Pool surrounded by deck, large backyard with privacy fence, and covered and screened lanai. This large pool and lanai with dining table and conversation set are perfect for enjoying all that Florida offers on your vacation in the sun with family and friends.
Free pool heat, and settings are scheduled and set to 86 degrees from November 1 to April 30. However, when air temperatures drop below 70 degrees it can affect the pool temperature. Unfortunately, the pool temperature cannot be guaranteed.

This home has two comfortable living room areas. Both spaces include smart TVs with plenty of seating room for guests.

Our home is located in a peaceful, established residential community.
To maintain our excellent relationships with our neighbors, we strictly enforce the following guidelines:
Strict Quiet Hours: From 10:00 PM to 8:00 AM daily, the outdoor pool and lanai areas must remain at a low, respectful volume. Amplified outdoor music, shouting, or vulgar language is not tolerated. Normal residential noise levels apply during the day.
Smart Home Technology: The outdoor lanai is equipped with privacy-safe noise sensors that monitor ambient decibel levels. They do not record any audio or video but automatically alert you if noise limits are exceeded.
No Parties or Events: This is strictly a non-party home. Unauthorized large gatherings, excess cars, or noise disturbances will result in immediate lease termination, guest eviction without a refund, and a $500 eviction and administrative fee.
PROPERTY RULES & COMPLIANCE
Occupancy & Parking: The property accommodates a maximum of 8 guests including children. On-site parking is limited to a maximum of 3 vehicles. Parking on the grass or lawn is strictly prohibited at all times.
Pet-Free Property: To ensure a hypoallergenic environment and protect our premium linens, we are strictly unable to host pets. Bringing an unauthorized animal onto the property will result in an immediate $500 specialized deep-cleaning and restoration fee.
Smoke-Free Environment: Smoking and vaping are strictly prohibited anywhere inside the home, lanai or inside the garage.
Drug-Free Property: Any illegal drug use or smoking on the premises (including medical marijuana) is prohibited.
ARRIVAL & DEPARTURE
Turnover & Cleaning: Standard check-in and check-out times are strictly observed so our cleaning team has the full window required to prepare the home to our 5-star cleanliness standards. Early arrivals or late departures cannot be guaranteed or authorized in advance.
SMOOTH DEPARTURE GUIDE
To help our cleaning team prepare for our next guests, please complete these quick steps by 10:00 AM:
Kitchen Care: Please place any dirty dishes into the dishwasher and start the cycle. Feel free to leave any unopened food or drinks in the fridge for our turnover team.
Trash & Recycling: Please gather all household trash, place it in the green outdoor bin, and kindly roll the bin out to the curb.
Tech & Furniture: Ensure any moved furniture is returned to its original spot and double-check that you have logged out of your personal streaming apps on the smart TVs.
Energy Savings: Please set the thermostat to 78°F to help us protect the system while the home is vacant.
Securing the Home: Ensure all patio and exterior doors are firmly shut and locked and press the "Lock" button on the front door keypad as you leave.

Child Safety: Our home is equipped with door alarms on all exits leading to the pool area. For the safety of children, please ensure these remain active at all times. Children must be supervised by an adult at all times while outdoors.
Pool Usage: The pool is a private amenity for guest use; there is no lifeguard on duty. Use is at your own risk. Diving is strictly prohibited.
Glassware: For the safety of all guests, glass is strictly prohibited in the pool area. Please use the provided plasticware.
OUTDOOR AMENITIES
Grill & Fire Pit: We provide a propane-powered grill and fire pit for your enjoyment. We maintain these regularly; however, should a tank run empty during your stay, guests can set the empty tank on the front porch and notify us so that we can have it refilled for your convenience. Please ensure the grill is cleaned and the propane valves are closed after each use.
PROPERTY STANDARDS
Linens & Property Care: To preserve the pristine condition of our home, we strictly prohibit hair coloring or dyeing treatments on the premises. Our linens and furniture are of premium quality, and dye products can cause permanent damage. Guests will be held responsible for the full cost of replacement or professional restoration for any items stained by these treatments.
OPERATIONAL GUIDELINES
HVAC: Please do not set the air conditioning below 69°F. Excessive cooling can cause the coils to freeze, which may result in repairs needed.
Trash & Recycling: Trash collection occurs on Tuesday and Friday mornings. If your stay aligns with these days, please assist us by rolling the bin to the curb (not the street) and returning it to the garage once emptied. Please note that the city of Bradenton does not offer curbside recycling.
Vendor Access: Pool services are typically scheduled for Wednesdays. Lawn service is typically scheduled for Thursdays. Pest control is quarterly. You may see these vendors on the property during your stay.
Items Left Behind: We are unable to assume responsibility for personal items left behind after checkout. While our team makes every effort to secure belongings, items not discovered during the initial turnover may not be retrievable. Should you wish to have an item returned, a $75 administrative and shipping fee applies and must be paid in advance. We strongly encourage a final sweep of the property to ensure all personal belongings are collected before your departure.
TERMS OF STAY
Age Requirement: The primary booker must be 25+ years of age.
Damage Policy: Guests are responsible for any damage to the property or its contents beyond normal wear and tear. Please report any issues promptly.
Liability: Guests agree to indemnify and hold the host harmless against any and all claims of personal injury or property loss arising from the use of the premises. We recommend that guests secure personal travel insurance for their belongings, as host insurance does not cover guest property.
Environmental Context: As a tropical region, Florida naturally hosts local wildlife. Our home is professionally treated quarterly, but please understand that some insects and lizards are common in the area. We recommend packing insect repellent for outdoor enjoyment.
Travel Insurance: We do not offer refunds outside of our standard cancellation policy. We strongly encourage all guests to purchase travel insurance to protect against unexpected events, including tropical weather or "Acts of God."
