Just a short walk to nearby bay and ocean beaches, the home combines privacy, comfort, and an unbeatable location only a quick ferry ride from Edgartown. Guests enjoy easy access to miles of conservation land, walking trails, fishing, kayaking, clamming, and some of the Vineyard’s most beautiful beaches.
The home’s reverse-design layout places the main living spaces on the second floor to fully capture the spectacular water views. Upstairs you’ll find a bright open-concept living area with cathedral ceilings, large picture windows, beautiful oak floors, multiple seating areas, a fully equipped kitchen, dining area, half bath, and a sunny solarium/TV room. Sliding glass doors open to the large private wraparound deck — the perfect place for outdoor dining, morning coffee, or watching the sunset over the water.

Beautiful home on Chappy with everything we needed - and more - for a wonderfully relaxing, two-week vacation. Walk to the nearby beach, take the ferry into Edgartown for dinner or shopping, visit the beautiful Japanese garden on the island, and admire the incredible view and spectacular sunsets. Very comfortable, immaculately clean, well maintained home. We cooked most meals and the kitchen had everything we needed. Comfortable beds and sofas. We absolutely loved our stay! Thank you Cynthia, for sharing your lovely home with us.
Our family spent a week at Cynthia's beautiful home on Chappy. The views are amazing and you can't help but relax from the moment you walk in the door. The house was clean and exactly as advertised. Not a normal listing....
After the booking accepted we found out many things not included....
-Electric usage (in our case we are being told to pay $21 for 112 kwh of use over 3 days).
-Sheets/towels (bring your own)
-Garbage/recycle (pack it our yourself)
-Toiletries (no soap/shampoo in showers)
-Number of guests: Our booking for 6 was accepted, then owner wrote up contract with 3 guest limit even though booked for 6 and mentioned that up to 6 would be coming.
Positives:
The House was designed for its location/view and the path of the sun. The views from upstairs are great
Other major negatives:
10am strict check out, with cleaner arriving to enforce it (no phone call or warning, just a rude email announcing to get out now) and $500 fines if miss, even though sign on fridge says 11am check out.

This rental was a very unpleasant rental. Since we rented to these folks we have spent hours dealing with problems caused by them not complying with the terms they agreed to before the rental period. We have been so lucky with all our past renters. We rent to good people who appreciate the care we put into providing them with a very special vacation home. These folks did not and are hostile. Please don’t consider this an acceptable review. Read what so many of our tenants have said following their wonderful visit to our property.
Our family of 4 (including two teenagers) had a perfectly wonderful time at Tom and Cynthia’s ocean-view home on Chappy. As the listing and other reviews say, this place really does have it all: beautiful views (and sunsets!) from the outdoor patio; kayaks for water fun; bicycles for exercise; a hammock for relaxing, and much more. The interior is extremely spacious, airy, and full of light. We wanted a relaxing week by the beach, away from the Martha’s Vineyard crowds, and this home delivered. There is a small beach by the pond near the house that is about a 5-min. walk. Wasque Beach on the ocean is a 5 min. drive. Perfect! Be aware that Chappy is accessible only by a 2-min. ferry from Edgartown ($25 RT for a family of 4). And it can occasionally get crowded—we had a 45-min. wait for the ferry one afternoon, so plan your off-island excursions carefully. Also, the house, like many on Chappy, is accessible via a sand/dirt road and there are no street lights, so make sure you arrive before sunset. If we could have stayed longer, we would have. Most highly recommended!

We had a wonderful time at Cynthia’s house- the views are incredible and location couldn’t have been better. We enjoyed our meals on the deck or inside looking out over the incredible water views, strolled down to the beach, explored, hiked, and played games in the sunroom. Would definitely come back here to stay!

Wow-what can I say. Cynthia's home is so exceptional. I scheduled a Fall mom and daughter trip last minute to treat my mom and get her away from stress. We have family history on the Vineyard and Chappaquiddick. Driving up to the home took our breath away. Just being able to sit on the deck, take in the view made our trip. We loved the short walk in the morning to the little beach close by - I will treasure those morning walks with coffee in hand with my mom for years to come.
The house is spotless, and all the instructions were crystal clear. Cynthia is very kind, and I appreciate her opening up her home to my family. Thank you again for everything!

Cynthia is a wonderful host. The property, the location, and the views are magnificent. It was the perfect island escape for my family of four. The house is spotless, comfortable, well-appointed, and beautiful. I would return in a heartbeat.
Chappaquiddick has some of the most breathtaking beaches I have seen in New England. The location is safe and serene. And it is really easy to take the ferry to Martha's Vineyard for shopping and dining.
Beautiful views of Katama Bay and the ocean from the large 2nd floor living room and big deck. Wonderful private location just a short walk to a secluded beach on the bay. The owners provided a shellfish license which allowed us to gather fresh clams for dinner nearly every night. Owner was very thoughtful and responsive. Definitely recommended.

Very nice location on Chappy
The home is a very nice place to stay. The house is great in nice weather and a cozy place to hang out with your family if the weather is not perfect. A nice location to be away from the crowds but close enough for an easy trip into Edgartown. Close to nature trails and a nice beach walk. Near secluded and picturesque East Beach on Chappy. The view from the deck is the most beautiful I have ever seen.

We had a great time at this home. The views of Katana were breathtaking and every night we were treated to a beautiful sunset. The place had everything we needed to live comfortably. We cooked every night and the kitchen had the necessary equipment. We never ate out. The beds were comfortable too as promised in the description. Our family has been going to MV for 42 years and we plan to return to this place again.

Beautiful, tranquil spot
I spent 2+ weeks at this fabulous house in the fall. What a wonderful, relaxing experience. The view over Katama Bay is spectacular and changes every day an throughout the day. The the fabulous deck and comfortable deck furniture is the perfect place to watch the colors change, read a book, watch the birds over the marsh, or take a nap. The location is great for taking long walks on the beach or walking on the Trustee land or the lanes of Chappy. The property is very private and very quiet -- especially in the off season! The house is beautifully appointed, very comfortable (great mattress in Master bedroom!) and has anything you need for a short or extended stay. The owners were the best! They were great with communicating details and making arrangements. I would come back here in a heartbeat!

Tom and Cynthia Lally We designed and built this wonderful home. It is our dream home. Tom, my husband, owned an insurance agency. I, Cynthia, taught high school and college mathematics in the Hartford, Connecticut area. We now live on Marco Island in Florida during the winter and Old Lyme, Ct. during the summer when not on Chappy. We have 2 grown sons with their own special families and 5 grand children (4 girls and 1 boy). We personally manage this home and take pride in it. We do all our own renting, speaking with potential renters and getting to know their special needs and concerns. Each year new, exciting improvements are added to make our home a wonderful place to share with our great renters. In 2020 my husband of 59 years, Tom passed away. With the help of my son, I continue to manage and care for our forever dream home on Chappy.

We wanted something 'very special' and this home is 'very special'. The location is so fabulous! We watch sunsets each evening from either our great cable system deck or while eating dinner in our dining room. The setting is amazing! We border Katama Bay at it's tip which is parallel to the south beach of the Atlantic Ocean. It is just a short walk to the water. Plus being on Chappaquiddick Island is being on one of the world's most beautiful and incredible islands.
