Hello and Welcome to APRÈS Vacation Homes!

Welcome to the most incredible views in town in your chic mountain hideaway in Hideout, just 10 minutes from Park City. This modern 3-bedroom, 3.5-bath townhouse offers stunning views of the mountains and Jordanelle Reservoir, providing a peaceful retreat for up to 8 guests. With a spacious, multi-level design, it's perfect for those seeking a quiet escape while remaining close to all the action.

The main level features an open-concept living space with large windows, flooding the area with natural light. The kitchen is equipped with stainless steel appliances, a large island, and bar seating for four. A dining area for eight and a cozy living room with a gas fireplace and Smart TV make it ideal for relaxation. The master bedroom on this level has a king bed, a Smart TV, and direct access to a balcony with panoramic views. The ensuite bathroom includes a double vanity and a walk-in shower.

Upstairs, enjoy a second living area with a wet bar, Smart TV, and Sonos soundbar. Two additional bedrooms, each with ensuite bathrooms, provide plenty of space and comfort. There's also a small balcony and a back patio for further relaxation. The property includes a 2-car garage and extra driveway parking.

This home is located near hiking trails like Ross Creek and SkyBridge North, as well as the Outlaw Golf Club. Park City's shops, restaurants, and ski lifts are just a short drive away, making this the perfect base for your mountain adventures.

APRÈS Vacation Homes complies with all applicable laws, including the Americans with Disabilities Act (ADA) and the Fair Housing Act (FHA). If a guest will be traveling with a service animal, they are required to notify us prior to check-in.

House Rules:

🕓 CHECK-IN / CHECK-OUT
Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time)
Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour.

👤 RESERVATION HOLDER
The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay.

🔇 NOISE & OCCUPANCY
Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund.

🚭 SMOKING / VAPING
Absolutely no smoking, vaping, or cannabis use inside or on property grounds.
A minimum $500 fine applies for any odor, evidence, or damage caused by smoking.

🚫 PARKING & VEHICLES
Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security.

🐾 PETS & SERVICE ANIMALS
Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival.
Undisclosed pets will incur a $500 violation fee.
Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals.

🛋️ HOME CARE & FURNITURE
Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee.
Outdoor furniture may be repositioned but must be returned to original placement before check-out.
Do not hang towels or clothing on railings, decks, or furniture. Use hooks or designated drying racks if available.

🌡️ HVAC & ENERGY USE (if applicable)
Do not leave windows or doors open while using the heat or air conditioning (if amenity is applicable).
Adjust thermostats no more than 2–3 degrees at a time. Failure to follow this may cause system damage and result in service/repair charges if negligence is determined.

🚽 TOILET USE & PLUMBING
Only flush toilet paper. Do not flush wipes, feminine products, paper towels, or any other materials.
Guests will be charged for plumbing services caused by misuse or clogging.

🧺 DAMAGE TO LINENS / TOWELS
Guests will be charged for any damaged or stained items that cannot be restored:
- Duvet Insert: $85
- Duvet cover: $45
- Sheet (fitted, flat, etc): $35
- Pillow: $30
- Pillowcase (pair): $20
- Bath Towel: $20
- Hand Towel/Face Towel: $15
- Washcloth/Hand Towel: $10
- Bath floor-mat: $10
Common issues include: makeup stains, tanning products, pet hair, blood, or bleach damage.

🧼 CLEANING & HOUSEKEEPING
The home will be professionally cleaned before arrival. If anything is not up to standard, please contact us within the first 24 hours of arrival If we are not notified within the first 24 hours, we will assume the home was received in acceptable condition. Additional cleaning during your stay may be available for an added fee, or mid-stay cleans based on availability with 48-hour advance notice. Excessive mess left at check-out may result in additional cleaning charges.

♨️ HOT TUB / SPA USE (if applicable)
No food, glass, or oils/lotions allowed in hot tubs.
Children under 12 must be supervised.
Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation).
Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities.

🔐 SECURITY CAMERAS & SAFETY
Exterior security cameras may be present at entrances, driveways, or garages.
Cameras are for guest safety, occupancy enforcement, and property protection.
There are no cameras inside the home.

🔑 LOST KEYCARD & REMOTE
Please note that a $100 replacement fee will be charged for each lost or unreturned keycard and garage remote. This fee covers the cost of reprogramming and replacement to maintain the safety and security of our property.

🗑️ TRASH & DISPOSAL
All trash must be bagged and placed in designated outdoor bins.
Bags left outside or on the ground (not in bins) may result in a $85 disposal fee.
If bins are full, please notify us during your stay.

📦 MAIL / DELIVERIES
Mailbox access is not available. We do not hold mailbox keys, and we cannot retrieve or forward mail.

⚖️ LIABILITY & DAMAGE REPORTING POLICY
Guests may be charged for any damage, violation, or misuse beyond normal wear and tear. Guests are required to report any existing damage or concerns within the first 24 hours of arrival. Failure to do so will imply that the property was received in satisfactory condition, and any unreported issues may be assumed to have occurred during the stay. Guests must report all accidental damage prior to check-out. Unreported damage found after departure may be billed to the primary reservation holder. Management reserves the right to enter the property during emergencies or to resolve urgent issues. Violation of any house rule may result in early termination of the stay without refund.

📜 LOCAL ORDINANCE & HOA COMPLIANCE
Guests are required to comply with all local ordinances, HOA rules, and community guidelines in addition to these house rules. Violations may result in fines, removal from the property, or legal action.

📽️ COMMERCIAL USE & LIABILITY WAIVER
The home may not be used for commercial activities, retreats, photo shoots, or events without prior written approval. Guests agree to hold APRÈS Vacation Homes and the property owner harmless from any claims or liability related to injury, loss, or damages during their stay.

❄️ WINTER SAFETY NOTICE
During winter months, guests are advised to use caution on icy walkways, decks, and driveways. Snow and ice may accumulate quickly. APRÈS provides snow removal as needed, but guests assume all risk related to slips and falls due to changing weather conditions. Snow removal will happen once per day, the host is not responsible for excessive snow inconvenience.

🧳 LOST & FOUND
APRÈS Vacation Homes is not responsible for personal items left behind. We will make reasonable efforts to return found items, but shipping costs are the guest's responsibility via a pre-paid label and $45 admin fee.

💻 WIFI & TECHNOLOGY
Internet and smart features (WiFi, smart TVs, streaming services, etc.) are provided as a courtesy and may occasionally experience outages. No refunds will be issued for disruptions caused by local service providers or power issues beyond our control.

Gorgeous unit.

The unit and the views are beautiful-just like the pictures. It’s an easy 15 minute drive to Park City lifts. There’s a separate living area on the 3rd floor which was perfect for our adult kids. Communication with the property manager was excellent. We’ve never stayed in this area of Park City but we’ll definitely stay there again. You can’t beat the views. Highly recommend the place.

Fabulous Views

This modern condo is great for a family get away. It is convenient to Deer Valley skiing and Park City restaurants. The rental company was very responsive to my emails. One suggestion - it would have been great to have a garage clicker instead of having to always get out of the car to use the keypad.

Wow great place experience

Place is great, fantastic location for us (Talisker Tuhaye members), Crystal clean and property manager was very timely, communicative, polite and efficient.

I would give this a 4.5 stars. Beautiful new property Nice layout with plenty of room for a larger group. Nice linens, bathrooms are good. Pillows were way too soft my preference Lots of construction around so a little loud but not annoying. Only real complaint - when we arrive trash was still in kitchen w old shoes in one bin and full second bin. We emptied but had no trash bags so we bought some. Note - no iron on premises. Also- HVAC didn’t have zones so struggled a bit in the heat to keep things cool enough for us at night. Upstairs definitely didn’t get super cool. Overall would stay again as it was super convenient and well done overall.

Jordanelle Klaim Luxury Townhome

This is a must stay!!!!! The views are amazing and the outdoor deck is the place to be. Luxurious furnishings thru out, that make this place stand out amongst the rest. Very close to all the amenities Park City has to offer but off the beaten path for some peace and quiet. I highly recommend this place and I will be back.

perfect for us

I stayed here with my three children ages 14, 18, and 22. This unit was clean, very comfortable (including beds) with spectacular views. Check in was seamless and management was easy to contact. Kitchen was well stocked. And did I say that the design was simply beautiful? Driving to PCM or Deer Valley was an easy 15 min. There is road noise and current construction next door, but this did not deter our experience one bit (and I'm picky, just ask my kids). We loved it and hope to be back.

Perfect Setting for a Ski Vacation

We had a wonderful stay at the Klaim townhome for our ski vacation. The unit was beautifully decorated and amply stocked with the supplies that we needed. The views were incredible. Management was very easy to deal with & communicated all necessary instructions. We loved the setting just outside the busy hustle & bustle of Park City traffic and yet close enough for a short drive to the ski resort. We will definitely be a return guest at Klaim.

The Views!

The pictures do not do justice to the stunning vistas you see from the property. The house itself had this wonderful open/airy quality about it! The beds were incredibly comfy and the kitchen had everything you could need to cook. Really enjoyed my time.

Great house!

Great house and would definitely stay again. House was beautiful, comfortable beds, and well stocked. Location was convenient in getting to Deer Valley and restaurants. Did run into a little traffic in the morning but wasn’t bad.

Immaculate condo

Absolutely gorgeous brand new townhouse just a short drive from Park City. Spacious, luxurious, and the views were spectacular. Had a great weekend stay and would definitely recommend this rental to others. Large at least 2 car garage that can be used. Communication with the owner was good, there was a bit of confusion initially about the location since it wasn’t on google maps quite yet, but the location was made clear before we arrived so no issues.

Beautiful Townhome, Beautiful View

We enjoyed everything about this townhome and our stay there! It was Clean, Comfortable and Spacious as well as beautifully decorated. A highlight was the view across the reservoir looking at the mountains and Deer Valley.

Best Get Away in Park City

I stayed at this property with my kids and it was wonderful! Completely BRAND NEW. Some of the best views you could ever imagine looking out across the Jordanelle to Deer Valley mountain. Beds were very comfy, kitchen well stocked and comfortable couches/seating in both living rooms. It was an easy 10-12 minute drive to downtown and the slopes. We would definitely rent again. (Note - this development is under construction so I was a bit nervous about potential noise. The unit is must be extremely well insulated as it was not an issue at all) Jessica

Great overall stay and can't wait to return

Had an amazing recent stay at this brand new place with modern decor. The views of the reservoir and Deer Valley we saw, while relaxing in the brand new furniture, were spectacular. We rested well from our adventures in comfortable beds and enjoyed great meals in the well stocked kitchen. It was about 12 minutes to downtown which was super convenient. Definitely coming back!

Gorgeous views, very comfortable and clean - highly recommend

This home was perfect for our stay by the Jordanelle Reservoir. Very easy access to the slopes (Park City or Deer Valley both about 10-15 min). Views of the Jordanelle are stunning from multiple rooms. The kitchen is upgraded and well stocked. There are 2 separate living rooms, nice for adult kid separate areas. The beds were very comfortable and the home was beautifully furnished. We will definitely stay again.
