and the remaining 50% is due 45 days prior to the first day of the rental. The dates are not reserved until we have received the signed contract and deposit.
Our home features a modern, fully equipped kitchen with granite counters and a dishwasher. Spacious full bath - T/S off kitchen.
Kitchen opens to dining room which seats 8. Family room with TV/DVD/VCR, cable TV and high speed wireless internet access.
On the 1st floor there is a large bedroom with a King size bed.
In additon to the living room on the first floor there is a separate sitting room that can a ccomdate a queen size blow up mattress that we provide.
The second floor has a large king size master bedroom and a single bed with attached full size bath.
There is also a very large second bedroom/bunk room that contains 2 full size beds and 2 single beds. Great Bunk room for kids.
House sleeps 9-11 comfortably. There are 3 window air conditioners in each bedroom and one air conditioner in the dining room and plenty of fans. The location is so close to the ocean and nicely situated between Great Pond and Green Pond so there are always beautiful summer breezes.

Fabulous outdoor deck with a gas grill, patio and lawn furniture. Outside Shower Hot/Cold, located on the deck. There is a very large yard ,hammock, and it's a great space for family gatherings and whiffle ball games.Plenty of parking for several cars and boats
Washer and dryer in basement. All linens and towels provided.
1 1/2 hour of turnover cleaning included which is usually sufficient if linens have been started per the lease.
Trash and Recycle Pick up Weekly. Day determined per lease
Tenant is responsible to take trash and recycles to curbside as stated in lease, and remove any trash at the end of tenancy, or charges will be deducted from security deposit.

Comfortable and perfect location

This house was perfect for my sisters family and I - we loved walking and riding our bikes around, paddle boarding, enjoying the gorgeous beach and then coming home to the fabulous deck and comfortable home! Our dogs loved it too!

Beach house

The property was spacious and plenty of bedrooms; kitchen large and well equipped; excellent large very functional deck with plenty of furniture for outdoor dining. Large back yard and definitely reasonable walking distance to very nice private beach. Many chairs available. Bicycles do need some attention. Grill needs some TLC and not used . Overall with current takeout availability not needed. Generally a great time and would return again.

Great beach week!

Our family (2 adults, teenager, grandmother and dog) enjoyed our stay! We visited the private beach every day, an easy bike ride from the house. We got a non-resident town beach sticker as well, but honestly didn’t need it— the private beach was great. Terrific neighborhoods/waterfront path for the runners in our group, easy access to bike path and trails for biking/dog walks. The outdoor deck was a highlight, spent lots of time out there reading and relaxing, and the yard was a huge plus for the dog. Easy ride to restaurants, downtown Falmouth and Woods Hole. Took the Island Queen ferry to the Vineyard for a day trip— highly recommend, short crossing from Falmouth to Oak Bluffs. Plenty is space at the house, plenty to do close by. A terrific week, and we’d return!

Perfect Vacation, Gorgeous weather, Amazing private beach, and Great home, ( just as advertised)… We must say that the deck is huge with comfortable furniture.. we spent many nights outside on this expanded space! East Falmouth is the place to visit!

Classic Cape Cod

A classic Cape Cod style home that can accommodate a larger group who don't mind sharing rooms. The private beach access is very nice, but about 1 mile away from the house. We used cars to shuttle our family to the beach since the beach does not have parking. The house is functional and clean but showing a little age now. The location is in a quiet neighborhood but only a short drive from public beaches, the downtown area and grocery stores etc. We appreciated the owner getting us new beach chairs to replace the ones that were broken when we arrived. Overall, we enjoyed our stay.

Perfect vacation already booking next year!

Just completed a one week stay this home which is a perfect location for everything. Had many plans before arriving but ended up enjoying the home and private beach most of all. We entertained on the massive deck and had more than enough room for our kids and friends. Spent almost everyday at private beach so never crowded. We had overnight guests as the arrangements of bedrooms and baths and outdoor shower accommodated all. Lots of room for parking. Quiet street allowed for bike riding and large backyard allowed many long wiffle ball tournaments for all ages. Highly recommended for families with young or even teen children, or two small families. Looking forward to next year!

Great house, repeated renters

Just checked in and finding the new deck and furnature a nice addition. We've been coming here for a week of golf for the last 7 years and have always been happy with the accomadations. Plenty of space in the 3+ bedrooms and 2 baths for 6 grown men to stay comfortably. Would highly recommend this property.

Fabulous family home , Comfortable, Clean, Great spot for kids

spent 3 weeks last summer this house is great. The location is perfect. MY kids could ride the bikes on this quiet street which connects to Belmar and Great Harbors through a paper dirt street. Very family friendly safe lots of kids who then came and visited at the rental Large yard we hosted several barbeques and baseball games great family fun. 1/3 mile walk to the private beach which is great used only by the association members so it never gets to crowded, boardwalk to beach and volleyball net for the kids. My smaller children loved the bayside, less ocean Nantucket sound waves, and the kids were able to shell and use small inflatables. Beautiful viewing of boats entering and going out to sea Awesome huge deck with really comfortable patio furniture, and loungers. Outdoor hot/cold shower right on the deck . This deck is accessible right of the kitchen which is spacious fully equipped well appointed with cooking items and utensil. Large fridge perfect to accommodate lots of food and BEER, there is also a small fridge in the garage which we used for overflow items very handy Very Comfortable interior, all hardwood floors and tile, easy for clean up. Lovely Four poster King Bed in the first floor bedroom. Window AC in all bedrooms and the dining room. Honestly we very rarely had to use the ac as the location of the house between the 2 ponds provides perfect summer breezes 1st full tile bath. plenty of linens and beach towels.. Large living room big comfy couch and a couple of comfy chairs our family was able to sit and watch a movie together, The kids preferred to watch TV in the adjacent room next to the living room which has a queen size pull out sofa and screen door to the deck, Often the kids preferred to camp out and have sleepovers in this room. 2nd floor spacious clean tile tub and large bathroom. 2 large bedrooms upstairs. the Master has a comfy large king size bed and very spacious we had our 2 year old in the room with us as there is also a single bed in the room. The other bunk room across the hall was perfect for my sister in laws family .2 full bed and 2 singles they were very comfortable all together. Large Dining room table open to the kitchen but we had most of our meals outside on the sunny deck. Rebooked this year for only 2 weeks looking forward to it. Owners were awesome, helpful and always available by phone they were very attentive :)

Great location, inside of house not nice

This property is in a great location within walking distance to a beautiful beach. The house is nice and big and has a wonderful back deck and back yard and the owner was responsive to questions and issues we had during our rental. Unfortunately, we were very disappointed in the condition and cleanliness of the house including the furniture, sheets, towels and kitchen utensils and refrigerator. All the furniture is very dated and appears unclean. We had to put sheets down on everything before we would sit. The sheets are also very old and worn and the kitchen utensils were sparse and unclean. The refrigerator is very old and while it may be clean, it is very rusty and appears dirty. For the price, I think the house should be furnished with updated/clean furniture and the sheets, towels, etc. should be newer and clean. We will not rent this property again for these reasons.

Awesome family getaway

Spent 2 weeks with family members arriving at different times. Great house for family gatherings. Fabulous spacious sunny deck with warm ocean breezes. Quick walk to private family association beach loved by kids and adults. spacious home.....not a cottage you don't need to bring a thing just your smile and some sunblock...coming back next summer :)

The new large deck is spacious and lovely for enjoying morning and afternoon sun, the outside shower hot and cold is located on the deck.

Plenty of parking for several cars.
Great quiet neighborhood

What makes this property unique

This spacious home is located within walking distance 1/3 mile to the private beach association ' Little beach' used only by neighborhood members. Very family friendly beach. just steps from Menhanunt Yacht Club and the bridge where many familys fish with young children. Steps to public deep water access, great if you want to drop your boat in here bring the trailer back to the house and be back at the boatyard in minutes.
THis neighborhood abuts belmar and great harbors both great walking neighborhoods with lots of young families.
