POOL AND OUTDOOR AREA
Pool surrounded by deck, large backyard with privacy fence, and covered and screened lanai. This large pool and lanai with dining table and conversation set are perfect for enjoying all that Florida offers on your vacation in the sun with family and friends.
Free pool heat, and settings are scheduled and set to 86 degrees from November 1 to April 30. However, when air temperatures drop below 70 degrees it can affect the pool temperature. Unfortunately, the pool temperature cannot be guaranteed.

This home has two comfortable living room areas. Both spaces include smart TVs with plenty of seating room for guests.
KITCHEN AND DINING AREA
The kitchen is fully equipped with dishes, glasses, pots, pans, knives and everything you might need: oven, toaster, coffee maker, blender, and microwave. If you don't feel like eating a meal on the covered and screened lanai overlooking the pool and yard, there is a full dining room inside.

While we hope you enjoy our home, please be advised that parties or events are not allowed. We are located in a quiet family-friendly neighborhood and care about our neighbors. Loud music will not be tolerated. Quiet hours are between 10 PM and 8 AM every day. Please keep noise at a reasonable level during the day. If you need a home where you can party, play loud music, or make a lot of noise, we regret to inform you that this is NOT the home for you, and we CANNOT host you. We do have noise monitors that are a privacy-safe device that monitors noise levels to ensure a peaceful environment for guests and neighbors. It helps prevent disturbances and maintains high operational standards without recording any audio. We reserve the right to remove loud guests from the property should we hear complaints from the neighbors. Anyone breaking this rule will be evicted immediately without refund and are subject to a $500 eviction fee. This includes playing loud or vulgar music outside, any drug use on the property (even with a medical card - please do it elsewhere), and any excess cars or guests.
No indoor smoking or vaping including in the garage. 8 adults maximum.
Please note early check-ins or late check-outs are not available.
Our check out reminders are:
Dispose of any leftover food or drinks
Wash dirty dishes
Log out of online streaming apps
Replace furniture to its original location
Take out all trash and put in green bin. Place green bin at the curb.

ADDITIONAL RULES
*We kindly ask our guests to thoroughly read all the information provided so they know our house rules.
*We want our guests to enjoy their vacation at our property, but also want to emphasize that we DO NOT ALLOW PARTIES. This includes no playing loud or disturbing music outside. Quiet hours are from 10 pm – 8 am. Anyone breaking this rule will be evicted immediately without refund and are subject to a $500 eviction fee. This includes playing loud or vulgar music outside, any drug use on the property (even with a medical card - please do it elsewhere), and any excess cars or guests.
*No pets.
*The yard is fenced, however, there is no fence directly around the pool. The kitchen sliding glass door, primary bedroom sliding door and garage side door are equipped with alarms that should be turned on if children are present. Children should NEVER be left unattended outside.
*NO GLASSWARE IS ALLOWED IN THE POOL AREA. Please use plasticware by the pool.
**Private pool - swim at your own risk. No diving. Children must be supervised at all times. This is a private home and there is no lifeguard.**
*Gas grill with propane tank is provided as well as barbecue tools. We do not refill the tank, so when it goes empty, please feel free to exchange the tank at a local gas station or hardware store for about $20. Please shut off the propane tank and clean the grill after each use.
*We also do not refill the propane tank for the fire pit. When the tank goes empty, please feel free to exchange it as mentioned above.
*Please note we have two security cameras (only outside) on the property: a doorbell camera at the front door and a security camera over the garage door that points toward the driveway and the front yard. The cameras continuously record both video and audio for safety and security purposes.
*No smoking/vaping in the house or in the garage. Smoking may subject the guest to $100/day as extra cleaning services.
*No illegal substances are allowed on the premises.
*Please respect the check-out time. This ensures that there is enough time to clean the house in preparation for other guests checking in.
*Sometimes you may see our pool, lawn care and pest control vendors on the property. The pool and lawn are each typically serviced on Thursday. Pest control sprays quarterly.
*Do not set the air conditioning temperature below 69°F. The coils will freeze and you will be charged for damage to the unit.
*Garbage trucks come on Tuesday morning and Friday morning. There is no curbside recycling in Bradenton anymore. Because trash pickup only occurs twice a week, there could be trash in the garbage can that does not belong to you. If you are staying on a garbage day, please bring the trash can to the end of the driveway (not in the street) in time for the pickup and bring it back inside the garage once it's emptied.
*Everyone in the booking must be 25+ unless accompanied by a parent.
*Only 8 people can stay at this property that you have informed us about. There can never be more than 8 people on the property at any given time.
**Bringing unauthorized individuals will lead to the removal of all guests without a refund.
*VIOLATION OF THESE HOUSE RULES WILL RESULT IN YOUR BOOKING BEING CANCELLED IMMEDIATELY WITHOUT A REFUND.
*Except for normal wear and tear, you will be responsible for any damages to the property and/or its contents during your vacation. Please report any damages as soon as you can.
*Guests shall hereby indemnify and hold harmless the host against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the host may maintain on the property does not cover the personal property of guests, and that guests should purchase their own insurance if such coverage is desired.
*Please note Florida is a tropical place. Our home is professionally sprayed quarterly to control bugs. However, please understand it is not possible to get rid of all bugs inside or outside. Mosquitos can also be around particularly in the evening and after it rains. Please remember to pack bug spray. Small lizards and geckos will be seen outside in the yard.
*Hurricane/Storm Policy: No refunds will be given for any types of storms or Acts of God issues. It is recommended that you purchase a travel insurance policy.
*We strongly encourage our guests to purchase travel insurance as it provides peace of mind and financial protection in case unexpected events occur. Unfortunately, we do not process refunds outside of the cancellation policy. Thank you for understanding.
