• Noise: Located in a quiet residential area—no loud parties/events allowed.
• Shared Spaces: The garage is the only shared space and you get 1 parking space.
• Laundry: Washer/Dryer located in shared garage.
• Location: Just 2 houses from the bay. Convenience store at the end of the block.
• Views: Harbor and marina views from the roof deck and the front of the house, plus a view of the beach sand at the end of the street.
• Activities: Bike/watersport rentals nearby. Farmers Market at the pier every Sunday.
• Age Requirement: Must be 25 years of age or older to book.

* The city of Newport gives citations for noise complaints. Our neighbors are in very close proximity and even loud talking outside can be heard by the adjacent houses. Please keep noise to a minimum and our `zero noise` starts at 10 pm so if you are on the outdoor deck, please speak softly or retire indoors.
* Please turn down any music or TV audio to a reasonable level after 10 pm out of respect for the downstairs guests (we ask the same of them for your comfort).
* No smoking is allowed on the property. Vaping is only allowed on the outdoor deck, but not inside the house.
* No more than 6 guests are allowed which includes infants/children
