This luxury Villa is a former show home which showcases all the developer's upgrades, furnished with premium quality furniture and maintained to a high standard. It is on a large plot that has no rear neighbors and has been planted at the back with pine trees and shrubs. The villa is fully air-conditioned with a dual-zone system to enable the temperature for the upstairs and downstairs to be set at different temperatures. There are five full bedrooms each fitted with a remote controlled thermostatic ceiling fan/light, three full bathrooms and two half baths. Outside there is a large covered lanai with lighting and ceiling fan. The fully screened, substantial refurbished 1200 sqft pool deck has seating for eight along with 6 high-end Carter Grandle loungers each with their own side table. A stainless gas BBQ with side burner to enjoy alfresco dining using the high grade outdoor dining ware. There is a fitted child safety fence and the added bonus of a poolside toilet & outdoor shower with 10” hansgroche rainfall showerhead. The sparkling, 28-foot x 14 foot pool (one of the largest on Calabay Parc) has fan sprays and streamers to add to the fun. There is also a large 6 1/2 x 4 1/2 foot Jacuzzi/spa with waterfall. The Pool heater is a a high power Gas Dual Zone Heater which can increase the temperature in the spa from 70° to 95° within approximately 5 minutes. Both the Pool & Spa have mood lighting for those night-time dips or to add to the ambience whilst soaking in the spa & listening to music on the in-house intercom system via the speaker on the deck area. The garage has been converted to a fully air-conditioned bespoke Games Room with a regulation 9ft Robertson pool table , foosball, Air-Hockey and shuffleboard tables.

Kitchen and Living areas:

Fully equipped kitchen (high quality dinner/flatware pans and utensils) with corian© work surfaces & breakfast bar. Cordless phone & USB charging Socket. Separate indoor utility with washer and gas dryer, Half bath in foyer. Formal dining area with sliding doors to poo deckl. There is an inter-room intercom/music system throughout the house with the main control situated within the living area. The open plan layout and cathedral ceiling downstairs makes the Villa light and airy. There is a 46 inch flat panel TV in living room, flat panel TVs in every bedroom, Blue-Ray DVD player, ceiling fans, sliding doors to pool deck. The Villa is fitted with a modem and wireless router for free high speed internet access and free continental USA/Canada phone calls. Separate study area with desk and chair.

Downstairs - Master Bedroom – upgraded to a Drexel Heritage solid oak american king-size bedroom suite with travertine tops to the two night stands and dresser with mirror, high quality box spring and mattress and bedlinen. Private pool access, flat panel TV, mirrored double wardrobe containing a Hotel quality safe that is large enough to fit a 17” flat screen laptop. Thermostatic remote controlled ceiling fan/light and phone. En-suite bath with corian© double vanities, large Roman tub, separate large shower with 10” hansgrohe rainfall showerhead, and private water closet/toilet.

Upstairs

Bedroom one (former Den area) – remodelled January 2017 and upgraded to queen-size solid oak bedroom suite with high quality pillow top mattress, two night stands, dressing table with mirror and chest of drawers, built-in wardrobe and flat panel TV. Thermostatic remote controlled ceiling fan/light

Bedroom Two – two single beds, dresser, night stand,, flat panel TV and built-in double wardrobe, remote controlled thermostatic ceiling fan/light. Bedrooms One and Two share the second bathroom which has a tub with shower over, corian© double vanities, and water closet/toilet.

Bedroom Three - Two single beds, dresser, night stand, flat panel TV & DVD player, built-in double wardrobe, remote controlled ceiling fan/light and shares the bathroom with bedroom Four.

Bedroom Four – upgraded queen-size solid oak bedroom suite with high quality pillow top mattress, two night stands and armoir, built-in double wardrobe and flat panel TV. The en-suite bath has a tub with shower over, corian© double vanities and water closet/toilet.

Games Room - A bespoke games room, insulated and air-conditioned with fully finished/decorated interior walls and floor. Equipped with a regulation 9ft Robertson pool table (new for May 2015), 9ft Shuffleboard Table and upgraded High end Foosball with weighted players and bearing supported rods for lightening fast action and an arcade quality Air-hockey table. Sofa for watching the action.

Baby Equipment – 2 High Chairs, 2 Travel Cribs and a single pushchair – we also have a bedside safety rail and childrens’ cutlery.

Why Helen & Gary Barnes chose Davenport

We wanted a property that ticked all our boxes, on a good community, not overlooked, light and airy, large pool with spa that is not too far from the parks but also near to supermarkets and other amenities. A property that would be a good holiday home for both ourselves and our guests.

What makes this villa unique

Whilst most people would have been happy with the villa as it was we drew up and have been carrying out a scheme of upgrades, starting with replacing the linens and cook/dinner ware, we then replaced the bedroom furniture in the master bedrooms, replacing and increasing the amount of patio furniture, replacing the fans in the bedrooms with thermostatic fan/lights, converting the garage to a bespoke air-conditioned games room, repainting the pool deck, installing mood lighting to the pool & spa and installing a pool side thermostatic shower replacing the existing lounge fan with a large remote controlled fan and with further upgrades planned

Excellent Villa and Help Make Great Holiday

The villa was exactly as we expected and fulfilled everything we could have hoped for before arriving.

With 4 adults and 1 child in our party there was more than enough room for us all, in fact there were 2 bedrooms and 1 bathroom that we did not even use.

All amenities with the villa were excellent especially the play room and pool which our youngest visitor loved. The grandparents also liked the hotter spa pool too.

Internet was quick and fast and allowed all 4 adults to stream and use on different devices.

Bonus with having fans and heat/light remote settings in every bedroom which made life easy.

Location wise the villa was in a good location close to Publix and a little further Walmart for groceries and also close to some restaurants and the 192 which had many more.

About 20 mins from Disney parks depending on I4 traffic too.

Only 1 small problem with the safe, however, upon reporting this the response from owners and caretakers was excellent and prompt.

All in all an excellent villa which indeed helped in making our holiday, and our youngest's first trip to Disney/Orlando, a memorable one.

Would fully and happily recommend to others.

Great layout of the house for a large group

We were a group of 7 with grandparents, kids, and grandkids. Went to disneyworld every other day and took advantage of the pool on the off days. All in all a great week.

Highly recommend it and give it a solid 10 out of 10 .

We have just returned from a month long stay at 160 Calabay Parc Blvd.

It was a wonderful place to stay and the owners have thought of everything to make

our stay comfortable and worry free.

The salt water pool and Jacuzzi were very well looked after and we spent many a day around the deck and in the water.

The screened in lanai made it quite comfortable to sit outside bug and creature free day and night.

The beds were very comfortable. The bedrooms and bathrooms were a good size and clean .

It worked very well for us (4 adult couples ).

The kitchen was well equipped . The laundry facilities great, and the sports room greatly enjoyed by the men

Its location is very central to many of the Florida tourist destinations and close to all our shopping needs.

I would highly recommend it and give it a solid 10 out of 10 .

Overall we had a wonderful experience and the layout of the house worked great.

Our only negatives were 1) The towels left an excessive amount of lint when drying off after a shower and 2) There were ants in the game room and kitchen when we arrived and they were covered in and around the trash can in the kitchen.

Owner's Response: Thanks Brian for your review. The towels were all replaced with luxury spa quality this year and were pre-laundered before use to help reduce/eliminate any excess lint. You may have been provided with some of our less or previously unused towels. As bugs are prevalent in the hot humid Florida weather we have a contract with pest control company who treat the house once a month and, as detailed in our House Binder, there is a contact name and number for a free call out service should any guests find any evidence of unwelcome pests. As always, the Caretakers are on call for any guests' concerns. We are glad that the layout of the house worked well for you and that you had an enjoyable holiday. Kind regards Gary and Helen

Exceptional place to stay

We thought the property looked fabulous from the website but it was even better in reality. Nice homely touches around the place and spotlessly clean when we arrived. Ideally located for the many attractions Orlando has to offer. Pool area is amazing with the mood lights and Jacuzzi was perfect relaxation after a hard day around the theme parks! Can't fault anything at all. Thank you so much for a wonderful holiday

Beautiful Calabay Parc is a prestigious development of executive homes ideally located close to Disney on Highway 27, only 2.5 miles from Exit 58 on I-4. It is quiet and well-maintained and is situated in a conservation area. The wide streets and variety of architectural styles make this a perfect location for all the family to enjoy a relaxing holiday whilst still being within easy reach of all the major attractions. It is approximately 12 minutes drive to Disney World main gate, 35 minutes to Legoland and 25 minutes to Sea World and Universal Studios, 35 minutes to Orlando International Airport.

The Atlantic coast can be reached in a little over a hour, where you will be able to visit the Kennedy Space Center, Florida’s oldest town of Saint Augustine and the world-famous Daytona Beach. The powder white sands of the beautiful Gulf coast to the west are just over an hour away. There are many excellent golf courses within easy reach – 5-minute drive to the 36-hole championship course at Champions Gate, and easy access to the three signature courses at Reunion Resort. The multi-million dollar retail center at Posner Park is only 3 miles away – providing lots more shopping, dining, cinemas, etc., close to the villa.
