It's a spotless 2 bedroom (suites with private baths) plus a 3rd bathroom, with modern furnishings and the greatest view and private beach access in PTown. There is nothing finer. But, you can't have the third week of July because it's ours for the rest of our lives.

Waking up and bringing your coffee to sit amongst the sea roses and salt air, relaxing way to start your day. Immediate access to downtown or kayak ride to Long Point. Cozy condo with all you need to cook your meals, take them to the patio and just enjoy!
Waterfront and close-in condo with private patio
Our second time here at this property in Provincetown and we still wouldn’t pick another place over it. Location is convenient to town but steps away from hustle of weekend crowds - 10 minute walk to ferry. Patio is private with gas grill and waterfront access thru private gate. Plenty of outdoor space with lounges and outdoor dining table. Condo itself is nicely set up for 2 couples each having private bedroom and bath. Common areas feature living room with gas fireplace, dining table and nicely equipped kitchen. Washer and dryer are great for a midweek wash so you can pack lighter. There’s parking and a bike rack. Don’t be put off by next door night club - their afternoon party ends at 7pm and things get quIt once again. Overall - convenient location and comfortable accommodations make this a terrific vacation spot in Provincetown.
This is a beautiful place to stay in the heart of Provincetown.
We loved every minute of our stay! This place is beautiful inside and out. The views from every room are breathtaking and the garden/patio is so peaceful. We loved the beach! It was perfect for our small child and dog. My Mom joined us on our trip and she uses a walker to get around. Accessibility was not a problem at all. There are single steps going into each bedroom and the bathroom off the living room. Speaking of which, we found the living room very comfortable and the sliders out to the patio were lovely. Gorgeous bathrooms in each bedroom and fabulous decor inside and out. Location could not be any better! It was super convenient to head out for dinner, shopping, or just a coffee. You are within walking distance of everything! We did enjoy cooking on the what appeared to be a brand new grill and the kitchen is stocked with any utensils or eating ware you’ll need. I really can’t say enough good about our stay. From the moment we inquired about the property to the speedy return of our security deposit, Terrell was fabulous to work with. He was very responsive and respectful. Paulo was also great! Oh and it is amazing to have parking in town. What a bonus. I highly recommended staying here. We will definitely be back!
For a stay with your beach-loving dog, this place is close to paw perfect. It's so rare in P-Town to have a fenced (pet secure) garden with direct access to the Provincetown totally dog-friendly bay beach. The outdoor shower made it easy to keep fido sand and salt water free, and all-day direct sun on the terrace made it easy for him to dry.
The views (which can be seen from every room and outdoor terrace) --- across the water, moored boats and tip of the Cape --- are spectacular, especially with the late day Cape light. (Too bad there was not also some natural light from the rear of the unit).
The Sandpiper is conveniently located in the heart of P-Town's West End, with easy access to some of the best restaurants, coffee shops and event venues. Being immediately next door to the (in)famous Boatslip T-Dance (with loud outdoor dance music every day 4-7 pm in season) can be a delightful boon or just inescapable boom boom, depending on personal preference. The entire ceiling of this ground floor unit sits directly under the expansive outdoor deck of the unit above it; unfortunately any walking about on the deck above (or worse, moving of furniture) transmits directly into the unit below (generally the folks above us were respectful, one 6:20 am Saturday furniture repositioning effort notwithstanding).
The layout of the unit is great (bedrooms on both ends with the kitchen/living space in the middle). It could benefit from a few enhancements: enough living room lighting to read by; a safe for valuables; sharp kitchen knives; black-out curtains in the bedrooms, and a less-creaky box spring with firmer mattress in the main BR.
The owner and the local property manager were consistently accessible, helpful and pleasant to deal with.

Couldn't have asked for a better stay. The house has everything you could need and waking up with this view daily was fantastic. Terrell was great to interact with and arrival and departure are a breeze. Already planning to book for next yr!
The property is located both on the beach and in the center of of the West End of Provincetown. Choose from lounging waterside on your private deck or stroll out to the private garden and sit in the sand to watch the sunrise or sunset. With Spiritus Pizza just 90 seconds east and The Provincetown General Store only 90 seconds west, you are truly close to the action. There is no better location in Provincetown. Other activities include whale watching, bike trails, kayaking, boating, sightseeing, gyms, museums, massage, dune tours, shopping, theater and nightlife.
