1) Palm Springs City ID # 1533-4592
2) You must be at least 30 years of age to rent this property!
3) Your reservation will not be accepted or confirmed without providing a valid government issued photo ID and a signed
rental agreement within 36 hours of this reservation request to ModMansions, Owners of this property.
4) Exterior music of any level and/or amplified exterior sound is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement, resulting in immediate house closure.
5) Pool heating is optional and additional fees apply. (See "heating" in price and availability)
6) Our homes are for overnight accommodation only. Strictly No Parties or Events permitted.
7) 3rd Party Vendors such as Chefs, Masseuses, etc., will need to provide liability insurance certification. Please advise
ModMansions.
8) Pet(s) on property. 2 dogs maximum. A non-refundable cost of $500 per dog, will be billed to guest.

ORIGINALLY BUILT in 1959, this authentic Mid-Century Modern has been meticulously restored to maintain its heritage while bringing it up to modern standards. New electrical, plumbing, heating, and kitchen appliances create a perfect balance of modern meets retro.

Orange and aqua decorating capture the decade while granite counter tops afford easy meal prep and clean up. Bar stools around the island counter create a cozy “mingle with the cook” atmosphere. Breathtaking views of the San Jacinto mountains surround the property. A perfect home for outdoor sunning, dining, and "Calm Springs" relaxing.

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your Starter Kit:
Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products to clean with.
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:
o Facial tissues
o Toilet paper
o Liquid Hand soap
o Vanity travel pack soap, shampoo & lotion
o Paper towels
o Dishwashing liquid
o Dishwasher tablets
o Trash bags
o Laundry soap
o Dryer sheets

Parking: All cars must be parked upon the interior circular driveway and within the garage of the property. Street parking is prohibited.

CANCELLATION POLICY:
60 days prior to scheduled arrival date, you will receive a refund of any advance payments minus a $300 cancellation fee and any processing fees ModMansions incurs.
Between 0 and 59 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
However and provided the guest cancels reservation on the original booking platform and ModMansions is able to re-rent this property for the same rate and same dates, then ModMansions has the option and MAY refund the same amount.

Pool HEAT- Flat rate of $600 per minimum stay + $100 for each additional day. Contact Laurie@ModMansions.com at least 2 days prior to arrival for this option.
Pool is heated from 5am-9pm, to between 80°–85°
If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $600 per minimum stay + $100 for each additional day.
The Jacuzzi when selected will heat to 102°.

Policies & disclaimers
In order to keep our homes in beautiful condition, we have a few policies that ensure your next visit is just as wonderful as your first visit.

Age Requirement:
You must be 30+ years of age to reserve any home with ModMansions. Guest must provide a copy of a valid government issued photo id.

Rates:
Published rates are based on standard occupancy, do not include a combined 12.5% percent which includes a City of Palm Springs room tax and a TBID Tax Assessment.

Payment Schedule:
An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservation, payment arrangements may be made by contacting us directly.

Utilities - (stays of 28+ days)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. There is no markup by ModMansions on any utilities.

Cancellation Policy
60 days prior to scheduled arrival date, you will receive a full refund of any advance deposit(s) or pre-paid amounts less a $300 cancellation fee & any credit card or processing fees MM incurs.
Between 0 and 59 days prior to scheduled arrival, no refund is given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option of refunding the amount we were able to re-rent it for, up to the pre-paid amount, less a $300 cancellation fee & any credit card or processing fees incurred.

Special event weekends & holidays (Christmas/NY/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option of refunding the amount we were able to re-rent it for, up to the pre-paid amount, less a $300 cancellation fee & any credit card or processing fees incurred.
No refund given for early departures.

Smoking
All homes are non-smoking; Smoking inside the properties is a violation of your rental agreement and subject to immediate forfeiture of your deposit.

Additional Fees/Terms:
• 3-day minimum stay required. (4, 5, 6 nights required depending on High Season holiday dates and events. Ask ModMansions for details)
• Cleaning fee of $500 is added to all rentals
• Optional spa/pool heating has a fixed rate of $600 per minimum stay plus $100 for each day thereafter. Please let us know 24 hours in advance of your stay. (Not all properties have a Jacuzzi)
• City of Palm Springs Transient Occupancy Tax is 11.5%.
• TBID Assessment is 1.0%
• Please note the difference between High Season and Low Season Rates:
o High Season: November 1 – May 31 Low Season: June 1 – October 31
o Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´. Please contact us about the date you have in mind.
• Lost keys, gate openers or garage door openers are charged $125 per item.
• Check-in is 4 pm to 6pm and check out is before 10 am.

Palm Springs Municipal Code on Vacation Rentals and the Palm Springs Municipal Code Noise Level Limits:

• Palm Springs residents are also provided with a complaint line 24/7 number to call: 760-322-8382 and the City of Palm Springs invites you and your guests to call and be informed.
• The City of Palm Springs prohibits exterior music and amplified sound 24/7. As per your ModMansions rental agreement, 8:00 pm is "Quiet Time". So, in order to ensure a most wonderful and enjoyable stay for you and your guests, please share and familiarize yourself with the above links and your rental agreement.

Internet & Smart TV’s
The National provider of Internet to your home is Spectrum.
Smart TV’s are App based only. You are responsible for your own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, plug & play programing entertainment.
(Internet outages are rare but it goes without saying that ModMansions is not responsible for any outages due to, the actions of the national provider or adverse weather conditions etc.)

Swimming Pools: Our pools are exclusively for humans, NEVER for dogs. Should any evidence be found or observed that your doggie was in the pool accidently or otherwise then ALL the associated costs of completely emptying the pool, install new filters, adding all the associated chemicals etc. and the labor hours involved plus pet deposits will be billed immediately to the card on file.

Optional additional billable Pool & Garden services available to guests:
Our pools & gardens have fixed dictated service days. For whatever reason that you may want to request an additional service when in residence, then you must email david@modMansions.com requesting your service. We will reach out to the service companies on your behalf and endeavor to secure services depending on their availability. These additional services will be billed to the credit card details held on file.

This is a great property for young families with small children, adult couples or partners or the single person desiring to just get away for a long weekend or more. Dogs are welcome as well, but sorry, no cats. This property has very comfortable furniture and is appointed very nicely for almost all of your culinary needs. So come and stay with ModMansions at the Meiselman House - close the front door, open the patio doors and forget the rest of the world.
