Please note that throwing any unauthorized parties, smoking (including vapor cigarettes) anywhere inside including the Sunroom or outside on the Pool Lanai, or having any unauthorized pets/animals will result in a $500 fee per incident.
ADDITIONAL HOUSE RULES: 1. Very detailed before and after pictures of the property will be taken to ensure both the quality of your stay and upkeep of the property. The guest may be held responsible for the cost of any amenity or part of the house that is broken or damaged during their stay. These items include but are not limited to: furniture, fixtures, Smart TVs or any smart home accessories, sliding glass doors, walls, doors, cracks or damage to the floors/baseboards.
2. The air conditioning is not designed to be in use while the back sliding glass doors are open to the pool. If you would like to open all the sliding glass doors to the pool from the Sunroom, you must first close all the sliding glass doors from the Sunroom to the main house. If the sliding glass doors to both the pool and the main house remain open for more than 5 minutes at a time, the air conditioning will automatically be shut off. Repeated violations of this rule will result in a $250 fine for air conditioning maintenance, as repeated strain on the air conditioning unit will cause failure in the Florida heat.
3. Throwing any unauthorized parties, smoking of any kind (including vapor cigarettes) within the property boundaries anywhere inside including the Sunroom or anywhere outside on the property (Pool Lanai, Front Porch and front walkway, entire Driveway), will result in a $500 fine per incident. Having any unauthorized pets/animals will result in a $500 fine per pet per incident.
4. Please be mindful and turn off all exterior lights (Front Porch, Garage, flood lights) when not in use. Leaving exterior lights on continuously throughout the day and night will result in a $50 fine per day.
5. There is a $160.00 cleaning fee per booking that must be paid to the Host.
6. There is a 9 guest maximum allowable during your stay. Any additional guest not included in your confirmed booking reservation (any guest exceeding the total number of guests confirmed in your original booking) will incur a $60 nightly fee per guest per night.
7. Thermostat limits are as follows: -72F limit low for cooling -67F limit high for heating Please note these limits are very reasonable and well within (actually exceed) the Florida guidelines and designed to accommodate for guests with extreme temperature demands. Should you require limits outside these limits, please contact the Host to accommodate temperatures variances outside these limits for an additional fee.
OTHER DETAILS TO NOTE: • Please gently lift (and not drag) any rolling luggage upon reaching the front porch step. The marble edges on the front porch are fragile and not designed for impact. Any damage caused will be subject to a damage claim. • When locking the front door if you immediately pull and hold the door shut for a few seconds, the automatic lock will immediately engage without multiple attempts. • Should you want colder temperatures for groceries, there is an additional fridge in the Great Room by the fireplace. • Please note ALL amenities included during your stay are as outlined in the listing. Any amenity NOT clearly listed is NOT included as part of your stay and will be your responsibility. • If you would like to make use of the grill, please note that it MUST be rolled outside onto the Pool Lanai for use. Please make sure to gently clean off any residual food from the grates after each use to prevent residual food from baking onto the grates.
