* You will have access to the entire home and yard! The home sits on a large lot and has a professionally landscaped front & back yard area with lots of shade trees making it perfect for yard games and tailgating.

* Enjoy the propane grill on the back patio, stare at the firepit or enjoy the private hot tub on the back patio.

* The inside fireplace is inoperable due to liability reasons. However, if you’d like to burn a fire we welcome you to enjoy the propane or wood burning firepit outside!

* Guests are also allowed access to Bella Vista POA amenities as guests if they request guest passes from us within 3 business days of arrival and after booking is confirmed. Instructions given after booking. These amenities are not free but you are given access to them for a cost per activity as a guest. Costs of activities can be found on the Bella Vista POA website.

* We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our home. Reach out anytime with questions or needs!

* We provide the initial toiletry items for kitchen, bathroom and laundry. Additional supplies will be the guests responsibility.

* All of our TVs are smart TVs and setup for you to stream from your own accounts.

* Quiet community that is very bike friendly and easy walking distance to all of the Metfield Recreational Area & Metfield Golf Clubhouse (golf, tennis, pickleball, swimming pool, basketball, biking, playground, gym, etc).

* We're located directly on the Dogwood Golf Course

* We're just 500 feet off the mountain biking trails with Mulligan being the closest trail head!

* We're also about 2 miles from Lake Brittany Dam

* Please respect our neighbors who live here full time and observe our quiets hours between 10pm-8am, 7 days a week

* We do not allow garage parking as we have it setup for bike storage/tooling, gear drop zone, fishing gear, golf clubs, etc.

* Parking in the driveway for 4 vehicle depending on vehicle size

* The HOA does not allow street parking

* Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.
