3 short blocks to the sugar sand beaches of the Gulf of Mexico and 5 blocks to Tampa Bay. This traditional Florida home is on a canal, with bikes, fishing gear & a kayak for your recreational use. 2 bedrooms, 3 bathrooms, living room, kitchen and traditional Florida room overlooking a large patio and pool and our dock on the canal. We also have a screened porch for relaxing on warm sunny afternoons, or you could grab your morning cup of coffee and sit out on the dock and watch the fish jump. The perfect place to relax; lots of wildlife, beautiful beaches and a quiet neighborhood with friendly, helpful neighbors.

There are a local corner store, Post Office, bar, restaurants & shops within walking distance. You can take the free trolley around the island, to the supermarket, library and more shops and restaurants. Para-sailing, motor scooter rentals, kayaking, biking, and above all swimming in the beautiful Gulf of Mexico, make this an ideal location. Attractions off the island include the Asolo Florida State Theater, Mote Marine Laboratory, Selby Botanical Gardens and upscale shopping at Saint Armand's Key. There are also several natural preserves nearby for walking and observing nature. Please note: ours is a "green" house where we use unscented products including soap and laundry detergent. We try to provide this for all guests, however, should we run out, please buy only unscented products usually called "free and clear" or unscented for use in the house. Thank you.

About Margaret Hudgings

Jim is a Florida native who vacationed on Anna Maria Island as a child. His grandparents built a cottage here in 1941, having originally come over to the island in the early 1920's by steam ship! Margaret and Jim met in the 3rd grade, married after college and have 3 grown children--Graham, Ian and Meg--and 5 grandchildren. All of us love this island. Our main residence is in West Chester, PA, in an 1876 Victorian town house. Jim is a mechanical engineer who taught in a community college, and Margaret worked as a school psychologist in an independent school. We have hosted many international students in our home and been involved in exchange programs around the world and especially in Japan and the UK. We just retired and are enjoying time with family and lots of travel. This year we visited Germany, the Czech Republic and Switzerland.

Why Margaret Hudgings chose Anna Maria Island

We bought this property in 1981 because of Jim's family connection here and because it is simply the most beautiful beach spot in the world. We knew we wanted to spend time here in retirement and felt we needed to buy early. In December 2011 we completed a renovation of the property, adding a large salt water pool, a screened porch and extra half bath near the pool--and created a totally new 'old' look with a peaked metal roof and 1930s look furnishings. We also added lots of insulation for summer and winter comfort and Florida native landscaping with palms and wild flowers. The location is ideal --a couple blocks from beach and bay, on a wide canal which is like a lake. Iris Street is a cul de sac --so not much traffic and wonderful neighbors.

What makes this house unique

We chose this property for location, location and location. The proximity of the gulf beach, the canal with dock and jumping fish, the lack of traffic--and all on the quiet north end of the island and yet close to unique shops and good restaurants--especially the Sand Bar where you can eat--on the beach. Nice house at perfect location

Nice house at a perfect location. The house is well equipped and nicely maintained. The garden is really a relaxing area and the size of the pool is perfect for a family. Unfortunately the pool was bad maintained and dirty when we arrived and there was no cleaning during our stay even if it was supposed to be. We would definitely recommend this house to a family for a relaxing and nice stay at AMI.

Owner's Response: Thanks for your review. So sorry that the pool was in poor condition during your stay. It is supposed to be cleaned every Friday so might have had leaves, etc. blow in from a storm over Friday night and look bad for your arrival. According to our instruction book at the house, if you have any such issue with the house, you should be in touch with Sato Real Estate, the place where you picked up the keys and checked in. They take care of the house for us. You could also have contacted me. Both my email and phone number are provided to our guests. Again, my apologies for the problem. Next time be in touch and we can sort out any issue for you.

Perfect size and it was nice to use the kayak

Loved it. The location was perfect. We lounged at the beach in the morning, kayaked to the bay in the afternoon and enjoyed the pool after dinner.

Wonderful vacation at 312 Iris St.

Our family of 4 had a spectacular week. The house was very clean (which is a priority for me) and had all the amenities we were looking for. Pictures on VRBO are very accurate. I loved the natural light that poured in from the back of the house. We fished off the back dock, swam in the pool and spent time on the beach all 7 days. It was perfect for our children (ages 8 & 9) and had all the pool/beach toys they could want. There was also a nice beach umbrella and chairs to use. Located on the side of the house is an outdoor shower that was ideal for rinsing off after the beach. The location was perfect and the back yard private. We could walk to the beach in 5 min or to Bean Point in 10 min. We met a couple of very friendly neighbors on our walks (which we assumed were residents) whose cordial smiles and waves matched other locals on the island. Thank you Margaret for sharing your home with us! We would love to come back!

Super cute house on quiet street!

We loved our stay at Simplicity Cottage..the pool area with the canal is fantastic! We seen birds in the back everyday.

We also enjoyed the quietness of the dead end street & also being on the north end of AMI. Would love to revisit one day!

What a beautiful place to spend a vacation. The back of the cottage opens up to a perfect pool area.

The cottage is located in the quietest part of Anna Maria. The Rod and Reel pier is just a short walk away, as is the Gulf beach. We LOVED the very private pool area and appreciated the well-stocked kitchen and ample supplies of linens. Having accessible laundry equipment was a great bonus. We would love to rent 312 Iris St. again!

Lovely home amazing location

Stayed here for 12 days lazing by the pool and watching the mullet jump by the dock. But the best was the salt water pool which attracts the birds..it was thier local drinking home and as well as having Sherlock (the local heron) and his mate we ending up one day with 12 other birds around the pool as well..
