⭐️ HOUSE RULES — THE PINEY LANE HOUSE • Smoking Policy There is no smoking or vaping anywhere on the property — indoors or outdoors. This includes the deck, fire pit area, and all outdoor spaces. A $250 fee per occurrence will be charged to the booking guest, no exceptions. We appreciate your respect for the space and for the guests who follow you. • Pet Policy We love well-behaved dogs and are happy to welcome up to two with prior approval. Dogs must be under 50 lbs, at least one year old, house-trained, and leashed any time they're outside. Please crate your dog when you leave the home unattended, and keep pets off furniture and beds throughout your stay. The pet fee is $125 for one dog and $250 for two. Guests who bring an unauthorized pet will be charged a $300 fee. Guests are responsible for any pet-related damage. No cats, please. • Events & Gatherings This home is designed for the group on the reservation — not an open-door venue. Parties and unregistered guests are not permitted. The main booker must be 21 or older. Maximum occupancy is 14 guests. If you'd like to have a small number of day visitors, please reach out in advance — we're reasonable, we just want to know who's on the property. · Noise & Quiet Hours Quiet hours are 10 PM–7 AM, per Massanutten Resort community rules. Sound carries in the trees, and good neighbors make for a great stay. The fire pit must be fully extinguished by quiet hours. Please keep voices and music at a respectful level after 10 PM — both indoors and out. • Check-In & Check-Out Check-in is at 4 PM via smart lock — your unique access code will be sent before arrival once your rental agreement and security hold are complete. Check-out is at 10 AM. Please make sure the home is tidy, trash is secured indoors, and the door is locked when you leave. A $300 security deposit covers any damages during your stay. • Parking The driveway accommodates 5–7 vehicles. Overflow parking is available at 4007 Peak Drive. Children must be supervised by an adult at all times. The hot tub is available during all hours outside of quiet times — enjoy it. • Sauna Rules The 4-person barrel sauna is one of the most loved features of this home. Hydrate well before and after your session, and listen to your body — we recommend sessions of 15–20 minutes with cool-down breaks in between. Children should be supervised by an adult and kept to shorter sessions. If you have any heart or health conditions, please consult your doctor before use. • Fire Pit Rules The fire pit is ready for you — it's where some of the best memories happen. Never leave a fire unattended, and keep a bucket of water nearby at all times while it's burning. The fire must be fully extinguished before quiet hours (10 PM). When fire restrictions are in effect at Massanutten Resort, the fire pit is off-limits — no exceptions. Please secure all trash indoors after use, as wildlife is active in the area. • Children & Supervision This home is wonderful for families, and we want everyone to have a great time safely. An adult must be present and actively supervising any time children are near the hot tub, sauna, or fire pit. Please remind little ones that the hot tub cover needs to stay on when not in use, and that the sauna is an adults-first space. • Seasonal Safety Massanutten is beautiful in every season — and each one comes with its own considerations. In winter, walkways and the deck can be slippery after snow or hot tub use. In warmer months, wildlife is active around the property — please secure trash indoors at all times and never leave food outside. Resort amenities including skiing, tubing, and the waterpark require separate reservations and fees managed directly by the resort; availability goes fast on holidays and weekends, so book ahead. • Laundry A washer and dryer are available for your use in-unit. Please flush toilet paper only — nothing else down the drains. • Pool Access MPOA community pool access is included with your stay. Entrance fees apply: $8 per person on weekdays, $10 per person on weekends and holidays. Lost or damaged pool access passes will incur a $200 replacement fee.
