A user-friendly kitchen with a tucked-away laundry closet greets you as you enter, the mallard, himself, lives here :) Off the kitchen is a showstopper of a living room, lake views, beautiful and comfortable furniture, and an accent wall where you will find a large SmartTV and an electric fireplace. There is also a 1st-floor Queen bedroom with an ensuite bathroom with tub/shower. This bathroom can also be accessed from the kitchen. Down the stairs to the lower level, there is a spacious 2nd Queen bedroom with an ensuite bathroom (shower only), and a 2nd living room which will serve as a gameroom in 2026. There are more comfy chairs and a couch, as well as another wall-mounted SmartTV, and more lakeviews.

Outside there is a well kept level yard, great for wiffle ball and lawn games, your host provides a set of Cornhole boards/bags. Please do be mindful of the neighbors as the yard area is open between the neighbors and The Mallard House. There is a firepit area with Adirondack chairs and bistro lights, great for s'mores and stargazing. To top it off The Mallard House has a hot tub for your enjoyment just to the left of the front door. Though The Mallard House is not directly on the water, there is a Goodyear Lake Association access point just a short walk from the house.

This beautiful property is a short drive to all the area's local attractions, breweries, baseball, restaurants, dining, museums and other attractions all easily accessible in 30 min or less.
