Additional sleeping: The upstairs sofa has a pull-out queen sleeper; the lower sofa has a pullout full-size sleeper.

The laundry room has a washer/dryer, iron/ironing board, cleaning supplies, and water pressure pump. You can hear this pump whenever water is used.

KITCHEN: Our open plan concept allows you to glance at the mountains while you prepare feasts in our stocked kitchen:

- Living room has a comfortable sofa with queen size sleeper bed, propane fireplace, large Roku TV, comfy recliners, ceiling fan, surrounded by epic views.

Arcade Barrel: located on the main level, experience nostalgia with 60 classic arcade games in an authentic whiskey barrel, (some one player and some two player options)
VINTAGE GAME ROOM:
Head down the stairs and you’ll enter our vintage game room ideal for family bonding with:

• Vintage table and chairs, for table games or snacking
• Vintage style refrigerator, to keep your refreshments
• Roku TV with cozy sofa
• Large floor size Connect Four game
• Table Games of all sorts
House Rules: additional

1. No Smoking.
Outdoor smoking must be at end of driveway, and butts/debris properly disposed of. (evidence of smoking inside or on decks can result in immediate cancellation and/or added cleaning fee)

2. No Pets (only Service animals, which are not pets) We love animals but some guests have allergies so we choose to be a No Pet property.
*you must answer: 1. Is the animal required because of a disability? 2. What work or task has the animal been trained to perform?
*A Service animal cannot be left alone in the property
*Violation of the No Pet policy (bringing an unauthorized pet) is a $400 fee plus the extra cleaning fee charged by our cleaner. It can result in immediate cancellation and guest being instructed to vacate property.

4. No parties or large events.

5. No glitter, confetti, slime, tape on walls...things that are very difficult to clean up.

6. Keep noise to a minimum, respecting neighbors.

7. No additional guests beyond the registered number.

8. Illegal activity or illicit drugs are prohibited.

9. Adult renters must be over the age of 25. Guests under the age of 21 must be accompanied by parents and/or adults over the age of 25, who make up the majority of the party.

10. Late check out is available if it can be accommodated, and must be approved at least 24 hours before. There will be a late checkout fee and the amount will be communicated upon your request and if we are able to accommodate it. (our cleaners must have enough time to get the property ready for the next guest, so we have to check with them before committing to this)

11. Early check in: This is done on a per case basis and may have a fee attached with it. This will be communicated at the time of your request and if we are able to accommodate it. We have to check with our cleaner to see if the property will be ready earlier than our normal check-in time.

12. Repairs and Maintenance:  The Property is rented with the Owner’s furniture and household furnishings. Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. 

13. We reserve the right to deny bookings from local guest, please contact us to discuss this and don't Instant Book.

14. No Commercial use without prior approval.

Indemnity Clause: Renter agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of property or the items of personal property provided therein.  Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of hot tub on the property, and will hold Owner harmless with respect thereto.

If a firearm is left behind we will contact the Sheriffs office to remove it. If you realize you inadvertently left one behind, call us immediately.

*By booking a stay the Guest agrees they have read, accept, and will abide by our House Rules.
