The Royal Palms Condominium Complex is located on a quieter part of the beach, next to the Gulf State Park and fishing pier, yet close enough to all of the amenities that everyone in the family will enjoy, from the youngest to the oldest - NO pets allowed. It is a well managed/maintained, secure, beautiful beach-front complex with 2 pools - 1 indoor (heated in winter) and 1 outdoor - a hot tub, dry sauna, steam room and fitness center. It also has a conveniently located beach-front outdoor shower to rinse the salt and sand off before returning to your 3rd floor unit. Parking spaces - both covered and open-air are more than adequate. Please note: there is a vehicle registration fee and boat/trailer/RVs cannot park at this complex.
Royal Palms Condo Complex is located less than one mile East of the intersection of Hwy 59 and East Beach Blvd making it an ideal location for Hangout Music Fest in May and Shrimp Fest in October. Just park your car once and walk to the festivals, thereby avoiding traffic/parking nightmares during these 2 popular events.
Unit Features: This 1 bedroom, 2 full bath condo is located on the 3rd floor of a 14-floor building - there are 2 elevators. The unit is directly gulf-front with a private, covered balcony with a lounger and table/chairs for outdoor dining. The living room has a queen-size sofa and recliner. You will enjoy watching a DVD or your favorite cable show on the flat panel TV. The dining area has a table/chairs and 3 bar stools to enjoy meals together or play your favorite games. The master bedroom has a king bed with a pillow-top mattress, 2 side tables, lamps, ceiling fan and flat-screen TV with cable. The second sleeping area is in the hallway which has built-in bunk beds made for those under 5½ ft tall (child or small adult) - the kids just love this cozy crew quarters.
KITCHEN: In this unit, you will find a newly-remodeled, fully-equipped kitchen sure to fulfill all of your cooking needs. There’s a full-size refrigerator with ice maker, electric stove, microwave and dishwasher. You'll also find dishes, glassware, utensils, pots/pans, bakeware, storage containers, drip-style coffee pot, toaster and, most important of all, a blender to make your stay in Paradise a little more relaxed!
Upon arrival, you will find 1 roll of toilet paper per bathroom, 1 roll of paper towels, 1 laundry packet, 1 dishwasher tab, dishwashing liquid and 1 garbage bag to get you started. Bath linens, bed linens, pillows and blankets are provided and a stack washer/dryer is conveniently located in the unit for your use. You only need to bring your beach towels/chairs/umbrella. There is a rental service that sets up umbrellas and lounge chairs in front of complex during peak season.
RENTAL INFORMATION: Until confirmed, rates/fees are subject to change without notice. An initial 50% payment is due upon booking to secure your requested dates. Final 50% payment is due 60 days prior to check-in. Cleaning Fee = $135.00 Lodging Tax = 16% Damage Deposit (up to $200.00) - will only be charged within 14 days after departure to cover any damages which occurred during stay, re-keying of door locks due to missing keys or late departure after 10 AM. Can’t say enough about the great location. Being right next to the state park provided us with extra room and no overcrowding on the beach. We saw dolphins each day. The condo is in great shape and parking was easy.
Property was clean, a bit dated. The condo was smaller but it was perfect for our trip. Beach was not crowded which was nice. Owners were nice and very easy to communicate with.
Condo was great. Very clean and spacious. I wish there would have been more beach stuff but we rented a chair on the beach so it all worked out. View was amazing. Owner even checked in to see how things were going! We would definitely stay here again.

Fun by the sea
Good spot for family with kids. Older adults may have problems with parking as all the better walking spots are saved for owners.
Condo was located just far enough from the crowds that there was plenty of beach space but close enough to everything you want to do. Just a great location.
Our stay was wonderful. Unit was exceptionally clean. Would recommend taking extra dishtowels if you are a heavy kitchen user. Dawn dishsoap would be nice too! Would definitely go again!
We would recommend the property and hope to stay again. The only problem was the TV in the den/kitchen area. Touch the wrong button an loose connection
The beach was great, the condo is at the end of the strip so it’s much quieter than further west. Condo unit itself was kinda grimy, I changed the air filter on the HVAC because it looked awful, the grout needs a really good scrub too. But we were there for beach time and a balcony to sit on, so that part was nice. For the price it was good.
Our stay at Royal Palms was absolutely phenomenal. The condo is the last one before the state park, making it less crowded, there is a new condo being built to the west so there was some construction noise during the day at the beach, however it wasn’t terrible and provided extra entertainment for our son! The condo was very well kept, very soft bed, and comfy couch. Debbie was easy to get ahold of, we had no issues but wanted to make her aware of some chipped paint we saw upon arrival. We will absolutely be back next year! All of the condo guests were polite, excellent family atmosphere.

Was really dirty...Was sand in bed.. Dishwasher had dirty dishes in it...Tables hadn't been wiped down in awhile...Really needs to be updated..Elevator smells like rotten fish...Wouldn't stay again

There were 2 telephone conversations and several texts between the Owner of this condo and the renter regarding a water leak from the bottom of the fridge. An appliance repair technician was quickly dispatched and the problem was identified (a loose tubing connection) and corrected. During none of this correspondence or his 5-night stay did the renter ever speak of any other issues with the condo. As everyone knows, a problem can only be addressed and remedied if it is first identified and communicated. The goal in the vacation rental business - for both Owner and guest - is an enjoyable and memorable (in a good way) stay. Both have to be participants in the process to accomplish that mutual goal. That did not happen in this situation.
We were pretty desperate looking to book a condo for a music festival and paid way higher prices than we would have normally but we expected that. What we didn't expect was a condo that stated it sleeps 4 didn't mean 4 adults. the wall bunks were not long enough for one of the adults in our party who was meant to sleep there (she is 5'8"). So no big deal, there is a sofa bed right. The mattress on the sofa bed was dirty but there are sheets for that. The sofa bed was super uncomfortable.all the sheets were old so it made them rough as well. Otherwise, the condo was right on the beach and the amenities were good.

Included in the published description of this unit are these specific statements - "The master bedroom has a king bed with a pillow-top mattress. The second sleeping area in the hallway has built-in bunk beds made for those under 5½ ft tall (child or small adult) - the kids just love this cozy crew quarters." And "Occupancy for 4 people - best for 2 adults / 2 children." In addition, although there is a "sleeper sofa" in the condo, no where is it included as a 3rd sleeping option in the unit's description of sleeping arrangements.
This guest submitted a booking request, and received a confirmation, for occupancy for 2 adults, NOT 4 ????
Recommendation: potential guests should read ALL published info on a specific unit and if there are any questions/concerns contact the Owner/Property Manager BEFORE booking it.
We enjoyed Royal Palms. It’s a very short walk to the beach. There’s an indoor pool and hot tub as well as an outdoor pool. The view was perfect, especially sunset because no other condos are blocking.
We thoroughly enjoyed our stay. It was perfect location for a few night getaway. Steps away from the beach,very clean, and close to everything we wanted to do. Any questions and concerns were answered very quickly. We would definitely stay here again.

Our two kids grew up spending every summer at the beach and we can now do the same with our 5 grand kids. This unit has offered our family countless years of pleasure and we are happy to share it so that you can make your own lasting memories.
Why they chose this property
We really love the family-friendly atmosphere of the Royal Palms complex. It offers so many amenities - beachside shower, 2 pools, a sauna, a steam room and a fitness center. It is right next to the State Park so there is lots of room to spread out on the beach. The new fishing pier is just a short stroll to the East. There is a beach chair/umbrella rental service directly in front of complex.
What makes this property unique
We are on a lower floor so you can take the stairs if you don't want to wait for 1 of the 2 elevators. Parking is plentiful. The unit is directly gulf-front with beautiful views. So don't hesitate to book early - our dates fill up quickly!
