Our 2BR/1BA front cottage on the Newport Beach Peninsula is stylish, sensible, and central to all the best sites of Newport. This is just the right space for a refreshing beach getaway, surrounded by all the modern conveniences!

LIVING & DINING AREAS:
Open-concept living, dining, and kitchen area featuring a large sectional sofa and flat-screen TV. The dining table seats four, with sliding glass doors opening to the front patio for seamless indoor-outdoor living.

BEDROOMS:
- Bedroom 1: King-size bed, TV, ceiling fan, closet
- Bedroom 2: King-size bed, TV, ceiling fan, closet

BATHROOM:
- Hallway Bathroom: Walk-in shower

OUTDOOR SPACES:
Expansive front patio with a dining table for six, additional lounge seating for four, a propane BBQ grill, and a market umbrella for shaded coastal dining.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

YOUR STAY ALSO INCLUDES:

GUEST ACCESS:
Guests will have private and exclusive access to the front 2BR/1BA cottage. This includes all interior spaces and the private front patio. The two additional 2BR/1BA residences in this triplex are not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. Please see the separate listings or contact our office for details.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Shared washer and dryer located on the outside North walkway. Please note that guests must provide their own laundry supplies.

Parking: One small covered carport space - compact vehicles only. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Perfect place to stay. Our 16 year olds loved how close we were to the pier and we enjoyed the quiet beach in front of the condo. Great week!

Perfect for a young family!

The location is ideal, right between Balboa and Newport Piers. Loved that the porch area is fenced in keeping the little kids from wandering into the street. The parking area is extremely tight for a mini van, so we just parked out front, and we usually never had any issues finding room.

The property is in a great location, easy to get to beach and local shops & restaurants. The floors were not clean- couldn’t walk around barefoot without sole of feet getting dirty. Also, very hot and muggy inside, it was hard to cool down the place.

A walk to the beach

We rented out unit A, its patio/deck is right on Balboa Blvd. The walk to the beach from here is short and easy. The walk to both the piers are a little longer but its placed almost centrally to Balboa and Newport Pier. The place was nice and clean and adequately stocked. We had a few family members over for lunch and the patio was nice to sit out and eat at. I was glad fans were included because they were a necessity for the afternoon. The beds were big and comfortable, and the extra linens were appreciated. If you get lucky there is good parking right out front. We really enjoyed our trip!

Nice but we missed not being on boardwalk. Bedrooms need block out shades as there is a very bright light right outside the window and it’s too light to sleep.

Family get away

I enjoyed the stay for the most part and the listening was as expected. Although the unit was a bit dust, I had to sweep, floor needed to be mopped. Someone else was parked in the assigned carport the whole 4 days so I parked on the street and got a ticket. Construction took place 7:30am next door without any notice using drills, saws, hammers and other equipment as well.

Amazing Property

My wife and I checked in here to get some much needed time off from our hectic lives and I got to tell you this place was the best place we could have chosen. It was so relaxing, plenty of space, very, very clean and tidy. Everything in the home was in very good shape. Brand new appliances, comfortable living room, comfortable. Comfortable comfortable beds. And to top it off we had our own garage parking in an area that there is barely any parking at. So that was a major plus. Oh and all I rate this property five stars out of five and I highly recommend anybody looking to stay in Newport Beach on vacation to use this location to do so.

Great time in Newport Beach

The cottage was just as described in the listing and we did not have any issues checking in or accessing the property. The parking on the back was bit of a squeeze, but we were notified ahead of the stay of the maximum dimensions of the vehicle that the parking space can accommodate. It would have helped if we also knew that parking on the street in front of the house was an option (it definitely is - but note the street sweeper scheduled days and times). Two bedrooms were plenty for a family of 4 with enough room to spread out. Beach was literally in the backyard and food options were plenty nearby. The property management was prompt in responding to a couple of questions we had during the stay. Overall a great stay!

On going major construction within ten feet of rental was not disclosed even though it had been underway for several months before our deposit became nonrefundable. Major road in front of rental was extremely noisy 24 hours a day.

Fantastic location

We all thoroughly enjoyed our stay. The location is amazing. Literally steps from the beach and centrally located on Balboa peninsula. Easy to walk or a short drive to tons of bars, restaurants, and shops. Check in was easy. The home was spacious and clean. King beds and smart tvs everywhere. Fully stocked kitchen if you’re cooking there. Great patio out front with tons of seating. The one downside with the location is the traffic can be a bit loud, but otherwise it was excellent. The negatives are the bathroom and the car port. The car port is miniscule. It was incredibly small. Everyone besides the driver needed to get out before you pulled in, and in our tiny compact car, we had inches of clearance on either side. That’s not even with another car in the next stall. Be prepared for that. The bathroom also has an exterior door (good for the beach I guess) but there is zero ventilation. No fan at all. Just a small window on the door which if opened leaves zero privacy. Anyone walking in the alley can see right in. Also, the toilet runs endlessly unless you adjust the handle after you flush. The shower head is very low, and the pressure sprays water everywhere. The lack of ventilation meant the bathroom was damp basically the entire trip. Short of opening the entire door, there’s not much that can be done. The window in the door had a screen but it’s obviously not private. If you can get past the carport and the weird bathroom its an awesome property. Well worth it.
